So far so excellent. Had been living in downtown Kent and the noise was outrageous. Between trains (which made my bed and couch vibrate)! and late night loudness from passerby's it was difficult. The integrity of the buildings at Ethos are superb! Walking trails everywhere. Good security. Moving in was a breeze and was taken care of by Ethos Movers. Hard to beat that. The greenery is nice but it's a horrible place to live. We are double charged for water. Parking is the worst. They charge an extra $150 for there parking garage, after their "discount". You will be parking on Meeker st. The electricity cannot handle my family gaming with 3 computers. Every time I open my dryer while one computer is gaming the breaker pops. They have an Amazon hub which kept getting broken into. I've seen multiple vehicles in the morning while I'm walking to work with slashed tires. Lastly there security is weak or non-existent. save your money. they will double charge you every month without explanation, the pool is closed at random times throughout the summer, people smoke up the whole floor with weed, not to mention garage parking is extra $. people will key your car and bums will be screaming and causing a ruckus all night in the parking lot, also the elevator smells like ass. Recently Ethos was taken over by Greystar Management Company. This was in December. It has been a nightmare. We haven't had consistant management since then (none for two months when they first took over. No one has received a Utility Bill since December. Crime in and around the facility is high. The indoor parking garage is not secure, cars are broken into regularly. Two days ago a woman had her car stolen, and the thieves drove right through the enormous retractable door smashing it out. We then all received notice that the indoor parking is now being raised from 100 dollars a month to 200 dollars a month? Insane. If I could give zero stars I would not recommend this Apartment Complex to anyone. What is really tragic is that before this new company took over (1/2 of the Complex was sold) it was a great place to live. read more

Updated review, apparently you can't have a computer and an xbox plugged into the same bedroom, according to maintenance (after it taking 3 months for them to come back after they messed up) "It's too many amps, you shouldn't have both of those plugged into the same line". Almost made this mistake moving here. I have had an issue with Ethos since we inquired (several months ago) and to this day every time I call I get voicemail and never get a call back. Very unreliable. They just want you to sign to meet quota but don't really care about you after that. Do no rent here! If someone from management wants to reach out please do. I dare you. read more

So, we decided to give Ethos a shot in May 2022. The buildings look all pretty, especially with that golf course view, until you peek behind the curtain at those 3-bedroom+ apartments. I don't wanna be super petty, but let me just say, this place is a wild ride. First, let's talk parking - it's a joke. You'll spend more time hunting for a parking spot than enjoying your "beautiful" view. And speaking of cars, they're about as safe as a toothpick house during a hurricane. We didn't have any incidents, but we sure witnessed plenty of car break-ins. Safety? Yeah, not so much. Even within the complex, you've got people strolling around with bags, bikes, and masks like they're auditioning for a heist movie. Neighbors will pound on your ceiling if you breathe too loudly, and the place often smells like a pot farm. Section 8 housing brings its own kind of excitement. You'll have front-row seats to shouting matches and broken gates, not to mention the lovely state of the apartment stairs. The pool? It's either closed or looks like a swamp, and the gym is, well, not a place you'd want to work out in. Be cautious around the dogs - they might just see you as a snack. Living here made me want to bolt. We thought this would be a great family home, but it turns out we landed in the "Meeker drug street" neighborhood. There are people camping in the bushes, and taking a simple walk can turn into an adventure with unsolicited comments thrown your way. If you decide to call this place home, make sure you're prepared to defend yourself because safety isn't a guarantee. When we told management we were moving after a year of lease and five months on a month-to-month lease, they decided to squeeze an extra month's rent out of us. Old management, new management, doesn't matter - you'll run into the same problems. If you've got kids, be ready for them to resent you for making them hike a mile to get home in the pouring rain or snow. Oh, and let me add a few more gems to the mix. If you love surprises, this place has you covered. Expect packages to mysteriously disappear, groceries to pull a vanishing act, and, oh, the grand finale - my pregnant wife had to pull some automotive acrobatics, climbing in from the passenger seat because someone parked so ridiculously close to the driver's side while I was away on a work trip. This place is like a never-ending circus of misadventures. But hey, credit where it's due - Mo is a cool lady, and the maintenance team is a bright spot in this otherwise gloomy picture. Weight room has dumbbells up to 50lbs, not great. Pre-teen to teen kids are very active - Weve been ding dong ditched a lot (door knock). Before/during/after 4th of July fireworks are set off in the parking lot around 1-3AM adjacent to buildings (loud + scares dogs + damages cars + no support from management or security). If anything is wrong management will say "call securtiy" (3rd party Co.), or 911. Nobody is available at the front desk -- they'll ignore you and look the other direction. Overall unhappy with living situation here. Not comfortable, don't feel safe, won't renew. Update: 8yr old kid brought a butcher knife to the pool and threatened to stab ppl. No parents/totally unsupervised. Cops were called, pool evacuated. I know this sounds crazy, but i'm not kidding (hopefully management was made aware, but I wouldn't count on it). DO NOT RENT HERE PLEASE Update: I heard new management may have allowed Section 8 housing vouchers since they can't keep real tenants. not sure if that's true, but be warned Update: due to lack of tenants, management will nickel & dime u to make $$$. failed property. its really sad given how beautiful the buildings are, and the golf course across the street. my advice - drive to the course, you don't want to live here Update: the "management" NPCs who send the same responses to all these reviews implemented new pool hours that are completely ignored by the community. lol. no one follows their rules, and they do not enforce anything. It's a complete joke. They simply want bodies in units. that is all. Move out cannot come soon enough. Feels like the biggest mistake i've made is living here. Don't do the same. Update: I believe management is in violation of their own lease agreements meaning you should be able to break your lease and move out at any time. Where do I begin? This apartment complex and management is a scam. It seems as though the management wants nothing to do with actually enforcing the rules they put out, let alone care at all about their tenants. The complex is always trashed, little kids running around the pool with knives threatening people, fireworks going off at 2am, unfortunate 911 calls needing to be made due to violent neighbors, parking is an absolute sh*t show, and very noisy well past quiet hours. I called the front office to speak with them about all of this and I was told I would "receive a call back" but have yet to hear from them. Careless. I've truly never wanted to leave an apartment complex so badly in my life due to feeling unsafe and uncomfortable. NOT what we were promised when we moved here. Anyone giving this place more than 1 star blows my mind. Fake bots probably lol. Save yourself the headache and stay far away from this place. read more

If you want to live somewhere that the office/management could care less about problems you have with neighbors who kick your door, bang on it, and try to open it when it's locked and threaten violence. If you don't mind packages constantly getting stolen off of your front doorstep. If you don't mind your car being stolen in the middle of the day in a carport you pay for or having your kids scooter stolen off your porch while they are inside playing. If you don't mind being threatened by the security they pay to "patrol". If you don't mind paying over 3k$ with utilities and don't mind having to look over your shoulder when you walk to your car in the morning to make sure you don't get jumped/robbed then this is the place for you! We have lived here since shortly after Ethos opened. Have always been good tenants, never had issues with neighbors, paid our rent on time and never caused unnecessary issues. After a recent conflict with a neighbor we went to the office upset and wanting some sort of resolution. We were told management (mark) would follow up with us the next business day. After no call, you go to the office to be told he is in a meeting you send an email only to have no one respond. Even living in the worst of areas on pacific highway for years, and apartment living my whole life I've never had these types of issues and an office staff that could literally care less. There are dozens of other apartments in this area. I would HIGHLY suggest going to any of them but this place. If you care about your safety, and your families safety this place isn't it. After being here since 2019, the only person to ever live in our unit i cannot wait for our lease to be up. Please take this all into consideration before signing a lease. read more

I have lived here since 2019 and was unsure about Greystar when they took over. There were several challenging situations that I wasn't thrilled about. However, Greystar has really convinced me that they are great property managers over the last couple of months. Tyler in the office is wonderful and always so helpful. Nasir, the maintenance manager, and his team, are amazing and super responsive. Parking is horrible!!!!!! No parking by my apartment home, no parking in the visitor area, however there is parking on meeker....NOT safe for a single woman to park way over there and walk back to her apartment! Not sure why all residents do t get ONE stall. So you do t have to rush home from work to get a park by 3/4 PM. Very stressful. The office will say "we understand your frustration" No...no they don't. Then I parked close to my home in front the maintainable garage and now I cannot remove the tow sticker AND I have a parking pass!!! Pissed. read more

If you're really good at fixing car windows after they've been broken into then this is the place for you! I'd strongly advise anyone looking to stay away from Ethos "community" the leasing staff is horrendous to work with and could care less about you after the lease has been signed. Upon our move out date we were hit with over $700 in fees, almost $400 for a carpet cleaning in which ethos provided a quote and black and white photos for back up. The most shady community I've ever lived at. 12 months there was 11-1/2 too long. read more

The floor plans are great and the community looks nice, but parking is horrendous! There have been a few times I've come home at night and thought I'd have to park at the golf course. When residents have to park on the sidewalks at night, you know its bad. This is when they only have 1 business (Musashi's) here, how is going to be if they can find more companies to come in? Soundproofing isn't that great either. Having hard floors in the living area is great, until you're living underneath someone else. Also, I called the management on June 2nd about buying a BBQ as I know each complex has their rules. I got the okay to purchase a propane BBQ for summer which was awesome, but I had to drag it away from the porch for safety--no issue there. Not even ONE month later, I go to sign my renewal and they've changed to rules to prohibit the use and storage of open flame grills. Talk about a bait and switch! If I was told "No" initially, there wouldn't be an issue, but now...?! What am I going to do, find a new rental in the next 10 days? read more

Greystar took over as prop management company mid lease. Accounting of whole transaction with specific regard for my lease very shady. Minimal explanations. Move out statement also VERY vague. When they tell you you are paying a refundable security deposit it is code for we are going to find every way possible to keep this because we want all of your hard earned income. read more

have lived at ethos since 2020. I love it the grounds are well kept and the apartment is just what we wanted. Office staff especially Mo is the best, so helpful and renewing our lease with Mo was so easy. Maintence is wonderful a special shout out to Isidro, my husband had a medical emergency and with out his help getting the paramedics and my husband to apartment well I had to think what could have happened. read more

I was one of the first tenants to move into Building X and was super excited about the cleanliness, amenities, and how nice the other new tenants were. Then little by little, things have changed with no response from my emails to management. First off, I parked my car in the overflow at the end of X. That was a HUGE mistake when I went out the following morning only to realize during the night some stole my catalytic converter! Everything from there just snowballed once our building got full. What was a clean place to deposit garbage and recycling is now an overflowing mess with a lot of times being unable to even open the door! The outdoor pet area is filthy, in part due to lack of residents not picking up after their dogs, which I am assuming is caused by no waste bags for weeks and no one emptying the garbage. The traffic noise on Meeker is so loud. The smell of weed coming in through the vents and windows is horrible. The management has gone downhill with very little response to any email inquiries. read more

Not safe, there's no security for parking. Your car is parked in the garage and someone can steal it. Mostly likely a lot of cars got broken window due to lack of security for residents. A lot of strangers. Can come and get inside. Someone broke our car window and the staff only told us "I'm sorry! That's sucks!" Like, okay! That's cool! That's the only thing that you can tell me. Also, I asked for CCTV camera footage and they can't even provided that to me.I ask for the garage but they keep telling me that it's full it's been almost a year since I asked and still nothing! Love this community! If you are looking for a brand new place that has awesome finishes and is centrally located this is it! Christyn and her team are amazing. They are always so helpful when I come into the office or need help with anything in our apartment. My partner and I love it here! Every time I am in the office they make us feel so welcome. If I could give zero stars I would. This review is lengthy but please read before you decide to lease at Ethos. Ethos is aesthetically nice at first, but after moving into Ethos it has been the biggest sh*t hole that I have ever live in. I have never had any complaints living in any previous apartments until Ethos. I seriously am counting down the days until move out. Come move to Ethos: if you want the never endless search of trying to find a parking spot after a long days work, never getting your packages because "Amazon lost them again" (Ive never in the entire past decade had a problem with Amazon until living here), stepping in animal feces, having your car get broken into, looking for party central filled with weed smoke on a every weekend basis, trash rooms not getting cleaned, and paying the high prices for security but lack there of. Have discovered the only real way to solve a problem noise issue coming from adjacent apartments here, is to tape a note to the door of said apartment to let them know just how you are feeling......it has worked for me. I had to tape two notes to one apartment, but the resident finally dealt with my issue. That said, the management here does what it can: emails to your problem person, etc., but if you find that isn't working, taped notes, perhaps in less colorful language than I have had to use, ( but.....) DO work!!!!! Only other issue I have had to deal with is the lack of mask usage by a number of residents in the elevator (so just don't get in with them), or hallway (now THAT gets dicey, plastering yourself up against a wall til they pass), or stairwell....hmmmmm.....(can always pop inside the floor door you are nearest to until the maskless pass by, or ascend/descend faster than they are to stay ahead of the water droplets they emit....good exercise, and not one of futility..... But that's the way it goes: at least it's not IDAHO where hardly ANYONE masks up! That said, I wear two masks, use the stairwell as much as possible, and just got my second COVID shot which goes a long way towards being friendlier to all those people who don't mask up. read more

Why are we paying so much money to not have full amenities 24/7? They told us the clubhouse closes when the office closes and it's currently an hour before close and the door is locked. I just wanted a last fun day with my younger brother as he wanted to play some pool. That's all. But no, the door hit us in the face. Do not rent here! It's unfortunate the leasing office has seemed to attract the most crass and entitled "senior" property manager (Christyn). She used textbook dismissive language towards us and consistently claimed she was unable to help as "there is nothing she can do." When indeed, she could have shown a shed of compassion by allowing us to sign a roommate release form. Once you've signed your lease and they have made their commission off you, good luck getting any further assistance. Her bad attitude and lack of professionalism is a sad representation of this complex. The whole neighborhood has horror stories of dealing with her and many have moved out just because of her. All the current residents actually laugh about it often. So at least the neighbors are friendly. During a pandemic you expect companies to adapt policies to better accommodate the problems residents and people are facing. However Ethos has decided to use this pandemic to their advantage and make it as difficult as possible to break a lease. Even though one of our household is being deployed it took us weeks to finally be able to break the lease with no help from Ethos. Do not rent here, you'll regret it if you do. read more

Ethos community is a beautiful place to live and on top of that it is run by phenomenal people. Specifically two incredible leasing agents Tami and Pricilla. Please if you are considering living here I highly recommend you go to either of these two ladies to lease your new home. I've lived here for over a year now and they have been so diligent in fixing any small hiccups that arise. My current process of transferring apartments within the community has been flawless. The people here care about your experience and want you to be happy with your home! I'd also like to share my appreciation for the grounds keeper that works her tail off and keeps this giant community looking gorgeous!
