Jeff has been WONDERFUL!!!!!!! First, his fee was a flat rate and much lower than other brokers. But despite his lower fee, he gave us FULL SERVICE - actually BEYOND full service! I've bought 4 houses in the past and had 3 poor realtors and 1 OK realtor that I thought was a "good" one. But never before have I had a realtor who provides the kind of service Jeff provided. He was in constant communication with us, letting us know what was going on, what was coming next, what to expect, and helping us figure out how to negotiate each item. Even after closing, he has stayed in touch, making sure we got our money, letting the buyer's realtor know the details of things they need to know about their new house, etc. He is a spectacular communicator, and he genuinely cares about his clients. We had found a house out of state that we made a contingent offer on, and we were given an extremely short timeline for the contingency. We took that to Jeff who jumped on it immediately, sent his photographer, and got our house up on the MLS within one WEEK! We had showings the very first day, and 3 offers within the first 5 days. We had to turn away many other showings! We closed only 6 weeks later because Jeff was on top of everything - escrow, title, inspectors, everything. When we were required to schedule something ourselves, he was there to help us figure out how best to do each item. I can't say enough about what a great job he did for us! Yes the asking price might be high, as compared to low ball area sales, but you get what you pay for and 5 buyers viewing the house in 8 weeks is unacceptable! We…read morecalled The Bianco Group and instead of James Bianco arriving to our home as we expected, a woman showed up by the name of Angelica Vitale. Angelica promised competence and satisfactory results. Although I did not distrust Angelica I was skeptical of her practical know how. Unfortunately we were under a severe time crunch to sell our home within 30 days so we expected to go with The Bianco Group! - A journey in hell with The Bianco Group forcing us to travel 12,000 miles to correct the incompetence set in motion by Angelica Vitale at the cost of well over $6,000. to us and then some! We expected to sign with The Bianco Group making it clear, very clear to Angelica Vitale in person that we had business to tend to abroad which would determine if we would be selling our home or not. We realized we had forgotten a vital document in our home on the table when we arrived abroad. We called Angelica Vitale who happened by luck to live just around the corner, literally walking around the corner from our home! LUCKY! We explained our timely need of the document in order to be able to return home to sell our home. We had asked Angelica if we should send the key to her office or her home. Angelica said we should send it to her home. We shipped our door key via DHL to Angelica Vitale who assured us she would remain home all day to receive the delivery of the key! DHL informed us the parcel arrived to Angelica Vitale's home near 5pm ON TIME as expected, with SIGNATURE required! Angelica informed us DHL never arrived AND she told us abroad that she stayed home all day! Angelica continued to maintain this story as time ticked by and she continued to press us to sign a listing agreement, as if our discussion had never happened at our home. DHL, a multinational corporation, had a different story altogether. As it turns out Angelica was never home during any of the attempts to deliver the parcel with the key although Angelica was adamant she was there(!) The delivery was ON TIME! DHL stated they would attempt delivery the following day and Angelica assured us she would stay home all day! DHL informed us they had left a note for Angelica pertaining to the delivery. Angelica apparently did not stay home and we never heard from her or The Bianco Group again. Allow me to note: Angelica was eager to do us the favor at least in words but not actions! Thus Angelica Vitale's gross incompetence and blatant lies forced us to book an immediate flight back to the USA to retrieve the document. To add insult to injury we contracted COVID returning to the USA and had to wait 5 days before returning abroad which further drove our deadline to the wire, almost missing it. Upon returning to USA we drove some distance to DHL to pick up the parcel we had shipped to Angelica Vitale. The flat parcel was just as we had packaged and sealed it abroad in the presence of the professional eyes of DHL, with our home key inside. We have never experienced the magnitude of incompetence dealt to us by Angelica Vitale! To anyone in search of realtors do not use The Bianco Group! One could say this is not Angelica Vitale's responsibility to take on this task but she should have just said NO and we would have made other arrangements. Of course, other arrangements would have meant we would certainly NOT be using The Bianco Group! Angelica was so willing to help us, continually assuring us she was there for us! SHE WAS NOT!

I will explain exactly my first time home buyers experience. Back in 2008 I went to look for my first new home. You know that feeling if you bought before, and even if you had not bought you dream what the experience will be like... Like a Cinderella feeling going to a ball, the American Dream. I was a dream loan candidate no debt and a VA loan all ready so all we had to do was pick out the home. Sadly though we wanted San Diego the town we were looking at was a bit out of our price range, but the realtor was very nice and showed us some great homes. We were looking for a bit more for a bit less cost. Temecula was our second choice. We didn't have a realtor in Temecula and we saw this office. It wasn't busy at all, no clients that we could see at the time and we were met by John Lewis. We looked for a bit online and found a few prospects. All were foreclosures though at the time weren't most? We looked at them in person found one that was ok and decided let's put an offer in. This is where he only has his own best interest and if your a first time home buyer he will not look out for you. My fault for not knowing what I was getting in to buy a warning for ANY first time buyer as he will take advantage of you. He said well if you want to make an offer its good to put a little bit over asking price to let them know your a serious buyer. He paused and said you don't know how many other people have offers on the home and you can loose it. Back in 2008 I didn't know about Zillow or any other web based programs to show homes on the market. John showed us his MLS but didn't show us or tell us about facts on the home. One that it was on the market for a very long time, almost a year. That the price has dropped and he wants us to come in over. Sure he does, more profit for him. Once we put in our offer over asking price he said I know you have a VA loan but let me send you to my friend she can write up a better loan for you. Again my fault as I should have done a bit more homework. After this he was non-existent. So we bought the home, called John and asked how do we get the keys. He stated they are at your front door just go to your new home. It's pouring raining and we drive to the home and look everywhere for the keys. We're soaking wet, called him again and he said they should be right there... Finally he says, I'll be there in 20 minutes I have them right here. After making a great deal of money for just hours of work on us as a client this is how he treats us? Please if your a first time home buyer he does NOT have your best interest at heart. I have been much wiser and met many other realtors since then that will earn their commission not try to just get a sell. Last thing he said was if you send xxxx clients to me and they buy a home we will send you and your wife on a vacation. Since then I had 23 other friends buy a home and I recommended 0 to John. They all had very pleasant home buying experiences and are very happy with their purchase. Stay clear from this place they do not have to customers interest at heart. My first time home buying experience was a nightmare. Every time I had a question about my purchase after I accepted the purchase he was not there for me and I had to fend for my self. Don't use his "friend" who does loans either. There are fair and good loan brokers who will tell you up front the truth. Stay clear.
