On my personal closing, the association fees were never sent in and I was almost sent to foreclosure due to my seller's delinquency which while collected at closing was not paid to the association for a couple months. It took me paying the sellers past due bill to stop foreclosure. Recently, as an attorney I represented a Buyer and could not get title work for review after numerous requests and ended up paying for it myself. In the title work I found a lien remaining from a prior owner that they tried to list as a title exception. Then they forgot or didn't know about how to handle the IRS which could have resulted in my buyer paying for whatever the seller's tax bill was.
