After a long and frustrating search for a co-op-compliant plumber in Brooklyn, I finally found Joe…read moreThe Plumber and they were definitely worth the effort. I needed multiple plumbing issues addressed in a Sheepshead Bay co-op: * replacement kitchen faucet installation * correction/replacement of under-sink piping (brass trap & waste bends) in bathroom and kitchen * shower trim/valve compatibility work Unlike several other plumbers I contacted, Joe was fully prepared to handle co-op requirements, including providing a COI (Certificate of Insurance) with the necessary coverage levels. If you live in a NYC co-op, you already know how huge that is! A few things I especially appreciated: * They stayed within their original estimated range (~$1900-2400), even though the project required a second visit after we discovered my older Kohler valve needed a retrofit adapter that no longer ships with current trim kits. * Communication was responsive and straightforward. * They clearly knew their way around older NYC plumbing situations and co-op logistics. * They accommodated the work during boiler/heating season (October), when many plumbers were either fully booked or unwilling to deal with co-op paperwork at all. One useful lesson for other co-op owners: if possible, bundle multiple plumbing issues into one project. The insurance/admin overhead for co-op work is real, and combining repairs makes the job much more practical for everyone involved. The final result was clean, professional work, updated piping, and fixtures that finally feel stable and correctly installed after years of patchwork fixes and contractor weirdness. Would absolutely use them again!

Serge and his helper came and diagnosed the issue and provided a detailed explanation on how everything works. He told us that we needed a new gas regulator on our hot water heater. We had just bought the house last year, so he suggested that we get a new hot water heater (plus gas regulator) under warranty. Franco Belli Plumbing & Heating took care of everything for us! They called the hot water heater manufacturer and got us a new hot water heater under warranty then installed it in 3 hours! Everything works perfectly now! They charged us for 2 hours of diagnostic time and 3 hours for installation. Great customer service! Definitely will use these guys again and again! Thanks Manny and Serge!

No repairs were done, no meaningful diagnosis was provided, yet I was billed $280.35 for "one hour of service." Moreover, this is something they could have easily asked me to check prior to coming over. At no point before the visit was I informed of a mandatory one-hour minimum charge. Only after the technician declined to perform the job was I handed paperwork with that language buried above the signature line. This is a classic bait-and-switch, no disclosure up front, refusal to provide the service, and then a hefty bill.

In summer 2024, I hired Petri Plumbing & Heating to replace the water source heat pump in my NYC…read morecondo for $5,691. The new Ice Air unit requires a manufacturer-specified water flow rate of 3.25 GPM. The existing balancing valve connected to it -- manufactured in 2008 and 16 years old at the time -- was rated at only 2.0 GPM, which is 38.5% below what the manufacturer requires. This mismatch was never disclosed to me at any point during or after installation. The company later confirmed in writing that they had identified the valve and decided it was acceptable, but they never communicated this assessment or the associated risk to me as the owner. Within four months of installation, the unit began breaking down. It failed six documented times over the following 17 months, repeatedly leaving my tenant without heat during winter. I paid out of pocket for multiple diagnostic visits across different contractors trying to identify the root cause. I only learned of the GPM mismatch in 2026 -- from my building's property manager, not from Petri. When I raised the issue, the company declined to acknowledge any oversight and quoted $2,892 to correct it -- work made necessary by a deficiency that was never disclosed at installation. I'm sharing this factually so other condo and homeowners can ask the right questions upfront: confirm that any existing valves and components meet your new unit's manufacturer specifications before work begins.

I contacted Sessa on the morning of May 27, 2011. My toilet's flushometer had failed, so we were…read morehaving a nice little emergency. Sessa sent Ben out a few hours later. Ben was not just a very capable plumber; he was also extremely intelligent and friendly. He spent more than 2 hours on this project. He could have just replaced the defective part of my old residential-grade flushometer; but he gave me the option to upgrade to a commercial-grade flushometer. The cost of the upgrade was double the cost of replacing the defective old part (approximately $600.00 versus $300.00), but I chose the upgrade because Ben showed me the parts that compose the Sloan Royal flushometer as well as the parts that compose the old Rex flushometer and I could see that the Sloan was much superior to the Rex. I cannot praise Ben enough. When I was not satisfied with the too little amount of water that the new Sloan was producing with each flush, which was happening because the Sloan, designed for commercial use, was generating just 1.6 gallons per flush whereas I was used to double that amount, Ben consulted his manager, and they improvised a work-around whereby Ben disabled the Sloan's shut-off valve so that the amount produced per flush approximated the amount to which I was accustomed. Praise must also go to Ellen, the office receptionist, who handled this whole situation with great professionalism. Speaking of professionalism, Sessa runs a highly professional operation. The prices for every kind of repair are in a large binder, so there can be no issue of an employee charging whatever he feels like charging. Also, the 6-year warranty on parts & labor that Sessa provides is at least twice what I believe most other service providers offer, whether they are in the plumbing business or some other business. For that reason, and taking into account the excellent quality of the work Sessa performs, I consider their prices, while high, to be quite reasonable. I know from experience that Sessa reliably and capably honors its warranty. About a week after Ben installed the replacement flushometer, it failed. I called Sessa and Ben showed up at my home within two hours, made some adjustments, and my toilet has been working perfectly ever since.
