Stay away from EZ properties especially if Vicki Niemi is still there. She switched my electric and I was paying crazy prices like $200 for 1 month when I was out of the country for the unit ABOVE me who had his electric included so he would leave his AC on all day as it didn't matter. 1 visit from Edison revealed I had been charged for his unit - so she got the bills reversed and I was credited. She likes to take 2 months rent deposits up front so she can SCAM all these stupid charges and when she appears in small claims court she embarrasses herself in front of the judge showing 'quotes' for new blinds and not the actual 'receipts' then she storms out embarrassed when she's made to pay the remaining deposits and the court fees alongside. My husband and I rented an apartment in Laguna Beach managed by EZ Properties. We had an amazing experience and loved living there, it really was hard to leave. The view was beautiful and it had a nice mid century feel to it. Olga and Richie we're professional, helpful and very accommodating. If there were ever any maintenance issues, Olga would have it taken care of immediately. From day one when we rented the apartment to the day we left, we had a great experience. Olga Mendoza exceeded my expectations! When I moved back to Los Angeles earlier this year, I was having a hard time looking for apartments on my own with my intense schedule. Craigslist and Westside Rentals were too overwhelming. I decided to call EZ Properties because of the high yelp ratings but also because of their one of a kind gorgeous properties (they list their buildings and include beautiful pictures of the units on their website). Olga was such a blessing during this stressful process- she made the process easier and more enjoyable!! I didn't realize how quickly and how personalized my experience with Olga and EZ Properties would be until I had keys in my hand only a few days after contacting them. Olga is super efficient and is a wonderful listener. She was more than able to incorporate my preferences (walking distance to work, within budget, quiet street, good nightlife, parking, etc.) into the apartment showings less than a few hours after first contacting her. She is very bright and intuitive and I could trust her immediately - she knows exactly what's she's doing. Since I could not see any of their apartments during the workday, Olga worked around my schedule and tailored showings during my lunch hour and on weekends. One thing that I really appreciated was that Olga did not rush me and she was honest about the different apartments they had available - her advice was objective (being an LA native she knows the neighborhoods and different expectations of each) and helped me greatly when I made my decision about where to spend the next two years of my life. The leasing and application process was a breeze. Olga also was extremely accessible - she texted back quickly even on the weekends and late into the evening and always answered my questions with a positive attitude. Tried to apply for a place through EZ properties recently and the property manager was nice but unresponsive. I was a very qualified potential tenant (great credit, stable professional job, and had the money to pay rent/deposit up front). The property manager took her time getting back to me. The place I was interested in has been sitting on the market for a couple months now. She made it so difficult to get back to me on the place. I also have a dog and she said small dogs are ok but they have to meet the dog. They basically interviewed and tested the dog for barking....a dog is a dog and will bark at a door knock, doorbell. It's the point of having a dog ...to warn you of people/intruder. So after meeting my dog, she delays getting back to me and tells me the rented to another applicant. Not even sating what was the reason why I was not appropriate. Very unprofessional to me. I still see the unit on Westside rentals. Be very aware this company is highly selective and will turn you away for completely unknown reasons. I will never try to apply to any of their properties again. It's weird to me that you have an applicant who's more than qualified to rent from you, you deny them with no real reason and continue to list the property for rent. Shame on you! read more

This is the second time leasing with this company, and both times have been geat experiences. Our most recent lease with them is an apartment in West Hollywood. The leasing process was simple, and the apartment is beautiful. We have received so many compliments on the apartment. Before moving into this apartment, we rented in NYC where we had to fight for repairs, however, immediately after moving in here EZ properties replaced our garbage disposal, air conditioner, and deck. My wife and I leased an apartment from EZ properties on Hamilton Dr. in Beverly Hills for over 8 years. We had a great experience the whole time -- from touring the place, to signing the lease, living there & then recently moving out. They were always responsive, polite, respectful, and stayed in contact while working through any issues with our unit. Apartment was great, building was great, exterior was always the nicest on the block and the grounds always manicured. I am living through 2 years of horrendous harassment. Olga has called me to tell me that my dog is barking on 4 different occasions while me and my dog are out of town, in Europe; that's $2.50 a minute on my cell phone bill trying to explain to her that it's literally not possible. One time a different manager called me while I was at home to tell me my dog was barking. She told me she was on the property and could hear the barking. She was not on the property I looked for her and the dog wasn't barking. I have also been told on 3 occasions that my rent was late and I owe and extra $200 when it was actually a week early, they just lost the check. They continually refuse to do regular maintenance and I have had to hire a plumber twice because they wouldn't do it themselves. This company is an outright scam. Anyone who has rented before knows that having a good apartment manager is just as important as the apartment and area you are living in. I have rented many times before and no manager has been as helpful, nice, and professional as Olga. She truly is the BEST by far. All questions are answered right away. The property is very well kept up with and absolutely beautiful. Like another Yelper mentioned, they truly care where there tenants live and it shows. The unit is beyond gorgeous. If I didn't have to move across the country I would live here for as long as possible. I wish I could move the whole building and Olga with me! I Loved living there but I moved on 04/30 & I have yet to get my deposit back form them. After 22 days, I received a letter that they discovered damages to the floor & they will deduct an amount for the damage. once they determinded how much it will cose. couple of weeks before the move, they came & did a walk thru & didnt find anything. after 3 weeks they are saying the damages was covered by furniture & that it was not visible. whatever was covered by furniture are damages done prior to me moving in & I was not trying to cover anything as there was nothing to cover. I had asked them once to fix a leak into my unit from a large front window & they did nothing to fix it & it leaked again on to my dogs bed that i had to get rid of due to mildew & smelll of mold. I never asked them to reimburse me once, I had lived there well over 5 years with no problems & i'm very dissapointed in EZ properties & will be for sure making a complaint against them. read more
