**BEWARE*****BEWARE*****MILITARY*****FAMILIES*****BEWARE*****BEWARE**…read more Stay away from this company and this woman, especially if you are needing a property manager! Lies, Lies, Lies and more Lies. Sue Wilson hired people to perform work in my home that I DID NOT authorize, and billed us 1-2 months later. However, work that I DID authorize, was not done. Sue Wilson has avoided responsibility at all cost. Furthermore, she avoids meeting with us and has not returned our phone calls because she knew we were upset about damages done to our property. Sue Wilson has been verbally disrespectful of my requests and concerns. When my husband and I did make contact with her (via telephone) and questioned her regarding our property, she responded with: "I wasn't aware of that," "I had nothing to do with that" & "I'm not responsible for it." Which is very unacceptable. Basically, Sue Wilson does not have your best interest at heart if she is not making a profit. According to many retired military families, she has been doing this sort of thing for years especially to military families that are overseas and that have PCS. In summary, Sue Wilson is a Piss, Poor, Pathetic, sorry ass excuse for a property manager!

After several horrible experiences with Clinkenbeard and other subpar property management groups, my husband and I found ourselves hesitantly at Elite Realty Group. Not sure what to expect, we sat down with Priscilla (co-owner). We were shocked. Not only is she very intelligent, she and her partners have a love of what they do and do not seem focused on money, money, money. After looking at several houses we came across our current rental. We were shocked as she and Sheri explained their process for getting a rental ready for new tenants. Professional housecleaners, shampooed carpets, fresh paint, updating fixtures, blinds were just some of the maintenance features for every change in tenant. We were in a hurry to move in after seeing how thorough Priscilla and Sheri are about getting rentals prepared for their next tenants. After signing a very detailed lease explaining clearly OUR duties and THEIR duties about property maintenance, we moved in. Because we pushed to move in so quickly, Sheri moved up all of her appointments to get the house ready. Three blinds and an oven light did not have the opportunity to be fixed. I was worried (after reading Rusty R's review) that they might forget to fix the blinds and oven light. I was wrong. Sheri called me several times to arrange for their handyman to come out. They worked with our schedule and came out within a week of us moving in to do the repairs. Exceptional customer service, great properties and a wonderful staff, could not ask for more from a Property Management Group. Save yourself some time, if you are in the market for a rental or thinking about renting out your home-go with Elite Realty Group!

BPM took over managing the building I lived in after 3 yrs of living there. 1. The water (which was paid by them) was cut off for almost 3 days. They blamed the previous Management Co. 2. The apartment next to me with a shared entry door was vacant. I requested that once they completed the apartment & when it's ready to be rented to please change the locks because the previous management co still had keys to the current lock. Ashley responded that "the previous Management Co (LREI) didn't know their ass from a hole in the wall. Ashley was the management supervisor which she lacks professionalism and communication skills. Nonetheless they changed the locked prior to completing the work being done in the apartment next to mine. The keys to access the unit and shared entry door were in a lock box attached to the building and the contractors often took the keys with them. The maintenance man who brought random help with him who weren't employed by BPM. The "Vetted" employee maintenance man Charlie never got out his truck due to partial disability sooo he never actually did any work just whomever he could get to hop in his truck and make a few dollars for the job. Well one day while I was sitting in my car I watched him while he sat in his truck and yelled out to his help of the day to get the key out of the lock box and proceeded to yell out the code. Now I never felt safe in my home. 3. The biggest expected snow storm of the winter came thru and it took them 3 days to get salt or even attempt to shovel. There were 4 occupied units and we're all calling for assistance. But were ignored and talked about our constant complaints. (I have Ashley on my camera footage talking about how we complain and stated it makes her put us to the bottom) 4. The property lights that they're responsible for paying were out. Which means not only is it PITCH BLACK Outside on the property but I couldn't see from my front door to the main shared door. I had to use a flash light to get from my door to the main door and then to my car after it was dusk dark. I obviously really didn't feel safe at 23rd and Chestnut Street. I expressed these concerns and was told that the locks would remain as they were and they didn't know when the light situation would be resolved. I later discovered that my door key to my apartment not the shared door was also in the lock box I expressed concern for my safety AGAIN Ashley responded by saying she would trust the random maintenance men with her 18 year old daughter ‍ but at this point I was told I could break my lease without penalty. I jumped at the opportunity. 2 weeks later they were removed as the management company. They only lasted 4 months . I had lived there for over 3 years and if they had never became the management company I would probably still be living there. But the lack of communication & professionalism and no care or concern for my safety ran rampant and I felt it was in my best interest to leave! While doing my move out inspection Ashley began bad mouthing the owner. I don't recommend using them as a management company or as a landlord!!!!!!

The new owner is an absentee landlord who lives far away and has not been available or hands-on, or responsive, and it created many problems. Now I'll make a very long story short. Ashley Campbell with Bailey PM is a lifesaver in my book. She cares more about me and this building than the owner who lives in Florida. With every problem, she has gone out of her way to assure me that she knows about the problem and will take care of things - and she has taken care of every problem that the owner has ignored. She has helped me in many ways since January, she always returns my calls, she has gone out of her way to do several things for me that the landlord was supposed to do. Ashley Campbell is a real jewel - she's a very good manager, and she has plenty of common sense. I'm 65 and old enough to know this makes Ashley unusual in the world of landlords and property managers. She has recently reorganized the owner's entire business model for renting - that makes her doubly unusual. There are some things you can't put a price tag on, and Ashley Campbell with Bailey PM is one of them.

I contacted the managing director of this organization and expressed an interest in one of their listed properties. I met with the agent at the property, filled out the application and was approved to rent this property. During my meeting with the agent, I asked if I could pay the initial deposit and fees via credit card, thinking nothing of it. The agent did not know the policy on such things and would have to ask Bobby Janes, if this was acceptable-it turned out not to be, so I said fine and would render payment via check or bank draft...more on this later. A couple of days past. On 8 May, I received a text message from Bobby, asking if I was still interested in the property, I said I was but had to put things on hold for a couple of days as I was dealing with family matters back in Oklahoma - car being broken into and vandalized to be specific-more on that later too. Bobby replied, again on 8 May, "Yes Sir. No worries...sometimes people just disappear on us". I replied that I understand and that there were some issues with the house that I would like to discuss once my family issues were resolved. To that Bobby replied, "Call me when you can. We will work it out. Take care of your family first." There was no further communication until 13 May when I sent Bobby a text saying " Sir, I have gotten things under control at home, is the property still available? Thanks for your patience!" No response. I was contact with the agent twice on 15 May, once in the afternoon and once in the evening. The conversation in the afternoon was to set up a time to sign the lease, 4pm 16 May at the Jane Realty Group Office. During the second conversation, I asked the agent if it was possible to pro-rated rent for about 6 day as I would not be able to take actual physical control of the property until 5-6 June; I never heard back from the agent on whether or not this would be possible. I show up at the office for my 4pm appointment, but the office is locked up. I call the office number, nothing. I call the agent, nothing. I call Bobby Janes, nothing. Finally, I call another agent listed on the website, he answered - of course he answered, he wasn't in this deal. He said he would figure out what was going on and get back to me. When my phone rang, it was not the other agent, it was Bobby Janes; IRONIC? It should also be noted, the agent I had been working with had her phone going straight to voice mail, HMMM. Two ironic events in a row, patterns start from less! So, I explain to Bobby I am outside his office because I am here to sign the lease for the property in question, an appointment I set up with the agent who also serves as the Managing Director. Bobby stated that we will not be signing he lease today, which I will soon learn meant NEVER! Bobby stated that my desire to use the credit card to pay initial fees worried him - yet he never called nor did the agent to convey these concerns. Bobby asked about the concerns I had with the property - I stated that I wanted to point out things that needed attention in the property, AKA PROPERTY MANAGEMENT. Bobby later cited my desire to "re-negotiate" the rent as another reason to validate his position - I simply asked if the first months rent could be pro-rated to reflect that I would NOT be in the property until 5 or 6 June, when my family will join me from Fort Sill, OK - I will be packing them up next weekend, preparing my own home to be sold/rented, and moving back to E-town. The final stone upon which Bobby Janes built his case to cancel this deal was his opinion that it shouldn't have taken as long as it did to deal with my family issue - I extended my apologies for not planning to have a window in my van smashed, leather seats ruined, upholstery caked with mud, and personal items of my wife, children and children's friend stolen, around the Janes Realty Group's schedule. He said, "this happened in Oklahoma, right?, and you are in Kentucky?" I explained the fact that this event effected my car insurance, and home owners policy not to mention potential identity theft concerns. I guess this did not meet the Janes Realty Group definition of acceptable. Bobby, also felt compelled to convey that our relationship did not get off on the right foot and Janes Realty Group was scheduling showings of the property - Perhaps picking up the phone might have mitigated the numerous "Concerns" listed here...! I am sure that somewhere in the Janes Realty Group Mission Statement are the words HONESTY, INTEGRITY, CANDOR, and CUSTOMER SERVICE...I strongly suggest these words be replaced with DISHONESTY, COWARDICE, and MISCOMMUNICATION. This was my first bad experience in E-town since moving here in January and it has left me a mere 6 days to find a place for my family to live
