Mike took a look and identified the problem however he didn't have the tools needed to fix the issue, so he said he would come back the next day. Well, I've been ghosted ever since. Jim not only confirmed my suspicion regarding the cause of the leak, but he also provided a reasonable estimate to repair the leak as well as to take action to prevent additional leaks around the other vent pipes.
