The Forth Group USED to be great. The management company in general worked really well for the home owner's association we belonged to. The real issue here is the property manager - Mike Liposcak; to be more specific. Ignore the great review about him on Yelp. The most recent incident by fellow yelper, Jan K. is very much the experience we are facing. I would not be surprised if Mike is their property manager as well. You can email 3-5 times and NOT get a response. You will finally get a brief email back after you call him out on his ridiculous effort to respond and he will be as condescending as he can. He is not shy to indicate that the association dues are lower than what most people pay, therefore you shouldn't expect a better service. Totally untrue: The association costs are low because the residents do most of the work and figuring things out. Mike never responds even to the Board Members of the association. Also, he doesn't care to help provide vendors/repairmen that provide the best quotes on work that needs to be done on your property. He works with a few contractors and will selectively tune out ALL requests to get lower bids on projects. He plays dumb and turns a deaf ear on all these problems. Eventually, nothing gets done and when there are no further bids (that go through him) he will persuade the Board of the HOA to settle for his selected bids. I've personally spoken to many other residents around our complex that deal with the Forth Group, and all have complained about Mike. I regularly speak to about 6 families and 4 out of 6 have had bad experiences with him. He ignores requests and the most he will do is highlight the by-laws and tell you to read between the lines. He knows nothing about the properties he manages. He has told many owners incorrect information about what the HOA by-laws should cover and they have unfortunately paid for certain repairs on their own without knowing better. He is utterly and completely USELESS. The part that no one understands is why we continue to PAY this fool to manage our property. Hold on to your seat, Mike Liposcak. After living in a building for 21 years, I gave away my furniture and had boxes to move. I did not reserve the elevator as I wasn't "blocking" anyone from using it, yet still charged a fee. The state of the world and employment right now is hardly a time to nickle-and-dime someone over a moving fee, yet the Forth Group just had to. Good job! read more

They even threatened to fine people who use stolen grocery carts located in the parking garage and do not put them back. Maybe they should be concerned on returning all these stolen shopping carts back to their rightful owners. Property management is tough, particularly for small- and mid-sized older condo properties working with limited budgets. He is responsive, professional, and makes efforts to problem solve and get things done. I have to agree with everyone here that Jack Beebe (who has been our main point of contact) has been absolutely terrible. It takes him weeks to respond to emails, if at all. He is very selective about what issue he would address, we have emails sent out to him that were never responded to. He keeps promising that he will send out a survey "next week" for the past 4 months. He has no interest in following Illinois laws when it comes to recycling. It has been extremely frustrating having to deal with him. I don't know what he does with his days but it certainly isn't what he is paid to do. read more

I never knew how good Forth Group was until we moved to another association not run by Forth Group. We still own our condo that has an Condo Association run by Forth Group, but we recently moved, making our primary residence somewhere else. Our manager Steve Salinas goes above and beyond for his associations. Steve Salinas and Forth Group are extremely responsive, on top of problems in a timely manner, efficient, and are very communicative. As a board member, Dteve is very mindful about costs, and also works with us to keep costs down for the association. I took them for granted when I lived in my condo, but now that I see how subpar other management companies are, I highly appreciate them. They send out winterization tips, are always available for a text or phone call, and have always been pleasant and professional. Reminder to all the bad reviews. They are managing your property. They don't own it. The board ultimately controls the money and has to approve jobs, contracts, payments, etc. That's how our board is run. My review is my true experience. I rent a condo from an elderly lady who lives in Italy (several time zones from where I live). Forth groups policy on any updates to the building is to email the owners and have them forward it on. In my case, it's understandably difficult to get these emails on time or at all. I called to ask if they could add me to the email list because my water got shut off at an inopportune time and I had no idea. Jennifer Taylor gets very curt and tells me No, that's not their policy. I try to explain about my 90+ year old landlady who lives half a world away and Jennifer starts to yell "THATS NOT HOW WE DO THINGS, IT WOULD INVOLVE A WHOLE SECOND STE-" before realizing what she was saying, stopping herself, saying no and cutting me off. If you want building management who would rather yell at you than add you to a listserv, this is the company. read more

I do not know how much he is paid to "manage" the building, but whatever he is paid is too much. I emailed him about property damage that my unit sustained as a result of water coming from someone else's unit. After we went back and forth by email, he called and proceeded to talk over me the entire call. After I told him that he is ignorant, unprofessional, and rude, he told me that I was "unprofessional as an owner." Huh? That tells you everything you need to know. Stay away. read more

Kimberly Campbell (Kim) and her assistant Barbara Jackson (Barb) are some of the most unprofessional property managers in the city of Chicago.They are so lazy always pushing the homeowners to do things instead of themselves. However they always have plenty of time for building drama: when the board has a conflict with an owner they are so involved, when calling a homeowner who was rumored to have COVID-19 which Kim called and bluntly asked they live for drama. As a property management company, they are paid to MANAGE...the good and the bad that comes with the property. One of the worst. The Park Waters condo community is not properly maintained by Forth Group. When we had the former property management team (we had maintenance on schedule, weekly cleaning, grounds were kept (grass, snow removal, crew on site for utility issues, etc.). Now, they have all types of people renting units (they can't be screened as told to original owners - we don't even have listing for owners). They have allowed squatters in units. There is no regular cleaning and maintenance of the grounds. The grounds look a mess and we are often the last to get snow removal done. They aren't holding the owners accountable for damage done to units for others by the individuals renting. There isn't a listing for emergency services (ex. Plumbing, Electrical, etc.). The person who is over this complex (Ms Jackson) has a bad attitude. I hope they do not treat all if the units they are over this way. read more

Recently the property management in our building transitioned to Forth Group. Since then the quality of service and responsiveness I've come to expect when there is a problem has significantly decreased. The office manager, Lah'ylah Reed, rarely if ever returns calls, and the "after hours emergency line" is a joke. It is merely an answering service that can only take messages (which Ms. Reed does not respond to). The most alarming concern is that the security of the building is clearly not a priority for Forth Group. Both the front door and the door leading to the parking lot randomly unlock - this happens A LOT. I have often walked in from the parking lot and found that the door had already unlocked itself, and that the front door had also unlocked and someone just walked in off the street to warm up or something. It's not uncommon to see someone standing next to a door to this building just waiting for the lock to click off so they can walk in to visit someone (why waste time ringing the doorbell?). Forth Group to my knowledge has done nothing to repair this. Additionally, on more than one occasion I have had to pay to park on the street overnight because the parking spot which I pay for has been occupied and Forth Group refuses to provide towing company information to tenants; policy being that one must contact Forth Group, who will contact the towing company on your behalf. I have no problem with that, however I also requested information on the procedure for towing requests after hours and never received a call back. So when I get home at 5pm, for example, the office is closed and I have no way of claiming the parking spot I pay good money for, since the answering service can only take a message that I know will not be returned. Beyond these issues, the building and property upkeep have also suffered under Forth Group. The parking lot sometimes looks like a dumpster has been overturned in it with trash and debris strewn throughout for days at a time, and even small issues like a burned out light bulb in the elevators or hallways can take over a week to be replaced. The previous management company frequently had a property maintenance person on-site checking on things, now I'm lucky if I see him once a week. I suspect that Forth Group's rates are low because they are consistent with their quality of service. Their lack of responsiveness and inability to maintain a property securely and in good condition get them one star. read more

These guys are incredibly unresponsive. I moved into 33 w. huron, a property they managed, and it took me 3 emails and four phone calls- all never returned, to get my moving deposit back. My bike was stolen on the property, and I contacted them several times to see if they had a surveillance tape they could review - again no response. Then I sent a message to the company president to let him know how unresponsive his team was - no response. The apples don' t fall far from the tree!!! When I talked with my neighbors about this, they all said that is typical. Thankfully, I moved from there, and am now in a building with wonderful property management, who actually do what they get paid to do; all with smiles on their faces! I concur with Oscars comments. Oscar, you are correct Mike L. is the property manager there. All the residents I talked to said "Mike never calls anyone back, get used to it.". I have been in the Rogers St apartments for almost a year. since I moved in I have called or emailed Scott (owner/Manager) a few times for help with various things. He has always been very responsive, helpful, and proactive in making sure my stay is comfortable. The building is new and very nicely appointed. Scott makes sure the property always looks nice, both inside and out. I like very much the online manuals we can get for the appliances. I cannot speak for anyone else, but I am thrilled that I chose to live in a building that Scott oversees. I highly recommend this company. read more

In my condo association we have had 3 different management companies over the last 13 years. Forth group, our current management company, has been on board for about 5 years and has been the best by far. Management companies are the sort of businesses that you hardly see getting compliments. I am guilty of this myself as I usually only contact them when I need something. However Forth Group really stands out in my mind and I felt it was time to let them know. Our community manager, Steve Salinas, specifically deserves a positive rating. Whenever I have a concern he always contacts me within 24 hours. Several times I have E-mailed him at 6AM when I get to work and by 6:10AM he responds. He also frequently comes to the building at a moment's notice when needed. The polar vortex rained all it fury down on our condo building. We lost our water on the coldest in decades. Jonathan and Julian, our building management team from Forth Group, were all over it, trying to solve the problems with plumbers, city water department officials, and anyone else who had a good idea. It took two days to fix everything, but thanks to their constant and timely communication everyone knew what to expect and could take steps to "live" through this disruption in our lives. Property management inevitably take the hit when things go wrong but rarely get any credit when things are well. We're in a building managed by Forth Group since May and have had a pleasant experience. Jack Beebee is very responsive and quick to recover when things don't go well. We've had multiple interactions and I've been very pleased with the resolution and the speed of the resolution. He is a good communicator, keeping everyone updated as needed. I imagine he has to have pretty thick skin to deal with everyone calling him after both elevators broke and walking up 20 flights of stairs. Our building is managed by Kim Campbell & Robert Whitmore of the Forth Group. They have been our management company for six years now and have steered us through some very serious issues. Our building was an old warehouse that was converted to condos. It didn't take long before some critical issues hit. Within the last five years major work had to be done...along with the everyday upkeep of the building. Thankfully, we are still here, and the majority of these issues have been straightened out, thanks to the guidance from Kim. She lined up and helped interview the contractors that were needed. She made sure we didn't over extend ourselves financially and then was our project manager on these very major issues. All in all, Kim & Robert from the Forth Group have really always been there for us. I'm very glad we have them. read more

During this past extreme cold the water in our building stopped flowing! No one in our condo building had water. You can only imagine how awful this was. Julian, from Forth Group, was on it immediately. He contacted the city and plumbers. We had to wait to get the city water management assessment and then call our own plumbers. Julian made sure all the tenants knew what progress was being made by the city and plumbers as soon as possible. I didn't have to call to find out what was happening with our water. We have our water back and Julian was with us until completion. I highly recommend Forth Group. read more

This is to report the incident that solely directs to Mr. Steve Salinas as the community manager. The way he handled my phone call request on first account was terse without any expected follow up in my mind, and my follow up reminder on email (explicitly mentioned by him) and then phone call was addressed unprofessionally. Also, my suggestion on the community discussion board for possible improvements, without abusive or foul language, was misinterpreted by him as "criticizing the association management", followed by a strong opinion that explicitly encourage to remove me from the discussion board that he can access to. Indeed, after my first contact with him with the location of my community location, he merely recollected what he promised and blamed me for "didn't properly place your address and unit number in your subject line" in my email, thus "it was very hard finding your email". Replying my email after my second call did not take him as long as I waited during a 48 hours' wait. In the end, I'm very satisfied that Forth group's owner provided helpful feedback and it is worth a 5-star rate. But my rating about the choice of the community manager (the third one along the way, and similar experience as mine from other home owners) remains unchanged. read more

I've been fortunate enough to have worked with Forth Group with our condo's executive board. They help provide us with a level of service that meets or exceeds our expectations time and again. More specifically, Jonathan is a great resource for our community. He is able to manage and provide us with services that our last management service was either going to charge us extra money for, or not even provide. They're attentive to resident's needs and quick to respond, even in cases of emergencies.
