They actually lied about someone coming out of my building with bags of debris and they said they asked who's unit they came out of and they gave my name. They're asking me to prove something that didn't happen. But that refused to send me anything from the bylaws that would show I needed permission to have something removed if I wanted to. I need remediation done for to the HOA not taking responsibility for their pipe. I've been living with toxic mold for months. The coming for bids until next month, they've been told again. Their lying for the HOA president who has been harassing me, a senior who is disabled. I may have to get a lawyer to write a letter telling them to get their lawyer to write a letter to whatever company they say it was to get the information from the company with proof that I paid them!!!! Let that prove that I did anything, because I tried my best to tell them that I did nothing I took a picture of my kitchen that day or recently to show them that my kitchen is still intact with mold and all and the company that's getting the grant for me tell them work is not started yet and we haven't done anything, but fourth groups employee that lied now makes it so I have to go in front of the HOA the woman who's out to get me and her family that's on the board as well it's her and her family her ex-husband her son her and I think her brother. How do you like this toxic environment huh and of course a property management company who's willing to lie for them or her. This review is for the service on last year for repairing my rent house on Kilbourn Court. I was kind busy for repairing at that time. I still always want to say thanks to the property manager Daniel Pessah. I was worried that the main water valve wouldn't shut off because it was rusted. Mr. Daniel Pessah is a very responsible manager, and he told me to have someone with a plumber license to replace it. As we would shout off the water supply to the entire building, manager Mr. Pessah notified all the residents of this building two day in advance of the repairing. He also personally came to the building to inspect and ensured the safety of water supply for all residents. Mr. Daniel Pessah is very nice and responsible manager. I am very grateful for his help. read more

The level of incompetence from this company would require an entire book to fully discuss. But bear with me if you're interested in why you should never hire them. In the year that they operated our property (I dare not call it "managed"), they got us into enormous debt and charged us beyond what the contract stipulated. They continue to expose residents' sensitive information, even after numerous complaints with respect to having bank and identity information compromised. Complaining to senior members of the company will get you nowhere. They just say if you don't like it sue us. Not to mention they exposed the property to unnecessary lawsuits due to perhaps lack of experience and/or competence. Our property also filed numerous discrimination complaints with Fair Housing, which has never happened before their arrival. Out of fear of retaliation I'm posting under an alias. Do not hire! There is no indication that this company does any actual work. Both the manager and an additional employee who was not necessary sit in the office with the doors locked and do very, very little. When I call downstairs I never get through and they do not respond to service requests for weeks. The onsite manager Terry Jones is the rudest person you'll ever meet. It seems he earns his money by denying service requests and getting into fights with residents. When he does allow residents in the office it is to yell at them. I have seen him step up to residents during board meetings in a threatening manner as if he's looking for a fight. I don't think he's all there. read more

Honestly, I am not even sure why they call themselves "property management". They do not MANAGE anything. All that these people provide is a crappy property management SOFTWARE as a service, which is extremely basic and worthless. For an example of how they "manage" buildings, here's a snippet of a response from one the representatives(?) of our building: "I would like to add since this is a Remote Management Service, Remote Managers do not go to properties to replace batteries, lightbulbs, mail tags, or similar matters." This company is a complete joke. Please don't bother - find some other group who will actually MANAGE your property, not provide snarky responses and crappy software. read more

This management defies logic.. Maintenance staff is understaffed and overworked for a building with 27 floors totaling 300 units. If anything goes wrong past 5pm, good luck. Takes FOREVER to get any help. Management enforcing fines for condo insurance even though we aren't in a condo nor treated like a condo. Office seems to be closed for 'holidays' and closes early when they need. And there is rumblings of collusion between the management and the board. I, along with other residents at 3115 S Michigan Ave & 3120 S Indiana Ave MICA Michigan Indiana Condominium Association. Are and have been disgruntled with being ignored for an ongoing 5.5 years of deceit and an obvious cover up with a garage door malfunction. Damage inflicted on our vehicles which we ended up having to pay out of pocket for the necessary repairs. We property owners met with association members (one being a victim of the faulty door) This door was new in 2018 and the single sensor applied was NOT suitable and should of had 2 sensors installed on both sides of door. Two of us met with a repair tech/vendor from the door company/vendor. He pointed out the reasons this door was not sensing the moving vehicles. Especially entering the garage which is on a downward slope into the garage. And is exactly why TWO eye sensors were needed as pointed out by the repair tech. Mgt & Board continued to skirt this obvious issue and still avoid and deny! Outrageous and insulting! MICA's Engineer, Dennis, was a key witness for several of these incidents. Per incident last week of Jan, 2018 Jack & MICA Board. The last week of January, 2018, shortly after new garage door for condo garage was installed there was an incident with my vehicle due to the different behavior of said door. This occurred mid afternoon while driving toward door down the incline. Door was positioned all the way up and I abruptly had to stop under door due to another vehicle stopped right in front of me. There was also a glare on my windshield which is typical during afternoon daylight. Door lowered as I finally was able to move through. That's when the door knocked the antenna off rear of my car. The sensor should of detected an object still in the path. The former door would of paused and went right back up! The mechanics with current door pauses too late and drops a bit first before returning upward. After the fact of contact. Thought you had recognized? Dennis recognized the change in new door as well. A resident from 3115 had the same experience with her van and we had a discussion about it. Recently, 3120 # 406 experienced the same and I witnessed which I brought to your attention. Door grazed the roof-top of her car. It appears there's an on going issue if a vehicle is delayed beneath door. We thought this had been remedied...but apparently not. I wanted to give this company a chance because I wasn't all that happy with our previous management. But they managed my cooperative for over a year now and have given themselves raises without board approval. They put shady clauses in their contract that allows them to pay themselves 53% over what we thought we agreed on. Terry Jones is our property manager and he spends most of his time engaged in shouting matches with seniors and residents who don't speak English well. Her only interest is pleasing the condo association president, who is herself sloppy and unethical in her job. This manager does not know residents, does not know the building and there are constant complaints about her. She also does not know the condo rules or bylaws and has posted them on Forth Group website so that they are smeared and illegible. I've been disrespected as a black professional woman for quite sometime and I am tired of this nonsense. I've been going back and forth with them regarding safety issues, landscaping, hallway cleaning, gates, intentional noise within my unit - yet, I was being harassed/accused about me making noise when I'm never HOME. He complains, who just moved in says. I'm making noise. I have TWO jobs and am barely home and wasn't home when he sent his false accusations to this company and even texted me: WOW, Stop lying on me!!! AND they tried to steal my deed to my parking space. I guess because of my color, they think black folks are dumb! NOPE. UNACCEPTABLE. The outside parking spaces are not cleaned, no cameras where I park, especially with all the crime that goes on where I live the cameras do not work although they claim they are working. If anything, My life is in Jeopardy and you don't give a damn. Now, they are charging me a late fee. OKAY.. If this isn't retaliation, I don't know what is. Really, you have not done your JOB for years only to certain folks. I'm very observant. If you didn't know this is called inequity, racism, discrimination oh I forgot to add retaliation and who knows what else. I demand you remove this late fee immediately. You will not do this to me when others just get away with this company protecting them. I feel ALONE, fighting for what is right. This is not a threat but I will go out and march about what's going on where I live. Folks, we are paying down town assessment fees here....and I can't see where this money is going. These condos, where I live are dilapidating and will become unfit to live in very soon. I pay ALL my assessment fees ON-TIME every month EARLY. So now, your targeting me. I hope someone reads this email to express their concerns regarding how they "manage" property and treat certain folks especially folks like me and have two jobs!!! Forth Group, please review the legal documents you created regarding deadline time(s) for hitting folks with late fees, especially when you just went up on our assessment fees. Give folks a said grace period while we get our budgets together! I wish I could hit you with late fees for taking years just to complete my patio slates amongst other requests I had to wait months and sometimes YEARS for you to complete. It took them three years to complete my patio slates, while others get theirs replaced within 48 hours? If your reading this, please help not only me but others as well. Our complex manager is Amanda Hoff in Forth Groupp. She is not a competent person; I have never met her worse. A bird fell between the walls where the fireplace is located. She suggested that I call animal control to break down the wall and get the bird. And accordingly, I will do all the repairs after them myself. And that it is my responsibility to ensure that animals do not get inside the building. And it is also my responsibility to make sure there is a mesh on the chimney. The bird is weakening every minute, it will die tomorrow. Then there will be a stink and flies in my apartment, because the bird will decompose. And still I hear that this is my responsibility. Forth group start manage my building 13 months ago and what a nightmare. Amanda Hoff charge me $55,000 in fines for one condo and $59,000 for another condo. Have you ever heard of anything like this? I filed discrimination complaint against her and the board. When I have a leak, she can not hire professionals to fix the problem and tells me to take care of things. When their plumber finally comes, he cuts the joist and framing because it is in his way, and just leaves like it. We ask for permit, they say you do not need permit. After a week its leaking in the same place again. The leak is above me. Its from common pipe. Leak in another condo - Amanda lies and tells me to go to the other owner, when her own plumber told me the leak came from the roof pipe and they fixed the pipe. But now they do not want to pay for my damages, so they say go to the other owner. The property looks horrible, she do not come to check anything. I file complaints with IDFPR and Attorney General. Its time to stop Forth Group and Amanda Hoff. read more

People nowadays feel like they need not be accountable or involved in building management; you receive what you put in... This management company has always been easy and great to work with and one of the reasons is because of Jack B. who has always been responsive and helps me find resources when needed. For OVER 3 months I've been out of my condo, and I just got a check for common area repairs last week. I called YOUR office to speak to staff and asked if I could pick it up. I was told the check ONLY was done on Wed and there was no way to tell if your office had it. I was told your office had to call my HOA to ask if I could come and get a check with my name on it from your office. Then I called back and left a vm asking that any answers to my concerns be emailed to me in which I gave my email address. To this day I NEVER got a call back but in fact called the next day and then I was told the check was mailed the same day I asked about it. Then I called 3 days in a row to speak to SUSAN ext 100 and all I got was her voice mail and each time I left messages and to this day I NEVER heard from her! I got the check a week later and then when I deposited it the bank said that it could NOT be cashed because there was something wrong with the check???/!!!!! This is NOT how business works when dealing with anyone and especially when it comes to their money! When I called the 3rd time on Friday to see why I had not got a returned call I was accused of harassing staff and got hung up on. This is NOT how business works! I only called your office about money that belongs to me and because NO ONE TO THIS DAY HAS CALLED ME BACK, WTH am I supposed to do? You got staff working in the office like prisoners and you all take money from the public but yet I feel like I'm an outcast to get business done with your staff who seemed/acted like they were clueless/didn't HELP me! I even left Susan a vm asking if she was too busy to call me, PLEASE have someone to call, and NOTHING to this day after leaving detailed voicemails. Who will call me back with correct answers, listen to my concerns, and NOT accuse me harassing people I don't know over a matter that pertains to MY money? It's business!!!!!!!!! Staff handled this very poorly!!!!!!!!!!! I went to Chase bank and they said someone from Forth Group needed to confirm the check in order for it to clear and now I'd have to wait another 5 days unless they called in for it to clear. Currently living at a property under the management of Jack Beebe and this has been the absolute worst experience. Between constant miscommunication between Jack and our landlord, a selectively responsive landlord, and our unit needing constant repairs - I would have never signed a lease here if I knew about these issues. Perhaps this is because we are renters and not the owner of the unit, thus we receive next to no responsiveness from either Jack or our landlord. The staffs of this company are very unprofessional. I was just trying to do some remodels, and the remodeling company said they were going to contact the HOA. But nothing heard back from HOA said the remodeling company, so I followed up. The HOA said they only work with home owner. That's okay, but why you don't reply to the remodeling company telling that it was me need to contact the HOA. Also, we submit the remodeling form, COI, contracts and everything they request, then one or two days later, they asked me to submit an online request. So why didn't you tell me all the procedures at the very first beginning??????? It is just waste of time to dealing with these people. Also, it is summer now and the HOA sent someone to do some planting. I like that because it made the environment more beautiful. However, those guy, missed planting flowers of the area in front of my home. Were they forget to do that? Or they were lack of flower? Or because my home is located at the end of the row? But the other end has flowers planted. The HOA even don't know the garage electricity panel box located. And she told me it was not her responsibility, I should ask ComEd. So it is ComEd's responsibility?????? read more
