I've read these reviews and I'm shocked. We are new clients and I have can confidently say that as…read moreour current building manager, Desiree D. is awesome. She is attentive, and incredibly efficient. One of the things that stands out about Finger/Desiree is their responsiveness. Whether it's a maintenance request, board demands, requests for bids/proposals or just a general inquiry, they respond quickly and with a solution-oriented approach. I never feel like I'm bothering them; in fact, Ron, and his team (thus far) seem to genuinely care about the well-being of our residents. The building itself is always clean and well-maintained, thanks to Desiree's diligent oversight. She works closely with the cleaning and maintenance teams to ensure everything runs smoothly. Overall, we are extremely satisfied with our choice to change to Finger Mgmt. and have Desiree as a Building Mgr. If anything changes, Ill revise my review. They do not get 5 stars because there's always room for improvement.

We have a Board in place and all decisions are "supposed" to go through us. I say this because some of the HSC buildings are owned by them. All was great in the beginning when we had to fire our previous management co for a myriad of reasons. Josh Koppel was attentive and sprouting how he would take of everything, and how the previous mgmt co "should not mess with him". The transition was pretty much stress-free. We received monthly maintenance bills, they provided excellent, concise statements and I say that because this simple function was severely lacking at, our previous Mgmt Co. They referred porters, accountants, vendors, and a Lawyer, all of which we interviewed and hired. All seem to be going great until it wasn't. They would fail when it came to needing assistance in our storefront renters, problems with shareholder issues, finding solutions to building problems, loss in income, and answering calls and emails. All were met with rudeness, lies, and lack of attention. All is good if your building is making money and they don't have to do anything. There is so much grift and nepotism at HSC, it will make your head spin. I was warned before hiring them, "Josh Koppell likes to take over". I wasn't sure what that meant but I sure do now. He has to profit off every vendor and outsources almost every function so you end up paying several different entities in addition to their monthly fee, which was very inexpensive on the face. They sabotaged us. Offered no assistance during the pandemic where they continued to get paid and just watched us fall with losing so much in rental income. They try to divide and create riffs amongst board members- they like the ones that are silent and don't ask questions. They refuse to answer questions regarding finances and remove us from their "Master Plans" from which they profit off. I should add, almost every vendor is his relative, including those that are on his "Master Plans". Myra, the building Manager, should not go unmentioned either. She lies and her only job is to serve her boss. It's a joke that she is Manager.

Worst management company I've dealt with…read more Since HSC Management took over, the building has gone downhill fast. Ongoing elevator problems, essential services and amenities being taken offline, unresolved pest issues, and inconsistent heat have all become part of daily life. Communication is poor with no updates. Debra kaplan is a snake who avoids responsibility and is extremely rude to tenants on the phone. For the amount of rent being charged, this level of management is unacceptable. If you're considering a building run by HSC Management, proceed with caution.

I don't even know where to start…read more I've rented 5 different commercial spaces in my life, and nothing even came close to the horrid experience I had with RPM. First of all, the building I was in (219 Westchester Ave, Port Chester NY) was severely neglected. Things would break every other week, the elevator was a deathtrap, the heat only worked when it felt like it, the intercom was barely functional, and the list goes on & on. One time one of my neighbors' clients got trapped in the elevator for 30 minutes. She was screaming & panicking & everything. Super crazy situation. The company knew these things and dragged their feet as much as possible with solutions, which was very aggravating. Secondly when I moved into the space, much like the building itself, the space was in terrible condition. The walls had chipped paint everywhere, there were stains on the ceiling tiles & many more things were wrong with it. I reached out to the landlord about redoing these things and asked if he'd cover it (mainly the painting). His response was he'd give me a $500 concession to do the work, which for an 900 sqft space is very, very low. I denied and asked for more, in which he said "Instead of a concession you can just paint it now and then leave it that way when you leave, so that saves you from painting again." I agreed to this, painted the walls and later replaced the ceiling tiles (my tiles were a modern, sleek looking black ones). When the lease expired, he attempted to charge me to replace my tiles with white ones again, taking the money from my security deposit. I refused this, stating that I had permission to do the swap and there was no damage to the panels, it was just his personal preference. In response, RPM came up with an absolutely insane list of deductions for the space, somehow magically totaling $4,000, the entirety of my security deposit. Photos are attached showing this exchange. The funniest part is they charged me $2,806 for repainting, but would only offer me a $500 concession to do the work myself. That in my opinion speaks volumes on the ethics of RPM. Maybe even funnier than that is they still have the photos from my paint job and ceiling listed in their official renting photos on loopnet, despite ALL THIS MONEY they spent refurbishing the space. My advice: if you see anything represented by RPM Westchester, run for the hills. Also if you're already doing business with them, document everything. EVERYTHING. Paperwork & photos are necessary against a company like this. Lastly, if you find yourself in a similar situation as me, there are steps you can take to fight back. Do your research. There are several organizations that assist tenants in fighting back against companies like this. Some of these organizations include: - Westchester Courts where you can file claims (different monetary values need to be filed in different courts, do your research) - The NYS Attorney General's office (you can file complaints on their website) - The town / city building department (in my case, the Port Chester Code Enforcement Department) - The Westchester Consumer Protection Department - The Better Business Bureau - The Real Estate Licensing Board (NYS Dept. of State Division of Licensing) - U.S. Department of Housing and Urban Development (HUD, file under the Fair Housing Act if this applies to you) - Everything listed above, along with leaving reviews on platforms like google, yelp, zillow, apartments.com and anywhere else applicable. Do not do business with Real Property Management Westchester, or any company that behaves in this way. I filed my city court case against them a few days ago. I will update this review with the results. Last last thing, I left this same review on google, to which the owner replied threatening to charge with legal fees if I pursue this case against them. This is an intimidation tactic, as neither side is responsible for compensating legal fees in small claims. It's just another example of how this company attempted to retaliate against me and bully me into silence.

Since they have taken over the property the property is a disgrace and disgusting to walk past. I'm not sure who or what is renting there but the place is starting to look like a city homeless shelter. Broken blinds, sheets hanging over the windows people hanging out... just filthy. I'm looking to move now since this area of Yonkers is going down the drain. Totally crap area now.

If I had any idea what I was in store for I NEVER would have moved to any building managed by Gem…read more Been here over 2 and a half years and had discovered roach infestation on Day one. Less than a year later I had mice in my kitchen. It's pulling teeth to get this building to do repairs to fully address any issue. Was told by the super that I have mice in my apartment cause the tenants below me and below them have very dirty apartments. I keep my apartment very clean and I think it's terrible this building doesn't fine or evict tenants that refuse to keep their apartments clean causing me to have roaches and mice. I live in a subsidized housing apartment due to very serious health problems and living here has caused me immense stress and my physical and mental health have declined as a result of living in such deplorable unsanitary conditions. After surviving the horrible horrors and trauma of being homeless to be moved here by a housing agency that's supposed to be looking out for those living with serious health problems is a very sad commentary on how those less fortunate are treated in Westchester county NY. I would hope this doesn't happen to people all over the country but I have a feeling it is commonplace. One last thing- if you call directly the man who seems to be in charge has a big time attitude problem and has repeatedly talked down to me and refused to accommodate very simple requests. If you can avoid it DO NOT rent an apartment managed by Gem. The roof leaks rain water in my apartment and they won't fix the roof! No one should have to live in unsanitary conditions regardless of income, location or anything. Paying rent should mean you live in a safe sanitary apartment. Did I mention neighbors who blast music and tv all night long?! And they get away with it and complaints are NEVER taken seriously. Hope this helps someone from going through my experiences here.
