Worst rental company in Ypsilanti. Janette sucks. Try three oaks or maus properties they're way better.

Don't increase rent after your first year - big savings in a rental market that seems to have increases after every single year. Pay at least one business day early and you save $10 on rent. While it's not much, it's better than nothing you get at most places for paying early. Never try to barge in unannounced and give proper notice a few days in advance of anything going on in the building. The houses are old, but so are 90% of the rentals in Ypsi (or Ann Arbor, outside of the insanely priced new developments). They're well maintained though. Small shop, so there's no guarantee you'll get a person on the phone when you call. Leave a message and they always return every message that needs returning. Definitely worth checking out.

Granted, the apartments aren't high-class, with amenities like pool or weight room, but I don't need that. It's a great deal with low rental rates.Apartments that are clean, renovated, and bug-free. A management team that is responsive to your problems and inquiries, and maintenance available 24/7. I rented the same unit from J&S Management for seven years. On the whole, they were okay -- I mean,…read moremost landlords are shady crooks, so we're grading on a curve here. If I could've I would've given 2.5 stars. A few experiences of note that may help you decide if these are the particular shady folks you want to go with: 1) The worst experience I had here was undoubtedly when my fridge broke. They sent out one of the brothers, I believe Steve, to check it out. It was leaking like mad and wasn't staying cold. He cleaned out the filter and said that should fix it. It didn't, and I spent the next FIVE DAYS calling and emailing trying to get them to come fix it. I called the regular and emergency maintenance numbers. Nothing. It leaked tons of liquid everywhere and all my food in the fridge and freezer went bad. Finally they got back to me, didn't apologize for not returning my calls or emails for nearly a week, and never responded to my request that they compensate me for all the food waste because they wouldn't do their jobs. 2) I second all the complaints that they're impossible to get ahold of. Don't respond to emails or calls until days later. Generally just a hassle to get in touch. 3) I also had a few occasions in which they stated they were coming by for an inspection and didn't show. Once, I delayed a road trip because Greg (office manager) was supposed to come do an inspection of the water heater and never showed up. When I called him to see where he was, he acted surprised and like he didn't even remember scheduling the appointment. Overall, they just seem pretty disorganized. 4) Security deposit stuff. Oof. Honestly, I didn't expect them to give me anything because, you know, landlords. I did get about 1/3 of it back, but saw that they had charged me $200 to replace the carpet. That carpet, to begin with, was maybe worth a buck and a quarter -- the absolute cheapest, crappiest carpeting on planet earth. It went downhill FAST once we moved in, it was such abysmal quality. Before re-signing our lease for the second year, we asked if they could replace it, and got an email back saying that it should last 5-10 years. Never asked them to replace it again. Then they charged us for it when we moved out, even when I showed them the email stating they would replace it after 5-10 years (again, lived there for seven). Did I have dogs who probably made it messier than if I hadn't had pets? Sure. Was it in the best shape when I left? No, because it was absolute crap carpet and even though I shampooed it at least four times a year for the duration of my tenancy, it was still crap carpet. Maybe the charge was justified -- you can come to your own conclusions. 5) The timing of asking you to re-sign is BONKERS. My lease started in July, and I'd get an email saying I needed to re-sign by December in, like, October. Thankfully, they always let me extend the deadline until February or March because I was on the academic job market and never knew if I'd be staying in the area until spring. But yeah, I don't get it, and none of my friends ever had to re-sign so quickly. Annoying and unnecessarily stressful, IMO. 6) Good things: Jeff, the maintenance guy, is 10/10 awesome. Nice dude, competent, on the tenant's side. I think Greg is a nice guy as well and enjoyed talking to him. So overall... Meh? Like, you could probably do worse, but they're not good? I mean, I stayed there for seven years, mostly because it was fine enough and pretty affordable and I hate moving more than anything in the world. To me, this seems like your standard middling to poor landlord stuff. Besides the fridge incident, nothing too shocking or awful happened. Just mediocre quality all around, seemingly pretty disorganized, and hard to get ahold of. But, in my experience, livable. Hope this is helpful!

I partied with a Princess at an Assisted Living Facility!…read more Last week my princess and I went to a shin dig and danced the night away! Jesse Sinatra performs at local area assisted living facilities, and I assist him with bookings when I can. His act was a pro-bono performance for a Hud Subsidized Assisted Living Facility: Town Center Place in Ypsilanti Michigan. I am writing about this place because I know with my dad dying of sarcoma cancer in his lungs, and being poor, it is so hard to find residence that is friendly, affordable, clean, and safe. I have been to the ritzy assisted living facilities in Ann Arbor, where there are chandeliers, a restaurant, an open bar for special occasions, such as when Jesse Sinatra is hired to perform there. They are very impressive, but no one in my family could ever dream of spending our last days at a fancy facility like those. Nope, my dad, mom, and most likely I will end up in a Hud Subsidized low income facility like Town Center Place. But you know what? I really don't mind, especially if there are units available at the one we partied at the other night! The residents and staff make up for the missing amenities found at high end facilities. The Holiday party was a Dress Up Party, and the staff offered the residents free dress up attire to residents who did not have anything nice to wear. My absolute favorite dress up resident..... peeps.... She is a grandma and she is dressed to the nines and is wearing fishnet stockings and thigh high boots to boot! Lol This is so going to be me at 60 years old! I will be a hot Grammy! Not some frumpy one! Lol I also danced the evening away with a resident known as "Pockets".... who never talks to anyone, not one word and always has his hands in his pockets and walks depressingly up and down the hall ways. I would always say "hello" to him when I visit there, and he would never respond to me. I felt so bad for him; it was obvious to me that he is very lonely. But I never give up on people, especially those who I feel in my heart need to know that they matter. So, he was watching the party from a corner in the hall, and I came up to him when Jesse Sinatra was singing, "Summer Wind"... and I asked him to dance with me. He nodded his head "no"... just as I took his hand in mine and led him to the dance floor. Guess what? Mr. Pockets can DANCE! He actually led! All the residents there were shocked! We danced three songs together. I kept getting responses like, "Girl, how did you get him to dance with you?" And, "I have tried for 3 months to get him to talk to me." And the best comment was, "Girlfriend, you made his year!" This was the BEST holiday party I have ever been to. No open bar, no appetizers, no chandeliers, no formal décor. But it had a life of its own and I am honored that the residents opened their hearts to me and my princess! If you know someone who is in need of an affordable assisted living residence, here is the low down at Town Center- tell em Jesse Sinatra sent you, you will get $200.00 off your first month rent if you do! -spygrrl007 Manager: Towne Center Place (734) 482-5500 Address: 401 W. A small majority of the residents party loudly in the common arrival area of the entrance way and invite drug addicts and homeless people into the building and have been found sleeping in the laundry room on top of the heaters. When addressing issues with management, their solution is telling paying residents that if they aren't happy to move. The laundry room floor and the tops of the washers, dryers and trash can probably haven't been cleaned and sanitized in months, they were late in this cold weather to turn on the heat and it's a violation to use your stove to warm the apartment. The dog waste container outside is never changed unless a resident asks for it to be so. This place is going further and further into a ghetto minded mentality. We were scrambling to find a place before school started and before our last lease ended. We were looking for something a little more unique; less apartment complex, more apartment house. We had a few showings with a different company that had pretty outrageous expectations for deposits and a minimum credit score, so we passed on it and I got in touch with Barnes & Barnes. Mr. Barnes showed us a few places, and we ended up picking a small, cute apartment in an old victorian house pretty close to campus. Jessica, the receptionist, was super friendly every time we visited the office. Both her and Mr. Barnes have done a great job of remembering our names and things about us when we drop off our rent every month. Our apartment is also well-priced; we may even be getting a deal in the neighborhood we're in. The house is also impeccably maintained, and maintenance has been really good with handling any maintenance requests we've put in. The best part, though, is how things worked out in our favor. They were able to get us in well before the expected lease start date. Yeah, we ended up having to pay an extra months' rent, but they did change the due date monthly because of it, so I was pretty happy. They also let us have a cat without a "pet deposit" - just monthly pet rent, which I think is great because our cat is declawed and extremely well-housebroken - she's not going to cause accidents, so I didn't feel that we really needed to pay other places an extorbitant deposit. But I think the $20/month is totally reasonable.

Every time I've emailed with a repair request, it's been fixed within 1-2 days. CMB is very responsive. Another plus is that FedEx and UPS have keys to the outer apartment door, so even though there's no one around to sign for packages, they will leave them in the lobby or outside your door - very convenient! The building is fairly new and still feels nice. The carpet and furniture is "college friendly" - pretty nondescript, but in Ann Arbor it's hard to expect otherwise. One potential downside is that the rent seems to have been raised quite a bit. I renewed my lease at my initial rental price, but I think they're charging $200-300 more a unit now, which seems a bit overpriced for what they're providing. The tenants are mostly young college kids, so it can get a little rowdy, but I've rarely had trouble with noise. Sometimes on Saturday and Sunday mornings there's evidence of undergrads in the form of trash in the common areas, but it's always cleaned up quickly. Overall, I've really enjoyed my time here. The management is nice and responsive, and you do feel like they care about the building and tenants. And the location is great!

CMB used to be a good company but degraded significantly in recent years. Since they hired Jenny…read moreresponses have been unprofessional, snarky, and just plain rude. The buildings are old and moldy and the rent is high. Maintenance request are not handled in appropriate time frames and Michigan law is regularly ignored. Maintenance staff has even gone through personal belongings and eats resident's food which is extremely disturbing, an invasion of privacy, and leads me to not recommend college aged women live in these units. The heat is turned off before the winter is over which lead to inside temperatures of about 50-60 degrees. Additionally water will be turned off for up to 72 hours without much notice. The trash is also always overflowing as CMB outsources it management to high school students which regularly miss pickups. They are often cited by the city for this issue. Lastly there are only two laundry machines (and one of the two is usually out of service) for buildings of 15 units with multiple residents in each units which leads to confrontations among residents. Despite many emails these issues are not addressed. Overall I would recommend potential residents find another place to live.
