Humberto gave a VERY thorough inspection. He was meticulous about the details he sent us. He answered all questions we had, gave estimates for how much it would take to clean up each problem, and was brutally honest about what problems could arise. He was also clear about what things we could probably live with for a few more years, which helped us prioritize where to put the maintenance $ we had left after buying. Only reason it's not full stars: it took a couple of days to pull permit data and send us the complete report. Very thorough, but be ready for that. He refuses to do it halfway, so he wanted to do a full records check on the home. read more

Good guy and fast service. I called two inspection services to do wind mitigation inspection before I remembered that he had done our original inspection when we bought our house. The other two places didn't call me back or weren't interested thankfully. When I called Humberto he called me back right away and took care of the inspection. Had the report ready fast. I was missing a wind mitigation credit because my attic did not allow access anywhere near the roof straps - great roof but a nightmare to move up there. Finally I got it together enough to make a new access hole and we were able to get to the straps and Humberto got my mitigation report for me right away. Highly recommend Evolve. read more

Humberto, and his wife (whose name I cannot recall at this time. Sorry!), we're extremely polite and helpful. Humberto was available on short-notice. He arrived on time for the inspection and did a thorough job. He is very detailed oriented and passionate about what he does. He treated my wife and I like we were family. Was very patient and not only answered our questions but encouraged us to ask more and contact him anytime. We did just that. We had contacted him about questions days after the inspection. He always returned our emails, calls and texts. He gave us great advice and recommendations. Humberto gave us a very detailed report within 48 hours. We contacted him multiple times with questions about the report, and he always spoke to us respectfully, with patience and answered all of our questions. He never rushed us (even when it was a weekend). And again, he gave his professional opinion/advice on many things. Having a reliable and competent inspector is beyond value. Home buying is both an exciting and stressful experience, but Humberto helped alleviate that stress. I can not recommend Evolve enough. Do yourself a favor, use them. You will not regret it. Just an FYI, I am first time home buyer. I didn't know much, but I researched the hell out of everything we needed to do. Inspectors do not do mold, asbestos, or any other hazardous inspections. In our case, Humberto noticed something that indicated there could be asbestos in the attic around the vent shafts. He did not say, "You most definitely have it". He simply noticed it and advised us it could be. He didn't try to scare us and say it was definitely asbestos nor did he ignore it and not tell us at all. (We had it checked b/c we had the popcorn ceiling tested anyway. Old home and we wanted to be sure. No asbestos! Woot!). My point is, I read reviews from people complaining that they later found mold in the house, or asbestos, etc and were blaming the inspector. Unless there are obvious signs of mold, asbestos, etc., inspectors have no way of knowing. For example we actually had mold in one of the rooms. However, we did not know about it until we had the painter tear down the wallpaper. There was no physical (nor odor) that indicated there was mold. I don't blame Humberto for not discovering it. There was no moisture, or marking on the wall b/c it was behind the wallpaper. Thankfully it ended up not being severe that it required abatement. It was treated with Kilz and that was that. Inspectors are omniscient. Don't expect them to be. read more

Working with Humberto and Sandra was a 5-star experience from start to finish. My husband and I are in the process of buying our first home, a condo in Brickell. We needed a reliable inspector that would be thorough and affordable, and I'm so glad I found this company. The mortgage process can be very confusing, and we weren't sure if we'd be approved.
