I hope that Yelp attempting to hide my review helps consumers see that Yelp operates in bad faith to help businesses who pay for their services. I am the person who manually entered Flora Rino Apartments into Yelp in 2024 after Corum used event and refer-a-new-tenant-promotions to entice tenants and also arrangements with the real estate and design community to flood google with 5-Star reviews largely from employees, contractors, and social event groups invited to penthouse special events. We have learned that a common practice in Colorado is that landlords will resolve a dispute only if you agree to a non-disclosure agreement. The Flora reps offered us this vague option around June 2025, but we did not accept as the terms were too poor, they strung as along for months, overcharged us, and kept us renting until peak season hit for landlords after we incurred attorney fees to protect ourselves from their violations of our lease. These NDAs though are another reason why negative reviews disappeared.
We rented here for 13 months from mid September 2024 to mid October 2025 and let me tell you, it was constant problems at this building from the property management group Corum Real Estate Group, namely Amber Kemp and Ben Levin.
First, despite being told during our tour that a post construction punch list is used to ensure each unit is fully cleared for residency this was a blatant misrepresentation for many units, ours included. We barely got a discount rate and know we were paying one of the highest rental rates per sq ft for our rental time period. There's no excuse that we had to deal with improper hook-up of the dishwasher, improper hook-up of the washing machine, flooding in our walk-in closet from the unsealed tub in the unit above ours, toilets that didn't flush and a fridge that constantly tripped the circuits in the unit.
We started to work with tenants to form a renters union when a bunch of us learned that our rent credit was secretly garnished for Corum to pay utilitiy costs that there were no bills for. We moved into the building while it was less than 20% occupancy and units were still being finished and the pool/spa was still being finished. So at move-in we asked how the management company was subtracting out costs for onsite contractor work to finish the building and for the disparity caused by so many empty units and we were verbally told that residents weren't being charged yet. They refused to put this in writing. But when we learned Corum had been secretly garnishing rent credits for utilities there were no bills for we demanded bills and started organizing tenants so then Corum tried to do an old no-fault fake eviction to us because I guess they hoped we wouldn't know that was no longer legal. We got an attorney and Corum did other really crafty things to make it harder for tenants to meet other tenants like locking down all the floors for us with only fobs so we had to make a special request and give a reason to need access to other residential floors besides 5 & 6.
Anyway we learned that Corum utility billing practices never matched our lease, then rather than admit it and reach a compromise, they tried to trick everyone into signing a new utility addendum, which we refused. This saga has continued and has resulted in Corum and Chestnut Island LLC (Flora Rino Ownership group, which includes Brock Flemming) cooking up quite the fabricated accounting acrobatics. We are still dealing with them and this renting situation is the predominant reason for us taking our spending power and leaving Colorado. Basically, Denver and Colorado make it too easy for property management companies to prey on tenants, financial fraud and lease contract violations shouldn't be this easy and line item billing for rent and every fee should not be something they can side-step and falsify.
