This company is a f*g nightmare! They should get a NEGATIVE 10 rating!!! They don't return calls, they don't answer emails, they don't take care of maintenance requests. Requested gutter cleaning 2-1/2 months ago! Requested sprinkler repairs 3 months ago. I could go on and on about how inept they've been but I'm sure you get the point. read more

It is disheartening to see my neighborhood decline under FirstServiceResidential's management. Despite the written rules, homeowners have been allowed to leave trash and recycling bins outside their garages 24/7, creating eyesore after eyesore after eyesore, etc., down the blocks for their neighbors and visitors to see. Plus, trash stored outside attracts rodents, especially now that organic waste bins have been added. That becomes a health issue, as well. Why does FRS allow the decline of any property that they manage by not upholding the rules when it comes to trash accumulation and storage? I see the same response from FRS, from a person named Terri, regarding the many one-star reviews of the company, in which they claim they will do better, yet there are no callbacks, no email responses, no text messages, no letter communications via the PO, and the trash problem remains. That is not doing better, and, to add insult to injury, the dues doubled this past year. There are other issues about FSR, but the trash issue was the last straw. A Nick Shirley is needed to check into FSR. It seems that only bringing national attention to problems in MN gets results. read more

Firstservice Residential - A loaded trash bin to look at. Compliments of FirstServiceResidential - Property Management Near Me - Bloomington, Minnesota

I've experienced repeated problems at this property, especially with parking. The same cars continually occupy the visitor spots for long periods of time, and management does nothing to enforce their own rules. It makes it difficult for actual guests to visit and shows a real lack of oversight. After reading through many of the other reviews, it's clear my experience isn't isolated. There's a pattern of poor communication, unresolved complaints, and general neglect from the management company. At this point, I will be contacting legal counsel regarding the ongoing issues and the management's failure to address them. If you're considering moving anywhere with this company, I strongly recommend reading the recent reviews before making a decision. read more

I am writing to formally document a serious failure in property management that directly impacted the health, safety, and daily lives of residents in my building. On the weekend of 5/9/26, all 12 units in my building lost water service for approximately two days. The root cause was the inaccessibility of the master water shutoff valve, which is located inside a unit that FirstService had recently overseen a foreclosure. When the issue arose, the City dispatched technicians to investigate, but they were unable to restore service because the shutoff was inside a private residence to which no they did not have access. City Public Works confirmed there was nothing further they could do and directed residents to contact FirstService directly. Despite being notified of the situation, FirstService did not resolve the matter until Monday evening -- requiring a locksmith to gain access to the vacant unit. Residents were without water for the entire weekend as a result. This effectively displaced or endangered residents for a whole two days. When I followed up with a FirstService representative named Matt, I was told the outage was caused by a contractor accidentally shutting off the water during renovations, and that the resident had been unresponsive to outreach over the weekend. I have documented evidence that directly contradicts this account -- the unit in question had been foreclosed upon and the residents evicted prior to the incident. I found this explanation to be misleading and inconsistent with the facts. This situation represents a clear failure of property management. FirstService was responsible for ensuring continuity of essential services across all units connected to that building's infrastructure. The failure to have a contingency plan for accessing critical utilities in a unit under their management -- particularly one involved in an active eviction or foreclosure -- resulted in an avoidable, multi-day disruption to twelve households. I submitted a support ticket to FirstService requesting that this month's HOA fee be waived as reasonable compensation for the negligence and displacement caused. That request was denied without acknowledgment of any responsibility. I am prepared to provide documentation supporting my account of events, including evidence that contradicts the explanation provided by FirstService's representative. I am requesting a formal review of this matter and ask that FirstService reconsider appropriate remediation for the affected residents. read more

I wish I could give them a negative number. We had an issue with water service in several units - the water was inexplicability shut off. The city said it was not an issue on their end. FirstService Residential was made aware of the issue by 3:00pm on Saturday - I received an email around that time and then another one at 10:00pm. They had apparently done nothing to resolve the issue. I called their 24/7 emergency line at 8:00am on Sunday morning and was told they would look into it. Other residents were calling as well. I called the 24/7 emergency line at 4:00pm on Sunday and they still had done nothing to resolve the issue. My neighbor texted me, after talking to them, to say that the association manager would look into it on Monday and hopefully get it resolved in the morning. Completely unacceptable. read more

I wish I could give them a worse rating than just 1 star. Becca Stevens is a terrible point of contact to work with as she does not want to improve the condo whatsoever and First Residential is a terrible manager. I looked at our Condos balance sheet and there is absolutely zero due diligence done on their end regarding obtaining competitive bids or just eliminating wasteful spending. Gittleman construction is the ONLY repair business they use and work with and their service is atrocious while charging insane fees for simple fixes. Repair requests typically are never answered promptly and it's usually a 90/10 chance they don't get done unless it's a gigantic problem they can't not deal with. If you are planning on using them - DONT! read more

Kevin Culligan is an amazing manager. He is like family and treats the residents like family. He is very responsive, helpful, courteous and kind. He even know all the dogs names and personalities in the building. He watches out for the elderly people in our building and is very trustworthy. He is a hard worker and is great about being on top of problems in the building and community. Highly recommend! read more

Amateurs. No standard financial reporting. Sloppy. This company needs to hire folks with more university level training.

Horrible. Wish I could give zero stars. Office workers are abusive to elders. My parents experience it whenever they approach the office staff. So they've just stopped trying to advocate for themselves. It's wrong on so many levels! elder abuse! Will be contacting an attorney!! read more

They are the WORST! They have some amazing property managers, but their departments and policies are so bad that it's impossible to get things done. As a Board member, I called for an emergency as our roof had failed and we had a waterfall into the building. Their off site, off shored customer service told me it wasn't an emergency. 2 reps and 30 min later, I resolved it, but this is one of almost 100 different issues/fails of FSR over a 2 yr time frame. read more

The customer service is terrible and unprofessional. I had to call to talk about a bill twice in one day and spoke to two different reps who both wanted to talk over me and continue to talk while I was speaking even when I asked them to not cut me off and listen to me. They both proceeded to argue with me and blatantly show that they were annoyed. The first one said I was going to receive a confirmation e-mail about what we had talked about and when it did not come through, I called later in the day to ask about it and if they had the correct e-mail address on file. The second rep pretty much acted like I was stupid and said there was no such thing as a confirmation e-mail that would be sent and that my reference number for that call was all I needed. Essentially, they were charging me a late fee on an assessment bill that wasn't due until JUNE of 2026... It is April. And they were annoyed that I was calling to tell them that I wanted that late fee removed. What a joke. read more

First Service thinks their retaliatory practices are okay. I have represented the neighborhood as Board President since 2017. In 2024, FirstService Residential fell significantly behind in their financial reporting, at one point they were 6 months behind in providing financial reports to the associations. Part of our contract stated that First Service was to provide us financial reporting within 10 days of the beginning of the following month of the month that just ending. We had been communicating quite extensively with Maggie Mahmood, who is the Regional Director that oversees our neighborhood. As you can see, in the email dated March 5th 2024, Maggie Mahmood had acknowledged that there were severe issues with their accounting department, and that they were trying to rebuild this department. Subsequent emails stated they were hoping to have some reports to us soon. On 4/30/2024, when I had finally had my hand on some of the financials and had some time to review, I had become aware when reviewing that we had $117,000 sitting in our operating account that was due to our Reserve Account. Our Operating account does not earn interest and our reserve money market account is a high interest account. I made Mike Benning aware of this and received no response. Because there was no accounting staff at First Service Residential, nobody had been managing their accounts. I followed up again on 05/09 with Mike Benning as I had not heard anything from him to inquire about if this had been escalated. Finally, in June, the $117,000 was sent to our Reserve Account. That solved one half of the issue. My goal was to get this resolved before our contract ended on 8/31/2024. On 8/14/2024, I received a response from Mike Benning letting me know that this was still in process and the goal was to resolve this fully by the end of our contract to allow us to part ways on good terms. This is in the email chain. Finally, on 8/29/2024, Maggie Mahmood let me know she received the amount of $1571.31 owed to us in interest. This is documented in the email chain. She was sending this on for approvals to credit us. We transitioned to our new management company on September 1st 2024. I asked tor them in December to look for the credit and they couldn't find it. On 12/28/2024, I went to Mike and Maggie and I was told on 12/30/2024 they would follow up on the Monday after the holidays, as the leadership team was out. This did not happen, so on 01/14/2025, I had to follow up with them again. Maggie Mahmood responded back within the day and let me know they were unable to reimburse us for interest they calculated that we were owed as we didn't maintain a "contractual obligation," as our contract was over now. Additionally, FirstService Residential represents the Master Board for our neighborhood. They are charging over double what a competitor would charge. The previous President did not do their due diligence and just signed their rip off contract. The bigger issue is FirstService paid an almost $12,000 invoice without approval from the Master Board, which I am also part of, with 0 approval from the board. When I tried to raise this as a default of their contract, they hired an overpriced, corrupt attorney to write a letter stating it's a "mistake" and mistakes don't constitute a default of the contract. A $12,000 "mistake" is not okay. And $3,000 dollars to write two letters to the board seems like corruption as a letter from an attorney costs $350-400 to write. So, it would seem as if FirstService and their attorney, Chestnut Cambronne are trying to pocket a few dollars. I would not trust FirstService Residential in the slightest. Ever since their whole issue with their accounting department that delayed financials for 6 months, they have since updated their contracts to state they have 1 month to get a board their financials. One month is unheard of. Every other company promises them by mid-month, but in an effort to cover themselves, they have now edited their language. BOARDS BEWARE!!!! read more

Unbelievable neglect of any duty, follow-up, care, or understanding of their responsibilities. Complete lack of attention to important matters and disorganization that would be laughable if it didn't cost the HOAs so much money. This management company is a huge national company that will cover it's own butt First (I think that's what the First stands for in FSR, it should be First Service First) and leave your HOA twisting in the wind. They want to manage from a remote location on their keyboard with a complaint-driven method of solving issues. I'm sure people who have an onsite staff manager have a better experience, but if you have an offsite manager, you better hope their GPS is working if they ever decide to come to the building, because they probably haven't been there in a year. Forget proactive management or spotting an issue before it gets out of hand. Their solution is to just have you replace everything on a regular basis, regardless of need; that's how they drain all of your reserves. Wouldn't it be nice if there were a person whose job it was to know about buildings and how to maintain them? Who knew how to prioritize repairs and maintenance to spend money wisely and not waste it on unnecessary things? Oh, wait, a property manager! Well, First Service will openly admit that their managers don't know about buildings, which is why they will try to tap your reserves for inspections every year that cost thousands of dollars. Property managers used to know about buildings and their care. We had a great manager for a while years ago, but they drove him out because he was always hiring contractors outside of the repair company they own. They are self-serving and have mastered the art of dropping the ball. They used to brag that they had great buying power and were able to save HOAs money, but now they don't even try to find competitive prices for repairs or projects. They use their in-house service or their buddies, and you will pay exponentially higher prices. I wish I could give zero stars for the damage that they have done to so many associations. Absolute hacks. ***update*** The fastest and sometimes only response from First Service is the AI-generated response to comments. read more

Communication is lacking at best. Requests are submitted and need to be followed up on consistently in order to get any resolution. It has taken over 2 months to fix an accounting issues that is on their end. They are great at passing the ball & blaming someone else. This is the 2nd townhome (in two different cities) that I have owned and are managed by First Service and I can say the only thing they are consistent at is poor customer service. read more

communication is horrible. as a board member questions go unanswered for weeks and months. property managers only communicate when asking about collecting money. they do not follow through, and they do not read or follow bylaws. they allow other board members and presidents to bulldoze over other board members and take advantage of smaller sub associations by mishandling their money. do not enforce rules and bylaws, and don't even communicate when an attorney is involved. read more

If I could give them 0 stars I would! My leasing agency (DRG also DO NOT recommend) had outdated information for parking. I couldn't access the garage for 10 days, despite garage parking being included in my lease. I registered my car at the time of leasing via a signed document with my car's information to serve as registration. There was no communication and no one responded to answer my list of emailed questions to try to gain access to the building. I called FSR office, the property manager and regional manager 10+ times. I tried to get into the garage with a new barcode I was given and it didn't work. My car got towed out of the lot and they refused to issue a refund saying I should've known to register my car. At this point the property manger finally returned a call and was seemingly empathetic and said he would meet me on the property the next day. He never showed. On day 10 of the issue (no garage access, not staying at the unit I am paying rent for fear of being towed) I left a voicemail saying that this treatment was 'bullshit' and while I should've taken the higher route verbally, that was the message that actually got a response. HOWEVER, their response wasn't to answer any of my questions or help solve the problem, it was to lecture me about my tone. In that email chain the property manager lied to cover his tracks with a higher up cc'd, saying I never tried the garage and that I never called for him to come meet me. The regional manager also stated they never heard that I was moving in prior to December 1st. Also a lie. I have emails with them cc'd dating November 7th. Ultimately they are clowns. Definitely giving a let's bully the young woman into being quiet vibe. Icing on the cake was the building wide email that went out two days later saying the garage readers weren't working intermittently and needed maintenance. No acknowledgement or apology given. Every few years, I decide to give Gittleman Construction & Maintenance Corporation another try and each time I am reminded how terrible (bordering sketchy) they are. They have terrible customer service and overcharge. They avoid direct asks for simple information. A warning to anyone who is considering using this management company. My building was breached and we had to do an emergency re-key. We were told it would be $10,000. The board was left to bid, rekey and distribute keys. I got a bid for $1900. They don't know how to manage or save money. We can't even get a response from our building manager without him having a total hissy fit. DON'T waste your money or risk your building. First Service Residential is a sleazy and slimey management company. FSR charges homeowners late fees for HOA payments that are not valid. Banks do not lie about when money is taken for an HOA payment. Banks are held to the highest standards in the world and are businesses that operate with the highest code of standards and ethics with numerous checks and balances in place. They do not make up dates that money is withdrawn and sent as a payment. FSR is stealing homeowners money by charging late fees for bogus "late payments." It is gross and disgusting that they have no integrity. Shame on Property Managers and HOA Boards for not also being ethical and allowing FSR to collect these bogus late fees. After reading every single review this seems to be a common practice that has happened to a lot (hundreds) of homeowners across all associations "managed" by FSR. Where is the accountability? When will this stealing stop? read more

I have asked on several occasions for a financial itemization of the services that we are paying for thru HOA dues. They're are numerous items on the budget that are vague and to date, we have not seen these types of services performed. I'm still waiting on a professional answer as the response to my question is a repeat of the service title (ie landscaping maintenance refers to the landscaping). FIRST Residential has also told us that we cannot have a residential board until we are at full occupancy in our community...many of us have lived here over two years and have no representation or say and the construction has stagnated in our area. They are very unprofessional and IMO just collecting money without doing anything. I have also asked about the numerous contractors in the area leaving trash behind as it blows around the neighborhood and into our yards, and that was blow off. First Service Residential is a horrible company and their integrity when dealing with homeowners is extremely questionable. They charge fees that are not warranted and when a homeowner can prove otherwise they don't care. (Like a bank statement from a withdrawal, etc.) FSR uses threatening collection tactics, scare tactics and tries to intimidate homeowners. They just continue to threaten with collections. They are not interested in finding resolution, won't provide any transparency/documentation and will not disclose fees - they seem to just make them up and when you ask for transparency they use intimidation tactics to just continue to threaten collections for no payment. Their collection tactics are questionable as everything is just a threat of going to collections. When they are in the wrong and know their answer is the threat of collections for none payment whether you owe that fee or not. I would never choose to have them as my management company. The HOA continues to hire them as the management company and they are just as bad and aren't working on behalf of homeowners. They charge late fees when they have received homeowners money paid through Clickpay even though it was paid and received by them before the due date of the 15th of the month and way before the 15th. They don't care and threaten collections as non payment. read more

In my opinion, Justin Lattu is the worst individual I have ever known. He and Julie Bibby, the Board President (who just yells when anyone disagrees with her) cut off my lockbox without warning costing me $500 in changing my locks, he could have called. There were no written regulations and just stated it was a Board decision. He and Julie like to use power to bully people. I asked them to cut bushes and it was never done, but when I asked to trim them myself He said "absolutely not, they are not your property. " I went through absolute hell and reported leaking through my ceiling, which by regulations the association is supposed to stop active leaks. No, this went on for months until my condo was covered in mold from the unit above and I had to move out while I was pregnant. I have now sold the unit and canceled everything through the first residential website. Did I still get billed the following month for association fees? Absolutely! I moved out of that condo bc of the terrible management of FirstService Residential and terrible neighbors. They don't even deserve one star. My opinion is that they are absolutely terrible human beings and bullies and karma will have their way with them in the future. I am still considering speaking with an attorney now that I have money from the sale of my condo to sue them for the absolute hell they put me through and terrible management. Absolutely disgusted with Justin and Julie the Board president. DESPICABLE HUMANS to put a disabled, single mother what they put me through. Save yourself and never move into one of these townhouse. This company should be shut down completely. It seemed they make up their own regulations and adjust them to how they want to, they don't follow their own guidelines. When I was moving out with a brand new baby, they didn't even lift the downspout so I almost slipped on a huge ice slide multiple times. The main door NEVER shut after multiple requests. Use a phone payment system charging two additional fees on the last due date of the 15th. Receive a mailed statement at my son's home showing an additional late fee for the previous payment charged to my charge account on the 15th, showing a payment made on the 18th. Contact them again, regarding the payment not being late, and they respond that they will put in a ticket to determine if the payment was late. I joined our condo HOA Board in Dec 2021. Justin Lattu has been our FS Residential Association Manager (for several years). He is so responsive to every request. He follows up and makes sure all open issues are completely addressed. He is extremely knowledgeable and competent, but his professionalism and courteousness - even in difficult situations - sets him apart. One great example is the recent increases everyone has experienced in HOA dues. Justin spent time with our Board to review every line item, and help us develop the justification to clearly explain the increases to owners. He has been a great partner with our Board. Additionally, we have had great experience with the after-hours support. Last new year's eve, we had a sprinkler system emergency. I bought a condo 12 years ago and the management company was fantastic. Unfortunately, our board chose to move to FSR, and it has cost all the owners in the building. Not only have the HOA fees doubled in that time, they continuously create new ways to charge owners for what they call "special assessments" where they hire contractors to do unnecessary work, pass the cost onto the condo owners, and receive kick-backs that they hide. At a minimum, these practices are unethical, if not illegal (not a lawyer, so cannot make that determination). Also, to be clear, I am not against paying for initiatives that enhance the building for the condo owners. In fact, I would usually vote for them. But randomly creating frivolous work so they can get a kickback without a vote is ridiculous. Well over $20k in special assessments have been incurred by each of condo owner in my building (not just me), with little to no value to the property. Steer away folks. read more
