Had Gene assist me with an inspection for a property I am buying, by the time I got there he was already preparing to start. He was very thorough and helped me understand the process with true professionalism. Inspection report was delivered as promised and was easy to access and save. read more

We recently used this company for our house inspection and during the inspection period leading up to closing everything seemed fine. They pointed out some obvious issues and whatnot and we acted accordingly leading up to closing. After closing, our cable installer opened the attic and immediately noticed that there were rat droppings and evidence of infestation. We called out pest control who then confirmed that this was a persistent and long standing infestation of roof rats which were there prior to the inspection period. There were pictures provided in the initial inspection report showing that the inspector did indeed inspect the attic and failed to disclose any pest issues whether it be the clear and obvious evidence of rats as well as evidence of termites. I then tried to contact them and get some financial recourse due to this obvious oversight and clear failure and their response i have attached which is clearly intended to waive any of their responsibility. They claim that the scope of the inspection did not cover pests however when there is such obvious evidence immediately visible within the attic opening they deliberately omitted this information. This behavior is clearly negligent. If you quickly glance through the other reviews of this company you will see that their business model is to nickel and dime you for specific services and take zero responsibility for their inspection reports. I personally would expect better business practices and accountability and would never use this company ever again. I have also used other companies who do a much more thorough job, are cheaper, and offer more comprehensive services regarding pest, water damage, etc... Let this be a warning to anyone considering this company that you can expect a subpar job, no accountability, and to overpay. read more

Atlantic Building Inspections - Home Inspectors Near Me - Miami, Florida

Luis provided a very thorough condo inspection for us. Very professional company. We were very pleased with their work.

I do not recommend them. They inspected my first home purchase. They verbally told us the only concern was for mold and asked us to do a home mold inspection WITH THEIR COMPANY. So we did complete one as we have small children. No conversation was had on consideration for a termite inspection BECAUSE THEY DO NOT OFFER THAT SERVICE. There was only a slight 1 sentence statement on a 43 page document that I could consider having a termite inspection. read more

LET ME START THE REVIEW stating that I HAVE PURCHASED AN INVESTMENT PROPERTY in Florida, so they dont try to stricke down this report from the yelp BASED ON MY LOCATION, on grounds of false statements. i do have proof of contracting this company so let the public see this so they judge for themselves.( i can provide yelp evidence) Misleading Pool Inspection & Poor Customer Service Date of Inspection: December 10, 2024 Services: Home Inspection & Pool Inspection I hired Atlantic Building Inspections for a home and pool inspection, but their service fell woefully short of expectations. The inspector claimed the pool's circulation system and skimmer were functioning properly, which directly contradicted findings from a licensed pool contractor. The contractor identified major issues with the pool's circulation, including problems far beyond superficial concerns like discoloration or pump operation. These oversights compromised the accuracy of the inspection report, which I relied on for negotiations with the seller. When I requested a refund for the pool inspection, the company responded dismissively, stating they only perform visual inspections and refused accountability. Their condescending tone and refusal to address the clear discrepancy between their report and professional assessments were unprofessional. keep in mind Folks: Inaccurate Pool Assessment: Critical mechanical issues were overlooked, leading to costly surprises. Misleading Service Claims: The company markets thorough inspections but failed to deliver, particularly for specialized systems like pools. Poor Customer Service: Dismissive response to valid concerns and refusal to honor their satisfaction guarantee. Final Note: Avoid this company for pool inspections. Their focus on visual checks and lack of expertise in specialized systems makes them unreliable for critical evaluations. Seek professionals who prioritize accuracy and accountability. i had to give them 1 star because otherwise i could not warn you guys. read more

I would not recommend this inspection company due to the following issues: 1. Wind Impact Door Omission: They ignored evidence from an active wind mitigation report confirming that the townhouse and garage doors met wind impact requirements, refusing to include a comment in the report. 2. Report Delays: Promised a one-day turnaround but took seven days to deliver the report. 3. Poor Responsiveness: Despite a promise from customer service representative (who was great and understood the issue), management never returned my call. 4. Incomplete summary: at the end of the inspection, issues were summarized. When the final report was received, there were a number of issues that were not mentioned. read more

I wish to thank this company for their response to my error in sending them a $225.00 Zelle banking transfer. After explaining to their company "why" it happened , they very quickly responded and returned a check for the same amount to us. We sincerely appreciate their actions that represent their business acumen and would like everyone needing the services they provide to know of the value of choosing their talents would be a very wise decision. I wish there was a no star rating! I was told this is a great company to catch serious issues with the house I'm buying...what a joke! To begin with, the inspector did a mold inspection where the only thing they found was few mold spores in the air. They recommended a remediation company that suspected the mold is from outside, maybe coming though the sliding doors. After closing, I called someone else for second opinion, to find I have 3 completely wet walls in the house that neither the inspector detected ( i guess moisture meters are not a tool common in inspections ( take it as sarcasm)) or their remediation company. we now have to remove 3 dry walls, do the remediation and wall repairs. Then they flagged minor movement of the pool deck with picture of couple tiny cracks, just for us to discover we have about 4ft of deck edge completely dislocated( hiding a giant crack in the pool wall) - huge hazard, that almost crumbled under our feet and will cost us thousands of dollars to repair. And this was visible to us as non trained eye. Also no mention of tens of cracks along the walls and windows allowing moisture in. I paid $1100 for a this inspection and feel I got robbed big time! I have no words for this than stay away. read more

We have hired Atlantic building inspections for first Inspection of our new home . The inspector did a very bad job. There were soo many issues in the house but the inspector just checked the appliances and said everything is fine and left. We found soo many issues in the house, there were cracks on the walls inside and outside of the house. Few plug points were not working , and couple of them are broken . We found many more issues that are not on the report. We are very disappointed with there service. read more

Stay away from Atlantic Building Home inspection. We had a bad experience with Atlantic Building Inspections! When I filled out a bad evaluation somebody called and promised to review the inspection and get back to us. He never did. I waited a couple of weeks and contacted the company's President. Only to get an arrogant response and a really bad attitude, instead of a willingness to help. To name an example we found out we have 94 broken tiles on our roof! The President's response was that they don't count tiles. Shouldn't they have raised a red flag? Go for Allied, or any other of the reputable inspection companies. read more

Atlantic Building Inspections - A portion of their response. Carlos claims they took 500 pictures. The report only contains 100. - Home Inspectors Near Me - Miami, Florida

Amazing service and didn't over charge. Inspector was very friendly and explained everything along the way.

Scheduling an inspection for my home was quick and easy. They had several time slots available for each day which was good considering the seller's were being difficult about giving access to the home. Jeff was my inspector and he showed up on time. He did a good job and addressed all the areas required, and provided the report within 24 hours. I would use them again and recommend to anyone looking for a reliable inspection company. read more

They did an inspection of the property I was buying. First, they missed that the frame of the refrigerator was cracked. They called it "cosmetic" when I asked how it has not been picked. We never felt like he tried to rush us off the phone or give a 'generic' answer. Highly recommend. Thank you Luis read more

This is our second time using Atlantic Building Inspections. Robert was on time, very professional and conducted a thorough inspection. He gave me an overview following the inspection and this morning I had a full report. The report has given us time to have the things that need to be corrected completed before closing on our condo. For me, consistency is the mark of a quality company. We had the same quality inspection with Atlantic that we had eight years ago. read more

This experience was frustrating from the very beginning! When I tried to make the reservation, it wouldn't accept my information. I called the following day and spent almost 30 minutes on the phone with Atlantic trying to resolve the issue. Their representative finally said, "Contact your bank or American Express... something is wrong with your card." She then paused and said, "Oh, we don't accept Amex." Totally aggravating and unnecessary when that should have been made very clear from the beginning, and certainly a known issue for an employee. The inspection itself went fine and I paid for an additional mold test on top of the $800 I already spent. After that, it became EXTREMELY difficult to have anyone answer my questions. I texted. I emailed. I left voicemails. It took me 3 days to get an inspector to finally call me back to discuss the results. I shared these results with an industrial hygienist who was very concerned about the method of sampling. No outdoor sample was made for a comparison, which he explained is like speeding but without having anything to compare it to the numbers are meaningless. No samples were taken in either bedroom, where one had visible issues with the ceiling. I ultimately paid for another company to come in and do a proper mold inspection. The second company found TOXIC MOLD in the bedroom that Atlantic did not detect! Both realtors involved in the transaction were a bit surprised how unprofessional Atlantic was and I certainly would not recommend them to anyone. read more

Inspector promised us to receive the report by 5pm the same day. The email the company sent us said we would receive the report within 24 hours. It has been over 1.5 days without any report. After calling the company, they told us we would receive the report by 7pm. Around 7pm, they called us saying they are CANCELLING our report. What kind of company is this? We put our trust into this company to make deadlines in our inspection period. VERY DISAPPOINTED. read more

Amazing service. I absolutely recommend them. They were on time, super diligent and the report is of a high quality.

I received several quotes and while they were all similar, ABI offered extra services such as new home set up checklists, warranties, etc. I was very impressed with my contact throughout the process and our inspector, Gary, was very personable, professional and honest with us! Atlantic Building Inspections was able to schedule an inspection within 2 days of calling. Jose was an excellent inspector clearly with my well being in mind. He was aware of best practices and a class action lawsuit over the brand of electrical panel that was in the house. He was very thorough. They even talked me out of spending some extra money on an additional inspection that I didn't need. This inspection saved me from having to pay $15,000 for a worn out roof.
