they did a ton of updates to the outside and inside of some apartments. I feel like I'm up north. Plus washer and dryers in the apartments.

Cheap rents and responsive staff. Every time I've called about a maintenance issue (just 3-4 times…read morein 2 years) in the morning, they've fixed it by the time I get back from work in the evening. Don't increase rent after your first year - big savings in a rental market that seems to have increases after every single year. Pay at least one business day early and you save $10 on rent. While it's not much, it's better than nothing you get at most places for paying early. Never try to barge in unannounced and give proper notice a few days in advance of anything going on in the building. The houses are old, but so are 90% of the rentals in Ypsi (or Ann Arbor, outside of the insanely priced new developments). They're well maintained though. Small shop, so there's no guarantee you'll get a person on the phone when you call. Leave a message and they always return every message that needs returning. Definitely worth checking out.

Granted, the apartments aren't high-class, with amenities like pool or weight room, but I don't need that. It's a great deal with low rental rates.Apartments that are clean, renovated, and bug-free. A management team that is responsive to your problems and inquiries, and maintenance available 24/7. Best of all- if you don't ask for them to come by, they leave you alone, and give you plenty of advance warning when they have to visit. What more could you ask for?

I rented the same unit from J&S Management for seven years. On the whole, they were okay -- I mean,…read moremost landlords are shady crooks, so we're grading on a curve here. If I could've I would've given 2.5 stars. A few experiences of note that may help you decide if these are the particular shady folks you want to go with: 1) The worst experience I had here was undoubtedly when my fridge broke. They sent out one of the brothers, I believe Steve, to check it out. It was leaking like mad and wasn't staying cold. He cleaned out the filter and said that should fix it. It didn't, and I spent the next FIVE DAYS calling and emailing trying to get them to come fix it. I called the regular and emergency maintenance numbers. Nothing. It leaked tons of liquid everywhere and all my food in the fridge and freezer went bad. Finally they got back to me, didn't apologize for not returning my calls or emails for nearly a week, and never responded to my request that they compensate me for all the food waste because they wouldn't do their jobs. 2) I second all the complaints that they're impossible to get ahold of. Don't respond to emails or calls until days later. Generally just a hassle to get in touch. 3) I also had a few occasions in which they stated they were coming by for an inspection and didn't show. Once, I delayed a road trip because Greg (office manager) was supposed to come do an inspection of the water heater and never showed up. When I called him to see where he was, he acted surprised and like he didn't even remember scheduling the appointment. Overall, they just seem pretty disorganized. 4) Security deposit stuff. Oof. Honestly, I didn't expect them to give me anything because, you know, landlords. I did get about 1/3 of it back, but saw that they had charged me $200 to replace the carpet. That carpet, to begin with, was maybe worth a buck and a quarter -- the absolute cheapest, crappiest carpeting on planet earth. It went downhill FAST once we moved in, it was such abysmal quality. Before re-signing our lease for the second year, we asked if they could replace it, and got an email back saying that it should last 5-10 years. Never asked them to replace it again. Then they charged us for it when we moved out, even when I showed them the email stating they would replace it after 5-10 years (again, lived there for seven). Did I have dogs who probably made it messier than if I hadn't had pets? Sure. Was it in the best shape when I left? No, because it was absolute crap carpet and even though I shampooed it at least four times a year for the duration of my tenancy, it was still crap carpet. Maybe the charge was justified -- you can come to your own conclusions. 5) The timing of asking you to re-sign is BONKERS. My lease started in July, and I'd get an email saying I needed to re-sign by December in, like, October. Thankfully, they always let me extend the deadline until February or March because I was on the academic job market and never knew if I'd be staying in the area until spring. But yeah, I don't get it, and none of my friends ever had to re-sign so quickly. Annoying and unnecessarily stressful, IMO. 6) Good things: Jeff, the maintenance guy, is 10/10 awesome. Nice dude, competent, on the tenant's side. I think Greg is a nice guy as well and enjoyed talking to him. So overall... Meh? Like, you could probably do worse, but they're not good? I mean, I stayed there for seven years, mostly because it was fine enough and pretty affordable and I hate moving more than anything in the world. To me, this seems like your standard middling to poor landlord stuff. Besides the fridge incident, nothing too shocking or awful happened. Just mediocre quality all around, seemingly pretty disorganized, and hard to get ahold of. But, in my experience, livable. Hope this is helpful!

Burned out light bulb is a federal crime. Post it notes on door knocker will destroy the door. If you have to say something to the office you have to keep saying it because they will say you never said that. Repairs take years. They would rather spend hundreds of dollars to cover it up and then blame you rather than just fixing the problem. Condition s are not that good for handicapped residents. Landlord lets her groupies hang out by the mail boxes so other residents can not get there mail. No one shovles snow out off parking places so you can get to your car. Grate if your disabled. No smoking by front door. Ok. But you are aloud to spit all over it and in front where you have to walk. Landlord thinks they can come in you apartment when ever the feel like it. They say they have the right to go through your personal belongings. They realy have problems with residents who lived here a long time and always pay there rent on time. The like short stay residents so they dont have time to figure out what management is doing illegal. Place is just a dump.

Little Bobby Barnes is one of the most miserable people I've ever had to deal with. He and his…read morebrothers took advantage of the COVID panic from my previous landlord, Kurdo, and took over my building on the 29th of January 2021. I had been living in that building since September of 2015, with no real issue. Yes, the building is old and flawed, but I loved it, and the rent was a fair price, relative to the size of the unit; I had a 550²ft efficiency (think like a cross between a larger Studio and a tiny 1 Bedroom) with a balcony. There were at least four other people in the building who'd been living there longer than I had, and two other units who moved in maybe two months after I did. All seven of us (out of twenty-three units) had lived there until the rent hikes imposed by Barnes & Barnes, or simply refusal to renew the leases, began ousting us, beginning in July of 2021. Bobby MacLaren was the first to go. He'd been there since the early 1990s, a Desert Storm vet with disability. Then was the single mother of four, who was across the hall from me. Then the single mother and her teen daughter from the first floor. Then my friend, Peter, a karaoke DJ who was also on the first floor. Then the sister of the mother of four, who moved into her own place shortly after the aforementioned mom did. Now me, a disabled gay man and street musician. Shortly after me, will be the retiree on the second floor, who's in her 70s. A couple of months ago, I noticed the photos they'd put on Craigslist, offering the newly "renovated" units that had been vacated by either one of us long-timers or one of the units previously occupied by transient students. While they have a decent photographer, I can assure you that these renovations are all cosmetic and superfluous. It's all a justification to jack up the rent by 19% more from what Kurdo was charging us. The floors aren't level in a really weird way, for starters. Then there's the legal issues. I've been in court with Barnes over my move from September 2021 (literally the beginning of the new lease they offered me, back in May, which I signed after bringing in the A2 Area Tenants Union for advice, to no complaint from themselves) to this month, January 2022. They skirt the laws against harassment and intimidation of tenants via off-the-books social media goons who dogpile anyone on Nextdoor or Facebook who dares to speak out against their shenanigans. Since December 2021, I have had an agreed-upon move-out for 31 January 2022. Since that December agreement, I have signed a new lease with a new landlord, which gave me a move-in date for 22 January 2022. Part of my new lease was to have the electric bill moved over to my name within 24 hrs of the move-in date. Regardless, Barnes began whining about this, the week before, on the 15th of January, in a court date regarding my CERA application and their claim for back-due rent (a separate, but related matter), and on that court date the judge reminded everyone that my date to move out was still the 31st of January. As I'm too blind to drive, have psoriatic arthritis, a spinal curvature, and Carpal Tunnel neuropathy in my hands, and my move-in date to the new place --which is only a block away from the apartment where I'd lived since September 2015-- was ten days before my move-out from the old building, and I have very few family and friends who are available to help, I've been gradually moving my books, furniture, and other items over that period of time. Any reasonable person in my situation would consider that a fair arrangement. In spite of being reminded by the judge, of the move-out date of the 31st of January, Barnes is still giving me problems. On the 24th of January, they affixed a "48 Hr Notice" to my door, informing me to have my things vacated, or they'll re-assume control of my unit. This is not only in violations of the court order, but this is also in violation of Michigan's Anti-Lockout statute, MCL 600.2918! These men really have zero respect for not only their tenants, but also the laws that are in place to protect tenants from people like them! I have informed my lawyer about their *illegal* 48 Hr Notice, who has since informed their lawyer, who has ostensibly informed them, and so here we are! As you can see, there are clear reasons why several friends of mine warned me against moving into a Barnes building, and while I initially did not, I was in a bind, where I couldn't afford to move, but I could barely afford to stay, either. So here we are. Robert Barnes and his brothers are literally the worst. I really can't think of any other way to put it. They inherited their inherently unskilled "profession" from their daddy, and the overwhelming majority of local people warn their friends and family against signing with Barnes. They make superfluous cosmetic changes and call it "renovation," and THEY ARE LITERALLY WILLING TO BREAK THE LAW if they decide that a tenant is a "problem."

I've lived at the Corner House apartments for 2 years now and I'd live here for another year if I…read morewasn't moving cities! The management has been great. Every time I've emailed with a repair request, it's been fixed within 1-2 days. CMB is very responsive. Another plus is that FedEx and UPS have keys to the outer apartment door, so even though there's no one around to sign for packages, they will leave them in the lobby or outside your door - very convenient! The building is fairly new and still feels nice. The carpet and furniture is "college friendly" - pretty nondescript, but in Ann Arbor it's hard to expect otherwise. One potential downside is that the rent seems to have been raised quite a bit. I renewed my lease at my initial rental price, but I think they're charging $200-300 more a unit now, which seems a bit overpriced for what they're providing. The tenants are mostly young college kids, so it can get a little rowdy, but I've rarely had trouble with noise. Sometimes on Saturday and Sunday mornings there's evidence of undergrads in the form of trash in the common areas, but it's always cleaned up quickly. Overall, I've really enjoyed my time here. The management is nice and responsive, and you do feel like they care about the building and tenants. And the location is great!

The buildings are old and moldy and the rent is high. Maintenance request are not handled in appropriate time frames and Michigan law is regularly ignored. Maintenance staff has even gone through personal belongings and eats resident's food which is extremely disturbing, an invasion of privacy, and leads me to not recommend college aged women live in these units. The heat is turned off before the winter is over which lead to inside temperatures of about 50-60 degrees. Additionally water will be turned off for up to 72 hours without much notice. The trash is also always overflowing as CMB outsources it management to high school students which regularly miss pickups. They are often cited by the city for this issue. Lastly there are only two laundry machines (and one of the two is usually out of service) for buildings of 15 units with multiple residents in each units which leads to confrontations among residents. Despite many emails these issues are not addressed. Overall I would recommend potential residents find another place to live.
