    Do NOT work with this company, avoid if possible. Very dishonest & unprofessional. They are skeevy and sexist. They lied to my face, over and over again. I tried working things out, but they refused. My property manager actually said, "I'm not here to help you." Here are some photos of what they considered "clean" for me to move into. However, when I moved out and left the place so clean, they kept part of my security deposit, even after telling me to my face, I would receive my full security deposit back! AVOID THIS COMPANY!!!

I've used them for my own condo as well as for my clients whose properties I oversee. GMC manages most of the properties in downtown Minneapolis and I think they are the best in their field. They excel at handling complicated and troublesome challenges such as construction defects and long term budgeting. I have always found their handling of day to day issues such as billing and Re-Sale disclosures to be handled better than any other management firm. As a Realtor I am exposed to several management companies, so I have some experience here.

    I am writing to formally document a serious failure in property management that directly impacted…read morethe health, safety, and daily lives of residents in my building. On the weekend of 5/9/26, all 12 units in my building lost water service for approximately two days. The root cause was the inaccessibility of the master water shutoff valve, which is located inside a unit that FirstService had recently overseen a foreclosure. When the issue arose, the City dispatched technicians to investigate, but they were unable to restore service because the shutoff was inside a private residence to which no they did not have access. City Public Works confirmed there was nothing further they could do and directed residents to contact FirstService directly. Despite being notified of the situation, FirstService did not resolve the matter until Monday evening -- requiring a locksmith to gain access to the vacant unit. Residents were without water for the entire weekend as a result. This effectively displaced or endangered residents for a whole two days. When I followed up with a FirstService representative named Matt, I was told the outage was caused by a contractor accidentally shutting off the water during renovations, and that the resident had been unresponsive to outreach over the weekend. I have documented evidence that directly contradicts this account -- the unit in question had been foreclosed upon and the residents evicted prior to the incident. I found this explanation to be misleading and inconsistent with the facts. This situation represents a clear failure of property management. FirstService was responsible for ensuring continuity of essential services across all units connected to that building's infrastructure. The failure to have a contingency plan for accessing critical utilities in a unit under their management -- particularly one involved in an active eviction or foreclosure -- resulted in an avoidable, multi-day disruption to twelve households. I submitted a support ticket to FirstService requesting that this month's HOA fee be waived as reasonable compensation for the negligence and displacement caused. That request was denied without acknowledgment of any responsibility. I am prepared to provide documentation supporting my account of events, including evidence that contradicts the explanation provided by FirstService's representative. I am requesting a formal review of this matter and ask that FirstService reconsider appropriate remediation for the affected residents.

    Mr. Mark Gettinger helped me in finding a great deal in Minnesota (I am living in the West Coast)…read more He also explained me in detail about the required process and paper work and prepared an offer that helped in competing with other multiple buyers and getting a right price for my new condo purchase. In addition, he communicated with the condo association and provided all required documents for set up the HOA payments on time. Moreover, he suggested to do the Mobile closing ( the notary came to my home for signing the closing paper in the closing date) which saved my time and $$$ money because I did not need to fly to Minnesota just for the closing. Mr.Mark Gettinger has provided an outstanding customer service. He commutated with my Closing company and Lender directly when I needed the information's clarification ( especially, the specific legal terminology). Furthermore, all the paper work and earning money sending were done electronically-it was so easy and accurate as well as saving a lot of my time and energy in this busy life. In Sum, the closing was done on time, and my Lender told me that they were impressed how Mr. Mark Gettinger was able to manage very professionally the condo purchase ( which is required more knowledge and documentation than purchasing a single home) and also for a Buyer who is living in the different state. I am recommending Mr. Mark Gettinger as a trustful, knowledgeable, thoughtful, and professional Real Estate Agent.

The manager rarely answered her phone. She only wanted to respond by text. The last year I was there, she failed to provide me a lease, which led to major book keeping problems. Basically, even though I paid my rent on time each month, they failed to properly record it, so I was fighting with them over an ongoing late fee. When I moved out, they deducted my June rent, despite the fact I had paid it in May. I tried contacting the corporate office, writing letters, calling and texting the manager but no success. Now the only way I will get my money is to sue them. I will NEVER rent from a H&B property again.

It doesn't take 21 days to refund money but they took advantage of what the law says and waited the entire 21 days before mailing out my refund.

They just all seem to lack compassion, pride, and service. All they ever really cared about was collecting money and avoiding repair and maintenance calls or emails till they couldn't dodge the issue. Last year when I was relocating from Los Angeles to Minneapolis I only had two days to find an apartment. I was being rejected from all of them because I didn't have a 730 credit score due to some student loans and medical bills. When I was about to give up and go back to Cali I got a call from Tom Stutsman wondering if I was still looking for an apartment? I told him "yes!I was", but I told him my credit is a work in progress and not high... He said let me guess "Student Loans and Medical Bills"?I said "Yes"! and he told me he didn't care about that stuff and as long as I'm a nice person that's all he looks for... next day I looked at the apartment. I ended up dropping the deposit the next day and had the lease signed before I Flew back to Los Angeles. It all happened so fast and easy. Tom even had the lights turned on for me in my name when I arrived. Any time I had a repair issue, even emailing him late at night they would be taking care of it first thing in the morning. Tom's work ethic is unprecedented and within minutes of talking to him you can tell he radiates a passion for what he does. If I'm ever back in Minneapolis the only person I will call is Tom Strutsman. Thanks Tom for all that you do!

The tenants ended up finding our contact info and reaching out because Aaroosh was MIA. Thank God for good, ethic tenants or we would've been screwed. Your best bet is to believe all the horrible reviews because each one is TRUE!!! He's a fraud and vacationing is his priority. Believe Peter, Sunny, and whoever else posted a negative review. Your home is a major investment. Don't waste your time with this fraud.

We were compensated $200 for our labor. Aroosh left the company and Tyler took over. Way more professional and responsive, we were hopeful things would get better. I'm sure for property owners, he's great, but we were screwed upon move out and got only $57 back from our deposit. Was not expecting the full amount but got charged $600 for cleaning (cleaners from PPM) and almost $300 for flea treatment. FLEAS?! We did not have fleas and left that place 100x cleaner than how it was received. Renters, beware. Another company to nickel and dime you when it's time to move out, and not take care of the most basic things. Property owners, if you care about finding and keeping quality renters, do not hire them.

Our booking request was rejected because they 'only rent out to our businesses' as I was told when I called to ask. This was not disclosed on the site or on Google at all, I even went back to double check. The rejection email i received from Stephanie Crowl stated verbatim "we only rent this to our peeps......" which I found incredibly unprofessional. When I called for clarification, she was incredibly rude, condescending & dismissive on the phone with me as well. If there had been some sort of disclosure that the cabins that this company own are for business only, when on the Google page or the home page, this would not have been an issue. But to go through the booking process, have the request submitted and be excited for a weekend trip only to have it rejected by an unprofessional email was something else. Next time I want to book any sort of trip or vacation in MN, if I see that the rental is JGM, this experience will be at the forefront of my mind and I likely won't be giving them any business.
