I discovered that switching to him, he was able to save the homeowner association nearly 20% on the whole condominium association policy. He actually came out and saw the property. Ryan reviewed the the covenants for two other properties that I owned, and discovered that one of the covenants were written such that the HOA covered many of the interior improvements. I had redundant coverage and he adjusted my coverage saving me money. Previously I thought that one could just purchase insurance from a representative in a call center. it takes an experienced agent willing to review the specific situation, to avoid wasting money, or leaving gaps in coverage. Ryan has done that. Just recently, a deal to sell the townhouse was doomed to fail because the lender misinterpreted the HOA covenants' insurance requirement for the condo association. Front desk or assistant called the next morning and played 20 questions. I finally asked why do you need all this info for just a simple quote?! She said do you don't have to bring it in later. Brianna called back with a quote. I returned her call to get someone else. Come to find out they also did a credit check WITHOUT CONSENT! Guy tried to explain it's only a soft pull. It won't affect your score. That's beside the point. Your front desk didn't say you were pulling my credit! And how'd you even do that without my SSN? Name and DOB. Beware of this shady place. I've recently received the following phone message from my State Farm Insurance carrier, telling me…read moreState Farm was not going to renew my homeowners' policy. (Not my agent, his assistant.) "The reason for the non-renewal is just basic claim activity. I know there's two claims in 2022 neither of them out any amount, but we're looking at frequency here, so they still count as two homeowners' claims, you know within the past year or so. So, the underwriting team has decided to non-renew the homeowner's policy, you have until June 29th." I was a bit confused because this was the only two inquiries since 2017 when we started our policy coverage. I called the Washington Insurance Commission to help me understand what just happened. The representative was very helpful. She explained that when you have a question to see if something is covered, do not go to your Home Insurance first, ask the Insurance commission. Some insurance companies base renewability on activity not just claims and State Farm is one of them. The representative advised I might consider a brokerage to solve the issue I'm in right now. I went to Yelp, read the reviews and I called Westphal Insurance and I was not disappointed. Julie is great. I was so worried about not having coverage and she just started working on it immediately and I am so grateful to have found them. Julie gave me comprehensive solutions and educated us on the coverage options we do have. As scary as it got, we are all so grateful and relieved.
