Modern but still captured the old coastal feel. It was super musty and smelled like it. There was a dehumidifier but it was so small, in two nights we actually had to dump the water bucket 4 times. And if we left all day, we came back to a damp room. I'm not sure what causes that - we live in a super humid area and don't have the same issue, but maybe a larger humidifier would help. The breakfasts were fantastic - you can order anything off their restaurant menu. I didn't have anything bad, everything was super fresh and came in huge portions. I do wish they had an espresso machine but the coffee was okay. Check out was also a breeze. This isn't a luxury location, my main complaint was the price for it feels steep, but it's one of the only spots in the area which is probably why they can charge so much. Overall, a great stay and I would definitely come back here if I was in the area again.

They had free wireless internet, so you can have some contact with the outside world if you like. This is a classic B&B, decorated in very soothing colors and liveable antiques. Coffee was put out early every morning, and the breakfasts were filling and tasty- with the highlights being what was made there- homemade granola and fresh preserves (jam). Bill makes great omlettes and bacon as well! The two labs, Abbey and Savana are sweeties, but only seemed to get used to us after 3 nights. They are protective and will bark, but in a way as to welcome you home. A quick rub behind the ears and they miraculously remember you. Urbanna itself is SMALL, so make sure you have activities beyond tea and breakfast- we just used the wireless to plan our outings each day. I was pleasantly surprised that our pet-friendly room not only had a door to the back garden (so you dont run through and disturb other guests) but there was no additional fee/rent. The owner is very nice, accommodating, and easy to work with. The driveway was spacious and safe, and it's in a prime location by the water and near the end of a very tiny Main Street. Walk a couple buildings down to The Crazy Crab for a sunset dinner over the water, and then to the ice cream place literally across the little street for ice cream. Breakfast is delicious and served in-room. The ferry to Tangier Island (the reason we needed to stay overnight in Reedville) is a 10 minute drive. So ideal!!!

He'll make you breakfast each morning, plenty of good strong coffee, plenty of good conversation. What a life, entertaining total strangers each and every day. When I arrived I went straight to my room and dropped off my luggage then roamed around the property. I felt extremely safe at that moment and for the rest of my stay. The property from the moment we turned onto the driveway was breath taking. I sat on the porch waiting for my friend to arrive. Upon her arrival she was also impressed and so happy we chose to stay here. The rooms were great. I was at Cobb Island. Roomy bathroom, air conditioner window unit, ceiling fan, large windows, comfortable bedding and a curtain to draw in front of the door for added privacy. My friend stayed in the Rogue Island suite. There was no air conditioner in the room but two fans available. The sun comes shining into that room heavily in the morning. Nice view of the water. Bathroom is a little small, but perfect for one. The room itself is perfect for one, maybe two if it's a short stay. My friends words on her stay: "The room was smaller, but comfortable and perfect if we weren't planning on spending too much time. It wasn't too small, just smaller -perfect for a single occupancy. The grounds were gorgeous and I appreciated the hands off approach. The company in the morning was lovely. I loved all of the different amenities and areas of the house we had access to to suit our needs. Breakfast in the morning was simple and perfect. The first morning was this amazing quiche.... Hoping to get that recipe to add to my cookbook, sliced strawberries and coffee. The second morning was a scrumptious banana bread, sliced strawberries and a simply seasoned fried egg. It was all delightful. You have access to the kitchen whenever you want. We brought lunch back and ate it outside. There is a fire pit out back you can use. Some notes: there are some fine tuning things that could be taken care of by a grounds keeper or anyone else. Trimming back the foliage going down to the dock, spraying for bees in the white covered "shed" near the water, clearing leaves from the pool, replacing burnt light bulbs and a major dusting inside and outside, especially outside on all the porches. The vendors were awesome. Much of it was history, genealogy, crafts, gifts, etc. they had tents, and seating and great music. The historical aspect was really unique and interesting. I wish I could have stayed longer for more music and food. This was an awesome community celebration. Ma Margaret's really knows what they are doing. The last Christmas event I went to there was similar in scope and positivity.

Sherry, Ridge, and Sara are so kind and will go above and beyond to ensure you have the best stay, even communicating months in advance to see if we had any requests. The unlimited ice cream and snack bars, speakeasy and all-seasons room were our favorite amenities, but the list is plentiful. Our room had a private patio with firepit, heated bathroom floors, a soaking tub, and so much more. It was beyond clean and comfortable! The icing on the cake: they are pet-friendly, and even provided organic dog treats to our corgi. We came in March for my birthday (they gave me flowers, a note, and a gift) and are already planning a trip back in the summer to utilize the heated pool, kayaks, bikes, and other outdoor activities.
