ADDING ADDITIONAL INFO #1 (Feb 8, 2021): So wanted to add another issue with Foster Premiere. Since we moved in our condo unit in June 2019, we noticed the toilet bowl would drain when we hear the neighbor flush. Didn't really care much and we thought that was how the building was piped. Recently we changed our toilet for a taller one since my husband needed it. After this, our neighbor started to experience the same issue we did and reached out to the HOA. Plumbers came back to check but we didn't know so we were on our way to do groceries before the snow started. The manager never emailed or confirmed with us in any way that we needed to be home. Anyways, the plumber believes the issue is because both our toilets is using more water. The way the building is piped, more water is causing it to siphon water from each other. Now the HOA is wanting both of us to pay for new toilets and they plan to bill us back if the plumber installs it. We paid over $200 for the new toilet and now wants us to pay to replace it with a cheaper one we don't even want. Nowhere were we told we had to buy a specific toilet. It's frustrating that we have to deal with this. Will update as things go on. ORIGINAL REVIEW: My first home ever is a condo managed by Foster Premiere. I've been living here for about 2 years now and I can say that Foster Premiere has given me a bad view of HOAs. There are a few red flags that popped up over time but didn't really dive too much into it. As time went on, we noticed a lot of the manager's emails were a little condescending. The way she wrote emails for all the home owners sounded like she wasn't talking to adults. I gave her the benefit of the doubt as I figured working many years in an industry like this can make someone a little jaded. What got me was a recent issue about plumbing. I guess the old owner installed the shower poorly and the drain was slowly leaking to our neighbor below. The neighbor said he wanted to reach out HOA about it but we didn't hear back about what was going on about that. A few weeks later, we got an email asking about issues with toilets and that HOA hired a plumber to check our toilets. We mentioned the leak but let them know that we'd be home for a plumber to check our toilets. When the plumber came, he told us that they're also going to check the leak in addition to the toilets. We had no prior knowledge on this. So the plumber resealed the drain and we were good. The toilet issue was beyond what they could do at the time. Around 5PM on December 28, 2020, the manager emailed us saying HOA will be billing us back for the plumber's work. There was no due date and the invoice was actually from the plumbing company that broke down the cost. We had a few questions about the cost and other details on the email, but knowing it was the holidays, she didn't respond until January 6, 2021, which is whatever. Some of these questions included asking why HOA wanted us to replace the offset adapter when the plumber they hired said it would require breaking through concrete walls and the seal would have been enough. We also wanted to know why we couldn't hire our own plumber to fix something INSIDE our own condo. On January 12, 2021, I sent out the check for the plumbing work after some back and forth emails. A few days later I got a bill in the mail. It was a confusing bill; the billing date was January 8, 2021 but the due date was December 31, 2020. It made no sense but I had been in correspondence with the manager and I had already mailed out the check, so I ignored it. A few days later, I checked my HOA online account and saw that we had $50 late fee. I emailed the manager asking about why we had this fee. We didn't hear back for a bit but after calling and leaving a voicemail I finally got in touch. She said that the reason for it was because our HOA fee for the month of November came in late. Based on my online account, that check was processed on December 4 which makes sense because it was sent before Thanksgiving so it might have taken awhile to get to them. Regardless, the rules and regulations state a late fee will be issued if they received and processed the fee after the 15th of the month. She waived the fee and I didn't want to argue about it so I let it go to not cause any more tension. Even though she waived the fee, her reasoning of why the fee was there was a blatant lie and scummy. I attached a scanned and of course redacted version of that bill to show everyone here that they had the audacity to send a bill with a billing date AFTER the due date. If I hadn't reached out to them, there is no doubt in my mind they would have sent lawyers after me for that based on everyone's reviews here.

My fist apartment I rented here was back in 2007 The.Property Manager, Kristen and her team make you feel like family and make sure everything is perfect for you. Kristen has been the apartment manager here since my first apartment and it's now 2026. I've had to move away several times due to my job, but I always come back to The Wheatlands. The reason is because of Kristen and her staff. When I moved in 2022, out of state for my job,, I cried, as I felt like I was leaving my family. Then two years later I got to move back to Illinois and of course I picked the Wheatland Apartments again. I was.so excited to be moving back, as there is no better place to live or a friendlier community. Kristen and her team are like dear friends that I have grown to know over the years. They are kind, good hearted people, who will go out of their way to make sure you're happy and your apartment is in tiptop shape. Anytime I've had a problem it is immediately fixed. The maintenance staff is extremely talented as well, and very polite and accommodating. I can't say enough good things about The Wheatlands and Kristen and her team. A big shout out to Brenda, Kristen, Myria, and McKenzie who are wonderful, as is the whole team. Brenda, I have to say a huge thank you to you for helping me and being so patient with me as I get ready to move into my new apartment here at The Wheatlands. This is a horrendous business and never, ever support it. My mom was a tenant here for over 20…read moreyears and the building manager made false promises and completely dishonored the relationship that was built over that time period. My mother is a self-employed immigrant woman who speaks English as a second language and like many in her situation, could not afford a lawyer - she believes trust and relationships are fundamental to any business interaction, and Spoerlein Commons and its parent company Whitestone REIT absolutely does not - both have demonstrated indisputably they are not advocates for small business owners and behave as corporations a small business owner would never want to partner with. A year after my mom's lease ended, I presume because they have no more business, they went after my mother with a lawsuit for a situation that was settled verbally with the building manager almost 5 years ago for an obscene amount that the building manager never gave any indication would happen. As a soon-graduate of a top 5 MBA program, I intend to be a force in the corporate world that punishes this type of behavior. I will ensure, with the tools for honest reviews we have such as Yelp, to make as public as possible the distasteful business practices of both Spoerlein Commons and more importantly, Whitestone REIT. Rachel has worked for Vista Del Lago for many years. Our relationship began when Rosen Management was our management company, and Rachel has guided us through the successful transition with RowCal. As the Vista Del Lago secretary and current interim Treasurer, I have had the privilege of working closely with Rachel for several years and can certify her immeasurable worth as an exemplary community manager. This management team is terrible. They took over our complex a few months ago and have taken us…read moreright into the gutter. Zero communication, even after multiple follow ups. The new property manager Kathryn Coconato had our 1st meeting on Zoom, rather than in person meetings as Villa Mgt used to do. She was hostile, angry, and offered excuses for the RowCal care team lack of response. This company is the absolute worst.
