Horrid. Stay away! I put in a call to have my drier worked on. I, clearly, have 'Appliance Plus' coverage. The representative can see it but can't do anything about it, telling me over and over in broken English that my contract doesn't cover washer and drier. I have been on the phone now 19 minutes with no resolution. I don't have a problem, generally, with offshore call centers. But this person's English was truly terrible. I had to ask her to repeat herself multiple times. Totally unimpressed with this company. We WILL NOT be renewing when our current contract expires. read more

We have been loyal customers of First American Home Warranty (FAHW) for 13 years. Initially, the service was excellent--but our recent experience has been extremely disappointing and unacceptable. We submitted a service request on January 27, 2025, for a double oven that had stopped heating. Despite notifying FAHW, we were told there were no other contractors available, and we received nothing but an empty apology. After repeated attempts to contact the contractor ourselves, they finally came out nearly two weeks later to diagnose the problem, stating that a part would need to be ordered. Another 1-2 weeks passed, and we received a call from the contractor saying FAHW required the serial number, which meant removing the entire oven. It turned out the contractor had confused us with another customer. He returned at the end of February with a part and claimed the oven was fixed--but just two days later, we experienced the same issue. I requested a different contractor, which FAHW denied, insisting the same technician return. In mid-March, the contractor came back and stated the heating element was bad and needed to be ordered. 2-3 weeks later, he returned, but in the process of replacing the element, he broke the glass on the oven. The upper oven began working, but now we had a broken lower oven door. Initially, the contractor said he would personally replace the glass if FAHW would not. FAHW eventually ordered the part, and another 2-3 weeks later, the glass was replaced. In total, we were without a working oven for well over 30 days. FAHW's response? A $50 offer toward a toaster oven. They claimed they weren't responsible and placed the blame on the contractor. I had to explain that they are accountable for the contractors they assign. After weeks of escalated calls to supervisors--many of whom either stopped returning calls or passed us off to someone else--I finally reached out to the corporate office. Ultimately, we received a new double oven around June or July, only because the replacement was on backorder. This entire ordeal has been a nightmare of poor communication, lack of accountability, and terrible customer service. As a long-term customer, I expected better. Based on this experience, I cannot recommend First American Home Warranty. read more

First American Home Warranty - Old oven - Home & Rental Insurance Near Me

If I could give zero stars, I would. This company uses contractors who don't speak English, and they have to use a translation app. Then they go to YouTube to see how to 'run a diagnostic' on the appliance, then they tell you that there's nothing wrong and leave. I heard from the second contractor who came out (after making a fuss with the warranty company) that this is their standard modus operandi. They just take your co-pay and don't fix. I was without a dishwasher for over a month before having it correctly diagnosed and fixed. The only other repair I had with them, it was the same story. Now I am waiting for a contractor for my washer on Monday, and I am afraid it will be the same story because I can find nothing about the appliance repair company online. I will NOT renew with them. The worst. read more

I have been with First American as a home owner for 18+ years and as a Real Estate agent for 20+. I have 2 home with them and they have taken care of the issue we have had over the years. Some of them took a little time and communications, but it wasn't necessarily with FMHW, some of it was the company that was sent out. As an agent, I have seen first hand where they have jumped in with a temporary fix until vendor was able to complete the job. I stand by FAHW read more

I am no longer renewing after 5 years. As many of you, I kept the warranty despite raising costs every year, for the idea of convenience in case for the need of a home repair. However, First American has failed me almost every time I submitted a claim. The contractors that they hire are HORRIBLE with the exception of a few. The headache of having to follow up with First American to get a new contractor is just too much and defeats the purpose of having a warranty. I'll rather do my research and hire a good contractor from the start. There were some kind and responsive agents but there were others that simply did not care. The communication is also poor--all is on the homeowner. I don't recommend them. save your money, do the research and hire a good contractor from the start vs. depending on First American to do so which from my experience only hire the worst and poorly reviewed contractors. read more

DO NOT USE THIS COMPANY. This company pays very little and finds loopholes. Every claim they use the word modification to include why your co-pay is so high. They use companies that show up, take pictures and send me a high bill for my portion. If you can not afford the modifications, will not cover the item in question if you don't pay for the co-pay. I was in real estate and this is my first time using this compan. save your money and go to another home warranty . They will by the item but you pay for the rest. Also, they find the parts and if they can find a cheaper part but doesn't fit your home.... You will then have modified charges. This company is a scam. read more

I purchased First American Home Warranty expecting the "full coverage" they advertise--promising "No dollar limits on HVAC," "Full system coverage," and "No surprises." My actual experience has been the opposite. After years of paying premiums, my 5-ton HVAC system failed. Instead of honoring the contract, FAHW: Denied the claim for years, knowing the unit was not up to building code. Quoted the wrong system size (3-ton instead of 5-ton), then corrected it without updating deadlines. Sent at 11:03 pm before a holiday weekend. Stating I could only respond via mail, fax, or phone. Offered equipment that is no longer in production and doesn't even work together--making the proposal completely non-functional. Ignored my repeated emails requesting clarification on full replacement, code compliance, and EPA requirements. Forced a cash payout I explicitly rejected and attempted to close my claim while a state investigation was still pending. cont. to lie to BBB Offered $2,293 for mismatched equipment, even though their own contractor estimated $3,865 just for coil replacement. Oh, and I would be out the $3,865--not including the full system replacement ($12K-$15K). I have their own contractor stating replacement is the best option. Also their contractors stated that FAHW can't get the parts to finish the job, and won't pay them to complete it. This is why they are FORCING the cash offer I did not accept. Their own marketing claims "no dollar limits" and "full HVAC coverage," but when the time came, FAHW excluded critical parts, code upgrades, and required modifications. Their payout wouldn't even cover half of what's needed to restore a working system. I have over 250 documented pieces of evidence, including FAHW's own emails contradicting their BBB statements. Screenshots attached show: FAHW admitting the system is 5-ton (after misquoting it). Offers based on mismatched, discontinued equipment. Emails stating the claim would remain open--then closing it anyway. Payout marked "final" even after formal rejection. Bottom Line: If you're considering FAHW, know that "full coverage" often means partial payouts, denied repairs, and impossible equipment quotes. Read every line of their contract and be prepared for a fight if you ever need real service. I'm happy to share proof with anyone who wants details. read more

Dishwasher stopped working 3 months ago. Still not fixed OR replaced. AT Appliances came out 1st time and replaced a pump. It worked for 1 cycle. Lights started flashing. A week later AT Appliances came back out and said there was a leak so they sealed it. Didn't even make it through one wash cycle. A week or so later they send AT Appliances back and they said we didn't wait long enough for the sealant to dry. AT Appliances resealed the leak and told us to wait a couple of days before using the dishwasher. We waited 3 days and yes you guessed it - lights started flashing again and didn't make it through the wash cycle. Called FAHW and re-opened the case. Heard nothing from either FAHW or AT Appliances until I finally told the person at FAHW that I wanted to speak with their manager. They wouldn't! They said they would call AT Appliances while I was on hold. They said it was under manager review at AT Appliances and someone would get back to me with a decision. I finally asked them to get a supervisor. At first he said the same thing until I pressed him to call AT Appliance while I was on hold. He then says that AT Appliance can't fix it and FAHW needs to find a Samsung certified repair person. A couple of weeks pass and the Samsung repair guy comes out and says it needs a part that is no longer made!! So now we are waiting FAHW to try and find the part. Seems like they are trying to do everything they can not to solve this. Spoke with a lady this morning and she said the cash out would only be for the price of the part and not another dishwasher! They said that it will take a few more days to try and exhaust their search for the part. Only AND only if they can't find the part will they even consider replacing the dishwasher. Don't believe the nonsense ads that say they will fix or replace - hasn't been our experience so far! On top of that another person from FAHW calls to ask if I want to pay over $1,100 to renew for another year!! I started laughing! Got to be joking right? For that price I could have bought a new dishwasher had it installed and been working 3 months ago and have money left over. Can you imagine if this was a hot water heater and we had been without hot water for 3 months!! Awful service, little to no communication, no sense of urgency and major run around! If there was a way to give a "-" (minus) star rating I would! Buyer beware!! read more

Please do yourself a favor and do NOT contract with First American. They are Con Artists, Liars and Thieves. Last September, our home lost all power due to a failed electrical box. I immediately did what First American asked, and called them for a service call, as it was 100 degrees that day. ( no A/C and no refrigeration) First attempt to get through, they hung up on me. Second attempt - was directed to an agent who spoke little or no English. Was then hung up on again. 3rd attempt - was given a promise that a local technician would contact me soon. 2 hours later - no call from anyone. 4th attempt to call First American - again, got hung up on. Finally got through, only to be told that the only local electrician in my area does not perform emergency services. So, with my house up to 88 degrees now, my children and pets suffering, and all of my food spoiling, I had to call an electrician myself. After the repair, First American had the audacity and rude attitude of reprimanding ME for not letting them set up the repair. Not only will I cancel my contract with First American, but I will use all social media avenues - like this one, to ensure that no others make the mistake of signing up with First American, only to waste yearly fees that get you nothing in return. Shame on First American. read more

Surprised to see all the 1's in reviews. Been with First American for 12 years. Has every job been butterflies and bird song? No. It's a dynamic house. But by far, the majority of the time, I'm sent excellent and efficient contractors, who keep to their schedules. I have 2 houses with them. Not 100% of issues are 100% covered, but it is reasonable. I had to add things like my pool,HVAC, washer & dryer. All of these items are over 20 years old. Had to petition a few times. Sometimes worked, sometimes didn't. But about 95% of service went splendid. And I've had multiple claims. Bottom line... It pays off. read more

Do not use this company. They promise to cover many appliances and pool however, when it's time to fix the problem they easily deny claims and state that it is not covered under the warranty. We requested for a certain pool company to be removed from coming to work on our pool and yet they assigned the same company to come out and do work on our pool resulting is them paying for the technician to flip a breaker and then denying the real issue with our pool. Save your money and go with a more reputable company. read more

Service is below Not Good. My hot water heater went out and they wanted to charge almost $1400 for the water heater to be replaced charging for all the parts to put it in. And then they offered a buy out for $850 which does not even pay for a new water heater! This is ridiculous I was without hot water for over 2 1/2 weeks trying to get to a manager to call me back kept sending my calls to an extension that never answered. I finally went out and bought a new water heater and paid someone less for the installation and parts. Stay away from this company and the water heater they were going to bring is not rated well at all. Looking for a good lawyer to take this one out of business! read more

This company is a joke. I have had a claim on my refrigerator since July 16th 2025. The tech that was sent out only spoke Russian, needless to say communication was difficult, at best. He damaged my wooden floors, on his first of 4 visits. I let the claims adjuster know that day, and sent pictures. She said to wait until the refrigerator was repaired, before addressing the damage. The refrigerator had to be replaced, so the claim should be finalized, however now they are dragging their feet on the claim for the damage to the wood floors. FAHW does not answer their phone, unless you are calling to cancel service, or start service. I have called many times, and have only been able to reach a human going thru the process of calling as if I was cancelling my contract. I have asked to speak to a supervisor at least 20x's, and have never been granted that request, it is almost like they have ignored my request. I have been told that the contractor that damaged the floors would have their insurance contact me, but that has still not happened. When I send emails, they seem to be ignored, the only thing I can do now, is seek an attorney. Please, for the love of God, do not use this company!!!! read more

I know home warranty companies always get bad reviews, but I must say that I have had very good luck with this company. They do strive to take care of the issue. They do have an escalation person that helps with problems and they follow up to make sure you have good service. read more

horrible , took my money and didn't do the repairs covered by policy. Called several times and ended up with no resolution. Had to pay a repair bill by myself read more

I guess there is a reason first American home warranty has the worst reviews. Once again we get played by them and their "contracted suppliers" our ac went out and we smelled smoke. Scary, two kids of five and ten. I tell them and they say ok Mr strang we will get someone out for an emergency. I get a text an hot later saying we will call you to schedule and see you in four days. I call and they say we do not do emergencies. I call first American. They say oh we don't have anyone else. The company is EMS Seevices. They are all in this scheme together. Anyway, they came out the next day thankfully. The technician said to my wife if I had the motor I would just change it now for you but we need to order it. Scam start step one. He said we will get it in and I will come back Monday. ok, sounds good. a text later they say we have professional reviewing your project. Broken motor. Then, I hear nothing. So, I call them and they say they have to send a quote first and that they sent it to First American. I called them and they said they have not gotten anything. They called MES and then called me back. They then said that EMS said they have to maintenance my machine and that is not covered. then The lovely @FIRSTERICANHOMEWARTANTY told me(14 year customer loyally) that if i didn't like it I can look for my own provider. Well, it's been a week. The cans still not fixed. I still have no quote and no scheduled repair. The only good thing is it's not too bad out right now. But my house was 84 degrees last night. Again, I have a five and a ten year old. We are not rich and cannot just go to a hotel. I bought a portable ac that didn't work and I can only paid back for half the cost. It's crazy. I don't want anything except to be comfortable in my home and have the service I pay for. Sad how people with less are treated sometimes. read more

It's been almost a year and this is first time I have had to use it. Refrigerator is not staying cold. First call, took contractor 4 days to come out. He left saying it should be running much better now. I waited a few days for it to "kick in" and for freezer to get cold again but...it didn't. Called again. Called again and again...called First American Home Warranty who told me to call contractor again...called him again. 12 days later contractor shows up at my house before 8:00 a.m. (never called to tell me he was coming) but I was just thrilled to see him. Of course all of the food in my freezer and refrigerator had to be tossed but...he replaced a part in the freezer and said, "good to go". But it was not. Freezer was working but the other side was not cold. Called him again...no response. Called First Home Warranty and told of the problem...they put me on hold and said they would locate the contractor, then came back on the line and told me he would be here...tomorrow. Whatever...I lost tons of food and condiments I have to replace that would have been cheaper to save the $ spent on the warranty and pay a local repairman who would have fixed it the first time. What a waste. read more

I bought into this warranty because I thought this would make my life easier to have someone fix my appliances without a hassle. On 7/17/24 I called First American Home Warranty (FMHW) to request a repair on an appliance. On 7/18/24 I received a text message from FAHW that the service request was assigned to a contractor. The scheduled date was 7/25/24. I was happy with this quick response. On 7/25/24 The technician stated a part would need to be ordered and he would return. This contractor's personal appearance was frightful. He had tattoos on his face. I am not a fan of tattoos so this comment is just my opinion. On 8/5/24 I called FAHW because the part had not arrived and I hadn't received any notifications about a follow-up. During this call, I found out that the contractor couldn't fix the appliance. Therefore, FAHW was sending out another contractor to fix the appliance on 8/6/24 between 8:00 -12:00 pm. I was happy with this quick response but annoyed about the lack of communication on FAHW's part. On 8/6/24 no contractor called to showed up. I called FAHW and was asked to be patient that they could possibly get the contractor out later that day. By this time, after two attempts and missing 2 days of work, I was furious. On 8/7/24 I requested the $100 service fee to be refunded On 8/8/24 the $100 service fee was credited. I was happy about the quick refund. On 8/9/24 Warranty service was cancelled. read more

The parts came in, but the technicians schedule is slammed so I am unable to get on the schedule. First American wants me to track down their tech to get on his schedule. Believe me I've tried. We bought an older home with fahw as a helpful tool and gave it a try. The first problem we had was a valve that controls the Freon flow in the ac unit. We put a work order in sept 2021. They said they needed that valve to repair the unit to operate correctly...a month later ...nothing. I call they say covid is causing a shortage in parts ...ok...the part came in but disappeared so they had to order more parts... I have called five times in the last 4 months waiting for a reply..they keep saying it was completed but the broken part is still here...still on the unit...if it were fixed they should have a part number attached I would imagine...so now my warranty has expired and I am getting the same run around about sending this to the review guys ...again. 3rd time so...I would be foolish to sign back up with this company if this work is not done. Not my fault they dropped the ball and did not but say the valve is not working.... Not happy at all about this service nightmare. The electricians and garage door guys were great and professional for other aspects...hvac guys were horrid. Closing out work orders that were not completed and paid for by me and first am. First am believed him over my still broken ax unit..not good customer support. Failed. I will find some else to do it most likely cause they did not do anything to help this ac problem. !!!!!Update!!! The ac unit was fixed by Sal of Universal hvac. Thank you Sal and first American for finishing the job that a bad employee from Sundance ac never finished and wrote off as done ...I wouldn't go through them after dropping the ball...so I upgraded them to 3 stars. 1st am got it done but It took months of repeat phone and hrs of time in calls to get this done...I wrote this review and it was approved...coincidence? Anyhow it's finally done. I had some great contractors come through 1st American also hence the upgrade in stars. I would use them again if I just bought an older home for sure . Thank you read more

Our water heater went bad on a Thursday morning. Called FAHW and got assigned NW Sundance. They said they could come out by Monday. That's 5 days without hot water in a residence. They were 1 1/2 hours away from Albany. Asked for a more local repair company and they only had 1 more who said 2 weeks. After some investigating I found that when NW Sundance would come on Monday they would NOT replace the heater that day but "evaluate" what they needed for the repair, get the "authorization" needed from FAHW, order whatever and then do the job. The time frame was at LEAST another week after the Monday evaluation. So at least 2 weeks without a water heater. I cancelled the job completely and got it done by a private company the same day. I did get my "repair fee" returned, but only because NW Sundance had not yet come to the house. If they did and gave me that time frame, I would have lost the $85. FAHW doesn't seem to have LOCAL contractors for some areas (or most ?). Be VERY CAREFUL if you sign up with these guys... read more

We had a problem with our home heating unit on October 18th. Not ideal since the temperature is dipping into the low 40's and mid 30's at night. We called First American and they assigned NW Sundance Services company and told me that they would call me within a few hours to schedule the repair. First American says that they use local businesses to service customer claims. Nope. NW Sundance is located in Clackamas, Oregon, 112 miles and a two-hour drive from Eugene. That's not local in my book. When they called they informed me that the next available appointment would be November 3, My rudimentary math skills told me that was over two weeks away. This is not an acceptable time frame for a heating repair in late October. First American is impossible to contact by phone or email to complain or to ask for a different solution. We called a local company and had the problem fixed within a day. What a difference. If you use this company be sure that they assign a local contractor to fix your problem. read more
