Iain pretty much hit the nail on the head with this agency. My flatmates and I have had a number of problems dealing with Fineholm over the years. One such problem resulted in us talking to the big boss in the Glasgow branch as they had our account in hundreds of pounds worth of arrears that were never there in the first place; the threatening letters then stopped not long after. On another occasion we were informed our flat would be inspected at a specific time and date, so we stayed in and the guy simply walked in the front door to our hall way and then just walked straight back out again. Most folk would find this perfect, however we are on good terms with our landlord and felt it unfair that she was paying for a service that she was not receiving, so we called her and she duly complained. AVOID THEM AT ALL COST. If I am allowed to leave zero stars, I would leave zero stars. They will try to rip you off your deposit for cleaning maintenance fees with an intial flat fee of 25. This is ridiculous. I left the flat in a clean state (swept and clean). They expect it to be in a state of a professional cleaner state e.g. everything bleach out or reverted to as though they were brand new. When the agent from Fine Holm met us the phrase "shooting fish in a barrel" must have gone through his mind. He easily spotted and shamelessly took advantage of our inexperience in renting to ensure that his company and himself shafted us rotten, then wiped their soiled appendages on our cardigans afterwards for good measure. My enduring memory was of the flat being inspected before we left, after which we were charged £45 for cleaning the fridge, and £80 for items missing from the inventory. I think it is worth a mention that the inventory was compiled in 1998 and when we rented the flat in 2001 it had not been updated. My partner and I lived in a property managed by Fineholm for just under 2 years. In that time, we had an issue with almost everything in our furnished 2 bedroom flat. While the location was undeniably fantastic, the flat itself was completely falling apart. Both a bed and sofa had to be replaced - and the latter took almost 3 months from the date we first reported it being broken until it was finally replaced. This after a joiner had come to repair it twice, and told us that the sofa in question as made with such poor quality materials that it would soon have to be replaced anyway. We frequently had issues with plumbing, going several days without hot water, and 2 leaks in the same place that caused water damage in the flat downstairs. We can only apologise for the fact that their family had to be evacuated at 3:00 AM. On another occasion, we called the emergency plumber for a fast growing leak, only to find out that there wasn't a single plumber available, and that this had already been communicated to Fineholm ahead of time. A few months into our tenancy, we noted a mouse problem and immediately reported it to Fineholm. Despite receiving a promise of a visit by a pest control contractor, nothing of the sort happened, and we were left to deal with the infestation completely on our own. Over the course of 21 months, we saw weeks without a functioning refrigerator, freezer, oven, cooker hob, boiler, washing machine, vacuum cleaner, and were still awaiting repairs at the end of our tenancy. After having paid for a professional end-of-tenancy cleaning service, Fineholm sought £200+ from our deposit for further "cleaning". Renting from Fineholm was by far the worst experience I or my partner have ever had or even heard of from family, friends, and colleagues. It has been a daily nightmare, and we hope that either (1) we are a complete exception to the rule and all other tenants are being treated fairly, (2) Fineholm completely overhaul their internal policies and procedures to make the process of renting a property through them even somewhat bearable, or (3) this review helps to deter a prospective tenant from enduring the hell that we went through. read more

We found pubic and other hair under the mattress, used female underwear and socks (I have pictures as proof). The bedroom and bathroom carpet had to be replaced as well as these were simply gross. During our tenancy several things had to be repaired in the flat. Initially we tried to discuss the issues with Fineholm but we were just confronted with absurd statements and an unfriendly behavior. It was impossible to find a reasonable solution with Fineholm and from then on we always discussed issues directly with the helpful landlord and avoided contacting Fineholm (Employees we spoke to: Mandy Beard, Joanne Wood). If you are still a tenant of a flat which is managed by Fineholm, I strongly suggest you to find out your landlords contact details and always speak to the landlord directly. Fineholm will initially refuse to let you know the landlord's contact details but insist on that and let them know that by law you have a right to know it. After we moved out the saga continues. We only received 65% of our deposit.They charged us with cleaning costs although the flat has been cleaned extremely carefully. We spoke with the new tenants and they told us that they couldn't see any difference in tidiness after the professional cleaning has been carried out. They first visited the flat before it was cleaned by Fineholm and moved in after the work has been carried out. Furthermore they charged us with repair costs for the entry door as it was allegedly jammed. However the entry door was in a fully functional condition but the key had to be turned to the right and not to the usual left side to open the lock. Due to their incompetence they were unfortunately not able to figure out something simple like that. On top of that they are trying to charge us for several allegedly missing inventory items which we were able to locate with the new tenants. Fineholm's employees were just incapable of locating these within the flat although these items were very easy to find. Property owners / Landlords should stay away from Fineholm as well. Fineholm will always carry out specific repairs/cleaning which is in their interest and which benefits them most and not the landlord or the tenant. Of course they do have their partner companies and receive a commission from these for every repair/cleaning done. Landlords should also carefully check if any cleaning or repair costs are appropriate for the carried out work. After reading the previous reviews and meeting two former Fineholm tenants personally which had a similar experience I start to believe that such mismanagement techniques seem to be the way how the try to stay profitable. Save yourself the trouble and stay away from Fineholm, there are enough nice flats in Edinburgh which are managed by reliable letting agencies. read more

Awful company, avoid at all costs. 0 Stars. As per other reviews they charged us well over the odds for cleaning an already spotless flat when we left. As well as this they failed to fix anything during our tenancy, balcony furniture broke during heavy wind and that was still broken when we left 18 months later and our dishwasher broke and that was still broken after three months when we left despite chasing these up. read more

The purpose of the case is to demonstrate to Propertymark and The Property Ombusman Scheme (the associations Fineholm link themselves to) that Fineholm scam tenants out of their deposits with excessively high cleaning fees for unnecessary work which likely is not carried out. After having had numerous problems with 12let Fineholm is like a breath of fresh air. I moved into my property August last year so have been in almost a year now. I have had no problems at all and found Fineholm most helpful whenever I have contacted them. The flat was spotless on arrival and I even received a welcome pack with some basic kitchen essentials which I thought was a lovely tough (I don't think this was provided by Fineholm alone but was done in consultation with another company hoping to sell home insurance) The few problems I have had have concerned my boiler. It was a brand new boiler as the flat had been completely refurbished for me moving in and the pressure had dropped causing me to lose hot water and heating. I contacted Fineholm and the very next day an engineer was sent out to repair a leak in one of the radiators which had caused the pressure to drop. This happened a couple of times and on both occasions the problem was dealt with smoothly. I can honestly say that after such an awful appalling experience in dealing with 12let Fineholm have been like a breath of fresh air to deal with. Long may it continue! read more

If I could give Fineholm zero stars, I would. We haven't even been able to move into the flat we've chosen yet because of the utter ridiculousness and bureaucracy of their letting process. Where do I start? We viewed the flat and called the next day to tell them we wanted it and to pay the deposit. All fine and well until we were asked how much we earn. As my housemate and I are employed part time and also freelance artists, we were told we would not be allowed to move in as they didn't think we could afford the place (despite what we earn in our paid jobs alone covering the rent and bills and then some.) Some wrangling later, the landlady agreed to rent to use if we could provide references and a guarantor, which we dutifully did, along with paying half the deposit. We were also told that she would take away the bed in my room so I could bring my own bed, however this was revoked later. Fineholm wanted every single piece of stupid information under the sun. References for references for references. They don't accept payslips as proof of address. My parents were asked for P60's, pension information, bills, passport scans, you name it. It was a gross invasion of privacy and not something I wanted my parents involved in. My Mum was told she couldn't stand as a guarantor because she didn't earn enough. My Dad was told he couldn't stand as a guarantor because they repeatedly mistook his pension information as a document that he was claiming state benefits (which he wasn't) Eventually we were told we couldn't rent the flat and that they were taking the money we had already paid, upon which my parents politely told them to jog on, whereupon they sheepishly came back saying the would rent to us if we paid 6 months rent up front. 6 months rent from the people they were so afraid couldn't afford their flat. Reluctantly my parents agreed to this, and have given over some of their savings, something that as a 28 year old, I'm terribly embarrassed and upset about. Fineholm's treatment of tenants who are not full time permanently employed is nothing short of disgusting. Myself and my parents were made to feel like ne'er-do-wells because we are part time/self employed. Their greed and ridiculous policies have caused myself, my parents and my housemate an inordinate amount of stress and emotional turmoil, and if they step out of line even once when we finally get the keys we will not be staying past 6 months. So be warned, if you don't have a permanent, high paying job, Fineholm will make your life an utter misery. read more

Fineholm present a professional front however, as a former tenant, this is far from reality. A. They insulate the Landlord from the reality of their service provision. Getting repairs actioned by them takes a considerable period. They will eventually send a tradesperson however it will generally be to obtain a quote for the work required, it then goes quiet since the Landlord has to be consulted and then interest fades away until you chase them. The 'Landlord' input scenario allows them to cover a multitude of sins but leaves the tenant in limbo. B. Replacement whitegoods. Tenants should anticipate that any failure, malfunction or general poor safety of whitegoods is their fault! The 'guilty' tenant must petition Fineholm to justify and prove their replacement request. As in point A, the process involves Landlord input thus extending the timeline. However, if the tenant challenges long and hard enough eventually you will receive the cheapest possible replacement culled from one of the discontinued stock vendors. C. Agreement Termination. This brings out the best of the Fineholm customer service tradition. Tenants should anticipate receiving a Sheriff's Notice delivered to them by Bailiffs informing them of their enforced departure date. No room to negotiate, the 'Big Guns' are employed and tenant should feel suitably intimidated. [ Regardless of your regular rent payments. ] I believe this to be Fineholm 'covering their bottoms' and appearing tough in the eyes of their Landlords. We approached our Landlord regarding this matter and discovered that Fineholm had taken this action independently of the owner's input. [ and charged them for it?????] D. Departure - As mentioned in several other reviews, tenants will be subjected to the 'Deep Clean' deposit rip-off. A person visits the flat, walks around with the sole objective of discovering dust on a picture rail, door top or another obscure location, then declares the property in need of a deep clean to return it to a fit state for further habitation. When we moved in we were fortunate to see a Fineholm cleaning team in action. The inside of the windows were washed [ inside only ] by two of the slowest cleaners in Glasgow, no idea how much it cost the previous tenants but it could have been a substantial part of their deposit. Departing tenants should be prepared to fight Fineholm regarding this rip-off by getting the Landlord to inspect the property, their feedback closes the matter and you get the appropriate cash back. E. Inventory - Make sure you go through this in situ with a Fineholm staff member and take photographs of all items within the accommodation. Focus on all visible damage plus any materials left by the previous tenant or Landlord. Get a Fineholm signature on each page and augment the inventory with your observations. Fineholm claimed we had left 'wood' and 'items' that we would have to pay from our deposit for removal! Our noted and signed inventory proved otherwise so no profit for them this time! Regardless of the signed & agreed inventory, Fineholm will try to use this to retain as much of your deposit as possible. They will try to recoup any pre-existing damage from your deposit. Agency was good during tenancy for maintenance and general responsiveness. However, they not strict or thorough enough at the check-in of tenancy and basically gave us a kind of clean flat stating it was professionally cleaned. We did clean the flat at the end of tenancy and yet we were charged after from the deposit £135 + £30 organisation of work fee from the agency for cleaning. If you move in, make sure the property is PROFESSIONALLY cleaned, be ruthless, if there is some dust on the shelf, it was not professionally cleaned. Raise a complaint at the time of move in because when you move out they are very picky and will ask for cleaning fee....Otherwise tenancy would have been great. They were also pretty slow at the verification process at the beginning. Took them almost 3 weeks...Also asked me for £20 for reference to my new agent. I honestly wish there was an option less than 1 star! This letting agency is quite possibly the worst company I've ever come across. It took them a month to get my girlfriend and I a new fridge/freezer, they either never or take months to do any repairs and they never say when there will be inspections! On top of this the staff are extremely rude every single time you go in or ring up, and they try to blame you for stuff that is completely out of your control and then try to fine you... Yes I can agree with all those comments.My guarantor gave everything that was asked for employment details which were all approved and then they wanted a reference from HIS landlord and his name and address. After jumping through so many hoops they wanted a huge deposit for my dog.I said I had not had to pay more than £130 deposit with previous landlords and they eventually settled on that amount. I was at the end of my tether as I was having to move as my landlord needed to sell the house quickly and I virtually had a months notice to move. We have been charged £60 (£30 each) for a credit check to be done. Both of us subscribe to Experian and there have not been any credit checks done on either of us. So Fineholm are charging customers and not actually doing the checks. The staff are rude, cheeky and happily eat food whilst talking to you on the phone. Totally shocking letting agents. Fine are just a poor company. Avoid them at all costs. I'm a landlord and I was informed that my tenants were moving out. They had been in my flat for 18 months but I knew that Fineholm had been doing regular inspections so the flat should have been in reasonable condition when they left. It was not. There was an unplumbed washing machine in the centre of the living room, holes burned through the kitchen work top, dust everywhere and various debris laying in each room. The last inspection by Fineholm was 6 weeks previous so apparently the flat was immaculate for 16 1/2 month and all this happened between the last inspection and the moving out date. I asked them if they did an inspection on the tenants leaving and they said "yes, of course"...........WHY THEN IS IT A MESS !!!! Fineholm were incredulous when I said I wanted the whole deposit retained and paid into my bank account. The repair men that Fineholm sent over were as incompetent as the office staff. They asked me if the holes in the kitchen counter top needed fixing. No mate, it's a new drainage system I'm trying out. If you are ever in Glasgow city centre around 2-3 in the morning and see strange people wandering around looking lost........don't panic.......they aren't drunk students but probably Fineholm staff trying to find there way home at night. read more

This is the worst letting agency I've come across. They increase the rent more frequently than others and NEVER EVER do the repairs you reported! The most important thing is why are the staff always so rude? It's unnecessary! It's in the service industry. It's not the police! Every communication with them is a pain in the backside. Avoid them. Have just put an application for a rented accomodation, was advised that a credit check would be done and i was up front as to there was id fraud done against me which may show up. she accepted that as good word and if the application as unsuccesful my deposit would be returned, now i am in the position of waiting a week for a callback, managed to speak to a manager in the Glasgow branch who attempted to put words into my mouth by saying i 'pulled out' as to to the bad credit check. she is now going to check telephone conversations and call me back with regards to the refund of deposit. Really unpleasant experience. When we moved in the flat was filthy (dirt that had quite clearly been there for years), and there was a number of things that needed repairing and were never fixed. On top of that the property had mice in it. When we moved out they tried to blame us for all the things that needed repairing, and charged us for cleaning though it was pretty much spotless. They even charged us because the windows were not clean on the outside (bear in mind that the windows were so old they could not be opened at all and that we lived in the first floor and the double glazing was broken meaning that dirt is trapped in between the windows and therefore even if cleaned they would not look any cleaner). When we moved out the woman that carried out the inspection was quite rude and told us we would be charged for the removal of all the things that were not in the inventory, although there was a cupboard full of old rubbish, an old TV, a phone and other items that were already in the flat before we moved in, but also not in the inventory. Beware if you sign a lease with them, they will try rob as much money as they can off you ! read more

Terrible letting agency. I was without heating in my flat for two months while they continually failed to call me back. They left my door unlocked after an inspection and when I left charged me for all sorts like cleaning of the skirting boards and the outside of the windows of a top floor flat. Accused me of not returning keys which I did return and were completely inflexible and cruel towards a tenant who left the flat in a good condition, always paid the rent on time and followed all the rules. very unhelpful and rude staff. Terrible letting agents, with inaccurate adverts. They had a property which was advertised as "students welcome!" with the advert geared towards students. As a postgraduate student who works full time I had to take time off work to view it. When I came to put an offer in they said that they couldn't let that property to anyone with a student status, even if they had a regular guaranteed income. First of all, they charge ridiculus fees at the very start, before you even rent anything, repairs are never ever done( 2 months waiting to have a hot water shower) and the staff is rude and unhelpfull.
