I have met the Forth Group in the Fall of 2010 when, as an owner in our Condo Association, I was part of a committee that interviewed a few companies for managing our property, a 25 units new construction building in Jefferson Park. From the first meeting we were very impressed with the professionalism of the Forth Group and its owner Mr. Scott Seger. He immediately proposed solutions to our issues and offered valuable advice for our Association, which, although controlled by the owners, was not yet functioning properly. In addition, at this first meeting we also met our Community Manager who visited our site and interacted with owners. Since January 2011 Forth Group became the manager our property. As Board President I am interacting with our Community Manager Mr. Mark Johnson on weekly basis and I know I speak for many owners in our community when I say we could not have made a better choice. Forth Group offers excellent services and they are always on top of things. Mr. Seger and Mr. Johnson are very knowledgeable and have ideas and solutions that helped our Association function properly, in-line with Illinois Condo Act and all other legal requirements. Forth group helped our association become financial solid while keeping a sense of community and making our home a better place to live in. We especially appreciate the web based interactions and account set-up where we can pay assessments online, post discussion topics, report any issues in the building. In addition, the financial reports which are instantly available to Board members (and to all owners on demand) are completely transparent and we have complete control and information on even the most recent transactions. Forth group has excellent connections and relations with different high quality vendors and because of this we obtained better prices on many services (cleaning, building insurance - we saved over $2000/year by using a company recommended by Forth Group, etc.). Moreover, I feel that we have very good communications and we never feel pressured when it comes to picking vendors for different services. All members of the community are encouraged to find bids. Over the past six months together with Forth Group and our Community Manager we worked together on solving many problems, a few listed below: - Creating a set of Rules and Regulation for our Association in accordance with IL Condo Act - Maintaining the financial situation and starting a saving program (reserves account) that make our property more marketable (FHA approved) - Holding proper Board meeting and recording any decisions as required by the law - Retaining a lawyer for our association needs - this helped us recover some of the money that was due to the Association - Monitoring delinquent accounts and instituting a late fee policy as well as interacting with lawyer to move forward with any collections. - Retaining cleaning services (we are very happy with InterCity services) and landscaping. - Doing the proper maintenance work on building - Instituting a recycling program that not only recycles glass, plastic and paper but helps us save money on our trash bill - Retaining locked-in lower rates for gas and electricity - Addressing emergency situations (roof leaks on the worst winter day in Chicago - 'the blizzard of 2011' - Improving the security of the building - Working to find the best contractor to fix one of our damaged boilers - Keeping our property beautiful and our owners happy. I would like to add that every interaction we had with Forth Group and the vendors recommended by them is very professional. Our Community Manager is extremely prompt in responding and addressing any issues and he visits often our property to make sure things run smoothly. Complaint Against Terry Jones - Property Mismanagement at 5030 N Marine Drive, Chicago To Whom It May Concern, I am writing to formally lodge a complaint against Terry Jones, the property manager for the building located at 5030 N Marine Drive, Chicago, managed by Forth Group. Despite holding a management license, Mr. Jones has failed to adhere to professional and ethical standards, resulting in mismanagement and undue hardship for residents, including myself. Specifically, I bring to your attention the following violations and concerns: 1. Unjustified Fines & Suppression of Resident Communication * Mr. Jones imposed an arbitrary fine of $100 on me simply because my phone number appeared on a flyer inviting residents to join a WhatsApp group for community communication. This action infringes upon my right to free expression and open communication with fellow tenants. 2. Unreasonable Fees for Community Room Access * I was required to pay an excessive and unjustified fee of $200 in rental fees and a $250 deposit merely to use the community room for a standard resident meeting, despite there being no special occasion. This is an abuse of authority and contradicts the fair use of common spaces by residents who contribute to the upkeep of the building. 3. Multiple Investigations & Legal Actions Against Management * Due to Mr. Jones' mismanagement, as I am aware, there are currently three (3) HUD investigations ongoing and multiple lawsuits filed by residents. This reflects a pattern of systemic negligence and mismanagement that your company has failed to address. 4. Failure to Address Complaints * I have attempted to communicate my concerns to Forth Group multiple times via phone and email. However, my grievances have been ignored, leaving me no choice but to escalate my complaint to external regulatory agencies. Forth Group isn't perfect, but having worked with Kim as a member of my Association's Board I can attest the following about her and the organization: -They know the rules; Kim frequently has helpful information about the condo law landscape I wouldn't have thought to consider -They work with you until the job is done; In those instances where someone tells me there was an unacceptable delay, it's typically a) the Board's call and Forth is getting blamed or b) a legitimately crazy situation that Kim and Barb are totally working on -The core stuff is always done on time; A lot of people don't appreciate the sheer volume of things they do behind the scenes, like ensuring our budget goes out to owners in a timely manner and is subsequently approved. Also, my perspective has changed quite a bit since we've completed a critical capital improvement project. They have areas for growth as it relates to clarity of communication owners and tenants, but increasingly I think this is related to Buildium (the owner portal, if you have access) being weird. For example, I was looking for a document using the search tool, asked Kim why it wasn't there, she confirmed it was (responded immediately), and told me how to find it. Last October, I moved to a new building in Chicago currently managed by Forth Group. As with any large residence with a number of occupants, issues arise, residents complain and, in our case, Forth Group carries our burdens. Our building manager, Michael, has been a gem when it comes to resolving these issues. He is quick to respond, efficiently identify our problem, communicate, and keep us informed about whatever process will take place. As far as responsiveness, the most common approach is avoiding potential problems at all. Any professional would agree, a proactive approach exceeds any attempt, no matter how great, to resolve an issue. Michael demonstrates a keen insight on potential displeasures, communicates, and gives opportunity for additional communication from residents. The words I use do not even bring justice to how well Michael, as well as Forth Group, maintains our building and keeps peace among the residents. Management predicts, reacts, communicates, evaluates, identifies, and overall does what it can to keep residents happy and comfortable. read more

Among all the management companies we had here at our Co-Op, this is by far the worst. They are actively threatening shareholders in our co-op with fines for things they have no proof for, all on behalf of the board president who is illegally funneling cash from our accounts. The manager Terry locks themselves in the office and does not come out since no one wants this company to service our community. Terry does no actual work other than send out letters harassing our community, especially the older folks who have language barriers. They already violated their contract in several ways, including charging us more than double the agreed price. A class action lawsuit has just been filed on behalf of the 300 units in our co-op. When members of the co-op reach out to the owners they either don't answer or threaten you with litigation or fees. This does not seem like a real management company. Based on their recent dealings at my Co-Op, including coming in and giving themselves raises beyond what was contractually agreed upon, they are also working with members of our cooperative to pay certain board members by cooking our books. When asking to see our financial records, I was given the run-around saying that it needs board approval and that they will only be available during the meeting. No such thing is stipulated in our rules, yet Mr. Terry Jones is working with Board members to hide money in secret accounts. This management company operates like it's a front for some sort of criminal enterprise. I do not trust my sensitive information with them and fear my identify will be stolen! read more

We have been with Forth Group for about 5 years. Our other management company couldn't care less whether we had a leaking roof or if assessments were paid on time. Since they have taken over Kim Campbell and Robert Whitmore have not only been responsive to our needs, but have decreased the number of delinquent accounts, helped us build up our reserves and have taken care of our property as if it were their own. They have been extremely responsive to homeowners and have gone out of their way on several occasions to help us out (even on a weekends) to make sure our issues were dealt with swiftly. If there is an emergency, Robert is right there to help! I would highly recommend them to anyone who is looking for a new management company. read more

Our condo has been managed by the Forth Group for at least 7 years, and I have not had anything but positive experiences when dealing with them. Kim Campbell and Robert Whitmore (the managers assigned to our condo) are very responsive when it comes to requests for maintenance, information, questions about the website, etc.. No matter whether it is a phone call or email, the response is prompt and efficient, which is appreciated given the unresponsiveness of our previous management company. At this point, the review is not 5 stars because I have not yet had a chance to work with the company from the respective of a board member so I don't think I've had full exposure. read more

This is for Jack Beebe who in a snap of a finger will show up on my doorstep because this unit owner who has been very aggressive and resentful towards us ever since we moved in 4 yrs ago complained to him that I confronted him in the hallway. Never mind that this neighbor threw a bottle of beer at us, never mind that he plays loud music at night, never mind that he throws cigarette butts on our deck, never mind that he kick our door at midnight!! Forth Group has been our management company for over five years and I can't say enough on how well they have managed our property. We have gone through some major property overhauls such as new roofs on 5 buildings and garages, drainage issues, Dryvit repairs, etc, and our manager, Kim Campbell, has always been there with constant updates to owners on all projects, returning calls and emails in a timely fashion, and making us all feel at ease with the constant construction going on for over two years. Our property manager is universally liked by everyone in our building because he is honest, courteous and efficient. If you live in a community managed by forth group please be aware that they will allow and give permission to anyone claiming to be the owner of your property to drill holes through your locks and change them with out verifying who they are. Property manager KIMBERLY CAMPBELL does NOT know how to be a manager at all, she gives you attitude all the time, she is always rude when you talk to her EVERYTIME, she doesn't even let you finish she would hangup the phone, never make any changes for the building and the building is a mess.
