I have been using evolve property inspections for years. They are very good and always find things that I could not see. If you are need of a good property inspector call EVOLVE , they handle it very professionally and try their hardest to find things to help a buyer. read more

This service was referred to me by my realtor and friend. Humberto was excellent when he arrived, he was a little late to our appointment but he definitely made up for it. Very courteous, honest and gave us information regarding the inspection prior to even writing up the report: he also involved myself and the realtor in the process throughout. I actually left the inspection with more knowledge about what things should look like and what expectations and standards are currently for a home buyer. I would definitely recommend evolve property inspection services to friends and family, I was completely satisfied with his work as well as the office staff's friendliness and ease in setting it up. The report was also easy to read and got it back within two days. read more

I have utilized Evolve Property Inspection Services for the past two years, as a real estate appraiser who also rehabs properties it is important to know the actual condition of the property I am purchasing. Humberto the home inspector is very knowledgeable in all facets of construction, is very thorough and detailed in his report and provides me everything I need to make a smart decision. I wouldn't trust anyone else when it comes to inspecting your home. read more

Humberto, and his wife (whose name I cannot recall at this time. Sorry!), we're extremely polite and helpful. Humberto was available on short-notice. He arrived on time for the inspection and did a thorough job. He is very detailed oriented and passionate about what he does. He treated my wife and I like we were family. Was very patient and not only answered our questions but encouraged us to ask more and contact him anytime. We did just that. We had contacted him about questions days after the inspection. He always returned our emails, calls and texts. He gave us great advice and recommendations. Humberto gave us a very detailed report within 48 hours. We contacted him multiple times with questions about the report, and he always spoke to us respectfully, with patience and answered all of our questions. He never rushed us (even when it was a weekend). And again, he gave his professional opinion/advice on many things. Having a reliable and competent inspector is beyond value. Home buying is both an exciting and stressful experience, but Humberto helped alleviate that stress. I can not recommend Evolve enough. Do yourself a favor, use them. You will not regret it. Just an FYI, I am first time home buyer. I didn't know much, but I researched the hell out of everything we needed to do. Inspectors do not do mold, asbestos, or any other hazardous inspections. In our case, Humberto noticed something that indicated there could be asbestos in the attic around the vent shafts. He did not say, "You most definitely have it". He simply noticed it and advised us it could be. He didn't try to scare us and say it was definitely asbestos nor did he ignore it and not tell us at all. (We had it checked b/c we had the popcorn ceiling tested anyway. Old home and we wanted to be sure. No asbestos! Woot!). My point is, I read reviews from people complaining that they later found mold in the house, or asbestos, etc and were blaming the inspector. Unless there are obvious signs of mold, asbestos, etc., inspectors have no way of knowing. For example we actually had mold in one of the rooms. However, we did not know about it until we had the painter tear down the wallpaper. There was no physical (nor odor) that indicated there was mold. I don't blame Humberto for not discovering it. There was no moisture, or marking on the wall b/c it was behind the wallpaper. Thankfully it ended up not being severe that it required abatement. It was treated with Kilz and that was that. Inspectors are omniscient. Don't expect them to be. read more

Sandra provided quick customer care and pricing. She coordinated an appointment and Humberto was on there on time. He was very knowledgeable and provided a thorough 4-point inspection report for my insurance. Thanks evolve... read more

Humberto & Sandra are a great team! We recently had a residential inspection done by another company that suggested we contact a specialist of his choice for potential water damage and even mold. I called a few companies to get quotes and arrange a meeting. Their quotes seemed high. I then called Evolve Property Inspection Services. Humberto and Sandra were both available to talk to me right away, scheduled a meeting for the next day and came out to the property. After their inspection, they found nothing. No risks of potential mold or moisture accumulation. We were ready to pay for their time and inspection service but they refused payment. Friendly, punctual, and good reliable people. I will be sure to use them again in the future. read more

Outstanding customer service!!!! Humberto is very thorough in his report and he is very professional and punctual. He comes in and you can tell he cares about his customers. He also has someone that does pest inspection who is awesome!!!!!! Call him you won't regret it. read more

Excellent service! Humberto and Sandra (his assistant) are really helpful, honest and great to work with. Humberto performed my home inspection, including the wind mitigation and 4-points reports. He was always open to answer my questions and he was able to get back to me with the report quickly, which I needed given my timeline to make a move on the purchase. I'd recommend his services to friends and family and I'm really happy I chose him after reading other reviews! We were able to schedule the inspection within 24 hours and throughout the process they were always available to answer my questions. read more

As good as it gets! Humberto completed a property inspection just a few weeks ago. From start to finish, we had a great experience! Professional, friendly, approachable, knowledgeable. My inspection was in hand just a day later, and was thorough and easy to understand. Every section had an accompanying picture to support the findings. I will use them time and time again and I recommend you do the same. read more

Please find my first 5 Star review for Evolve Property Inspections! Humberto and Sandra were recommended by my realtor and when he showed up (on time) the other selling realtor recognized him and said he was good! Which made me feel even better! The customer service was excellent and very responsive and the report was exceptionally detailed and complete. Humberto gave me a detailed verbal and written explanation for the things he found. He even brought with him a termite inspector and a general contractor to assist. Even better he gave me a military discount which was the icing on the cake. Use this service and you will be happy. I plan on using this service in the future for my wind mitigation. Thanks Humberto and Sandra! read more

This is a fantastic family business. Customer service is amazing from the start with very clear communication lines. Sandra is extremely helpful and makes the whole process very easy. On inspection day, Humberto was amazing and extremely thorough. He gave us lots of good tips for our fixer upper. His report was very timely and very thorough. I've had other inspections in the past for homes I've purchased long ago...and this is by far the best service I've had. I had also called 2 other companies for estimates, and Evolve gave me the best price! Highly recommend! read more

I hired Humberto based on other positive reviews. I can say these positive reviews are true. He did an inspection and pointed out many problem items on a house we thought had no issues. We ended up backing out on our first contract. Humberto was hired again on a second inspection because we appreciated his thorough inspection process. Again, he was very detailed oriented. Humberto takes the time to explain to you what issues come up and what are the best ways to remediate them. He provides you with the knowledge to negotiate which as first time home buyers like us is crucial. Although we were upset to back out of the first deal, his second inspection gave us confidence that our current contract on the house was the right decision. I highly recommend Humberto for a home inspection. read more

Very fast and very courteous service they really know what they are doing.

Wouldn't go anywhere else simply call and set an appointment and they'll take care of the rest. I had a last minute window to try and get my inspection done and they helped me out 110% with getting me an appointment within hours thankfully. Sandra was able to make it happen and Humberto was extremely detailed as always. Not my first rodeo and won't be the last one highly recommended to anyone. Thanks Evolve ! read more

Great company! They accommodated a last minute inspection I needed. The inspector was friendly and very informative to educate me with aspects of owning my first home! It's almost rare these days you find quality people like Sandra and Humberto. It was last minute when I needed an inspection to happen the same day. Feeling a little nervous if I had selected the right company to do business with, but went ahead and placed that first call. To my surprise, I was told "sure, I can fit you in for today... and this is what the job will entail..." Little did I know, I'd place a few more calls to Sandra, answering every question I had in mind, before meeting Humberto at the place of inspection.  I noticed how Humberto took great pride in his profession and treated my newly built home as if it was his, paying attention to every detail and pointing out all items that were deemed flawed/ potentially dangerous (like the design of the stair rails) and if everything is up to code.  Of course, he was also positive and commented on items that he saw were in excellent condition which calmed my nervousness. My report was ready within 48 hours and it was detailed (30 pages) and included photos.   Sandra kept in contact with me after the inspection and it really showed this husband wife team aren't in the business to just do business, but to be on the customer's side when safety is of the utmost concern. My experience was a pleasant one, and I highly recommend Evolve. read more

There aren't enough great things to say about Sandra and Humberto. Firstly, I believe strongly in teams. When you come across a power couple like these two, their truthful nature, kindness and open heartedness becomes contagious. In a business where people lie and manipulate numbers and hide facts, it is a breath of fresh air to come across two human beings as great as Sandra and Humberto. I feel incredibly blessed and beyond lucky to have them guide my family and I through this home purchasing process. We're not done quite yet, but believe it or not we still reach out to them for their input, because we value it so very much. If you are hoping to get an honest, accurate and thorough inspection done promptly (which is EXTREMELY important when trying to seal a deal because time=money) and you're looking to work with two exceptional beings, then this is the team for you. Look no further! P.S Sandra and Humberto thanks for everything! You guys really are the best at what you do! We're forever grateful! read more

I love this inspection company! Humberto and Sandra offer great customer service (something rather rare these days), and did a very thorough inspection. I must have called Sandra 20 times with questions and she was always kind and helpful. They sent us the inspection report within a very short time after the actual inspection, and answered our every question. I'm a realtor and I would use them for myself and recommend this inspection company to all of my clients! read more

The professionalism that Sandra and Humberto give is bar none. A great company to work with and with an amazing turn around time. Clear and to the point. No surprises. Needed them quick and quick service is what they gave. We couldn't be happier with their service. Highly recommend read more

My first communication was with Sandy. She is the sweetest, most professional person. The prices were competitive and she was quick at replying to texts when I had a question. She also reassured me of any concerns along the way. Then my husband met Humberto at the home where the inspection was done and had nothing but great things to say about Humberto. I spoke to Humberto a few times myself and he was equally as professional as Sandy. Between the both of them, the process of a home inspection is seamless. The reports were extremely thorough and Humberto was kind enough to reiterate points of concern. If you need a home inspection, go with them! read more

My husband and I have just moved to Miami from Canada. Needless to say, there are many differences in what to look for when inspecting a home between the two and we wanted to ensure we hired the best home inspector to facilitate. I always look for reviews on Yelp and Google to help make important decisions. I find the companies that have many positive reviews are always the right choice because it reflects how people truly feel about their experience and it's hard to please everyone. Evolve Property Inspections were just that...the right choice! From the beginning of my search, Sandra was on top of everything...from rearranging our booking when our plans changed to her quick replies when answering my many questions. I knew from the start we had made the right choice booking with them. Humberto (the inspector and her husband) was courteous, knowledgeable and very accommodating. He made us aware of a major roof issue with a new build construction home that may have went unnoticed and caused issues down the road. There's a reason they have perfect ratings...they really care about customer service. I absolutely would recommend them to all my family and friends. read more

Truly a Professional, very patience and passionate about what Humbreto does he answered all my questions and doubts I had during the inspection. Would Def recommend him to others. read more

Really reliable and very knowledgeable. They have helped us from our first inspection on purchasing our new home to wind mitigation inspections. Very professional and would definitely recommend them! read more

Late, incomplete, and poor communication. Format of inspection was good, but unfortunately they sent out an inspector who cited things that were wrong, and then missed others. They bring up a lot of problems and say you need to consult someone else. So if you are buying as is, you have no idea how to move forward. I don't need to spend $500 for someone to test a power switch that I can test myself, tell me it doesn't work then recommend I contact an electrician. Especially if I'm in the last day of my inspection period. What I needed was a professional to use their experience and education to tell me is there an electrical problem? Not God bless you, we are a church-going family, we do right by our customers in one breath, then offer to "fix" a report in the next. I don't need a "fixed" report. I need solid, professional advice. I have no idea how they got all these good reviews. read more

As a first time home buyer, the entire process is new and can be stressful/confusing at times. I was given Humberto's information by my real state agent. Trusting him, I booked an appointment with him. When we got to the house, on time to our appointment, he was already there and had alread inspected the outside of the house and taken all the necessary pictures. By looking at someone do their job, you can tell whether is someone who knows what they are doing and if you can confide in their knowledge. Not once did I have any hesitation about the quality of his job. Didn't rush one single thing and he made sure we felt reassured. Highly recommend their services. Reliable, Responsible, Knowledgeable, they care for you like family. read more

My wife and I are attempting to purchase a home and we needed a home inspector. I checked Yelp for home inspectors and Evolve was the highest-rated home-inspection company in Miami. Without hesitation, I called the number and Humberto immediately picked up the phone. He was knowledgeable, friendly, and had availability later that same day. I had to schedule the inspection for the following day and Humberto showed up on time, ready to inspect the home. Within two hours (I actually think it was an hour-and-a-half), Humberto had completed a thorough inspection, taking pictures of everything and even using a drone to inspect the roof. After the inspection, he spoke to me candidly about what he observed throughout the property and what would be in his report. He mentioned that the reports would be available the following afternoon. The reports were complete and very thorough. I had a question about something in the report and called Humberto. He quickly answered the call and addressed my question. It's no wonder why Evolve/Humberto are among the highest-rated home-inspection companies in Miami. I would highly recommend Evolve/Humberto to anyone and use them again! read more
