I am a retired yelper but I had to come out of retirement for this one.
A relative of mine with long covid who lost their job and is unable to work was a foreclosure. So I had to help them deal with the situation. There was a forclosure sale set, so we needed to get rid of the property asap, and the property has about $200 grand in equity.
So my relative was mailed a postcard from this company and he wanted t to try them out. So I checked yelp and there were no reviews, but a bunch of fake ones in filter, and the google reviews, well there is no filter or measures taken by google to remove fake reviews so you can take google reviews with a grain of salt.
I warned my relative about this but they were under pressure and wanted to deal with these people. So he called and told them how much he wanted in pocket, although not realizing how much extra he owed in fees and interest on the mortgages and got a contract signed.
The company knew very well the extra fees from the foreclosure would eat up the fees but did not advise my relative of anything.
So this is where it gets interesting.
They lied multiple times that they had set up an emergency court date to stop the auction date on the house, in lieu of a contract signed to sell the house.
But when I checked the court docket there was no " emergency court date set", only a blank motion. I ended up emailing them regarding this and they assured me that they had set the emergency court date to stop sale on a Friday, yet when I check there court docket there was no court date set, so I just played stupid.
Friday passes and its Monday and the foreclosure auction sale is on Wednesday and they inform me that their attorney is in the court as they are sending me the email making " a deal with the judge" to stop foreclosure.
So Tuesday comes along, at around 3pm, mind you the auction sale is at the next morning at 10 am. An individual in the company sends my relative an email stating that the motion to stop foreclosure sale was denied. But when I read the email and checked the court docket there was no hearing, so they have been lying the whole time, but they do not realize some people actually read and research.
But there was an emergency court hearing set for 8:45 am 1 hour and 15 minutes before the auction of the house on Wednesday.
So around 4pm on Tuesday barely a day before the auction the managing partner calls my relative, while I am listening on speaker, and yelling at my relative that they are not going to the emergency court hearing unless my relative signs over the deed to the house immediately.
Once you sign over the deed, you no longer own the house.
My relative refused and the managing partner continued to yell and lie on the phone about the motion being denied when there was no hearing for a motion to be denied. The individual continued to berate and threaten that they were not going to the emergency court hearing set 1 hour and 15 minutes before the auction sale of the house, unless my relative signed over the deed for the house.
I told my relative absolutely not, then they own the house and can just kick you out. Then they said they would send their lawyer to the hearing in good faith, trying to connive my relative to sign over the deed.
I told my relative to go to the hearing because they were not going send the lawyer, because they were going to make your house get auction out of spite because you did not sign over the deed.
There was no lawyer at the hearing, but my relative was there and got the auction canceled.
Stay clear of this company, I also found out everyone who works there is on commission. If you have an emergency find a cash investor, not a real estate company with a bunch of people on commission.
So what they do is make you sign a contract, knowing that you are not going to really get any money you agreed upon, then lie about court hearings and motions being denied. Then they wait until the day before the auction to pressure you into signing over the deed for your house, and they get it for free basically then they kick you out.
Absolutely sickening.
Again if you are in a pickle stay away from this company, find a cash investor who will buy your house up front. read more
