I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

Dear neighbors, I…read morehave owned a townhome in Montgomery Woods since 2007. Served on the Community's Homeowner's Association Board for many years. I was concerned when I was on the board that the community was not getting the sufficient attention it deserved from the current management company as well as the landscaping vendor they were employing. In my opinion, in the past year if so, both situations gotten worse and need urgently addressed by the current board. I have put in a handful of maintenance request since I lived here and submitted 4 recently on March 17th. Two were simple landscaping requests for the front of my house- lawn reseeded as large parts are bare (happens quite frequently) and to have a tree checked missing a lot it bark. Zero communication about or action on either despite me checking on it yesterday. The landscapers came today and "spray-painted" 5 neighbors lawns thought (as well as parts of the street) and it looks terrible. Another request I did hear about was replacement of my front deck/landing which is looking very worn. I was told I was in the "current phase" and that the vendor "would complete as many decks as possible this year" but no info was provided on when that work would take place and if mine would be replaced this year. The last request was to have 4 formerly beautiful shrubs on the front of my home replaced that the current and former landscapers pruned down way too low so the shrubs are dead and/or misshapen. Apparently they can only remove as the shrubs are the owners responsibility (despite the landscaping company the management company employed being the one who due the damage). I am considering spending my own money to fix it all even though this is the management company's responsibility. I feel we deserve much better service from the management company and landscaping company for the money we pay in monthly dues and would strongly urge the board to consider replacing both ASAP.

I recently purchased a new Carrier HVAC system for my house from Princeton Air. Unfortunately, I am…read moreextremely dissatisfied with the installation after spending $26,000 for a new system. The first system they installed was the wrong size. I had to wait almost a week before they reinstalled the correct size system. Much to my dismay, the second system isn't working either. I called into customer service and asked to speak with a manager, I was told there was no manager to speak with. The customer service representative said another repairman would be out this evening. Waiting on that repairman now in my very cold house. I am now a completely dissatisfied long term customer that regrets going with Princeton Air. I will update this post when/if they correct the problem AND I have had an opportunity to speak with a manager. Update 12/15 - Happy to say PA has my new HVAC system working now. I spoke with a manager this morning and he went out of his way to make things right. Update 1/16 - two repairman were out twice yesterday. The first one said it was the thermostat was faulty. That was the third thermostat they put in. Heat was working when he left only to quit working a few hours later. Another repairman came out later in the evening and said the problem was the filter. Evidently it was too big for the system. So he changed the filter to a smaller size. It's working again, for now. Unfortunately, I have lost confidence with this company after having used them for years. Their quality seems to have gone out the window after recently having merged with Weltman Home Services. Think twice before you use Princeton Air!!! Update 1/31 We woke up this morning to a cold house. The thermostat said 65 degrees. When we turn up the thermostat the unit seems like is shutting down. Called customer service and they said someone would be out today. They couldn't give me a time or even a window as to when they will arrive. I am beyond fed up with Princeton Air. My next step is to get an attorney to see what I can do legally.

Money is not handled properly, complaints, maintenance, owners/renter issues not addressed. Basically thieves. If anyone is looking for a company to manage their property PLEASE do not hire them. Wise management is the absolute worse property management company around and if you are either…read morewanting to buy or rent a property that is being managed by this company, you will want to steer clear. Firstly, the owner does not care about anyone who lives in any of the properties he manages. You will never be able to speak with him. He also has lawyers who sue his own tenants and property owners all day long. Their sole job is to go to court and sue. Barb Weis who is the Regional Property Manager is proably one of the rudest people you will encounter at this company. She herself can't manage to pay her own bills but takes pleasure in making tenants and owner's lives miserable by creating problems for them. If she doesn't like you, she will create false fines and put them on your account. If you own a condo, you will need to hire an attorney to get this bogus fine off of your account otherwise, the fine will accrue late fees and snowball.. which could result in them putting a lein on your property or worse. She will get your neighbors to jump on the bandwagon and spread rumors about you. If you think these things are insane, you are right but this is what this company does. They are bullies. They will hire friends of friends to do landscaping. One company they love to hire is Lava Landscaping. The owner, Victor is a pompous guy. He does nothing. He will mow the lawn every week whether it needs it or not. He cuts it so short that when it's 90 or above, the grass burns and dies. Victor actually killed the majority of the grass in Rivers Bend and all that was left was mud. He then will mow the mud. I kid you not. When you complain to Wise Management, they will do absolutely nothing. But as a tenant or owner, you have to continue to pay the condo fee. If you have any roofing problems and call Wise management for an issue. They will take forever to get back to you and then they won't bother to call you to tell you someone is coming out. You will run into someone on your property when they eventually come to look at the issue. You won't get an update either. Barb Weis will just come into your property without calling or emailing you first to let you know. I ran into her many times just lurking in my hallway.

Now realizing why the price was so low I understand now years later. The homeowner I purchased from was so desperate to sell the place he didn't care how much he sold it for he just wanted to get out. I moved here 10 years ago and never once have I received an email response, a callback, or a letter back, from this management company. When I moved in they sent me statements in the mail list I paid via bill pay each month a week early through bill pay through my bank. Hearing through the grapevine by other people in the community, I realized there was a lot of problems here. I understand a lot of people go through a lot of other issues with dealing with renters. Most of us on here. Most of us don't care about speaking to others or ask others to deal their problems. We have no pools. We have no community areas. We have is lawn maintenance, which is done at a very abysmal rate. When the snow hit a few years ago, all of us had to pay $500 each for snow removal at the last minute for one day of snow which they only came two days later to remove it.. since then, we have never had snow removal come on the day of the snow or even the day after. It's always at least two days later. There were times were the snow removal company destroyed my garage and they still ignored me. Our association fee was $250 a month for the duration of me living here about 10 years. Neighboring condo associations around us charged half the price and yet had numerous pools, playgrounds, and community centers. We have none of that. I have tried to contact them numerous times and not once have they ever answered my emails, text, phone calls. I didn't have a problem with them until they stop sending me my monthly bill. I am usually good at sending my check every month so it didn't alarm me. It wasn't until a year later that I noticed that I got a letter in the mail from a collection agency/lawyer company. I found out that I was sending the bill a week before hand but they weren't cashing it until it was late and I accumulated a $25 late fee every month for a year and it went into collections. i never heard from them only the bill in the mail from their Lawyer. Not once did they reach out to send me a formal warning or a letter. They knew that I lived here, but couldn't even send anything. I reached out to them and sent emails asking for a statement. It is now eight years later after those fees and I still have not gotten one response from them. All I asked for is a statement of how much I owe and they have a public number for everybody to contact them, but they never answer. When you leave a message, nobody answers and nobody calls you back. I can see now that they have one guy that just respond to everyone to try to make them look bad to save face. Now reviewing and collecting all my information and evidence, I will be contacting my lawyer. This condo association has been given bad reviews for the past 10 years and nobody done a thing about it. I'm not wanted to sit back and let somebody take advantage of me. I'll be damned if this association takes advantage of me anymore. We now have the whole community revolting against them. We're talking to my lawyer and they will be hearing from us. I'm not a Karen, not normally anybody that complains about anything, but living in this expensive economy and seeing the comments here from the association just proves to me that this needs to be handled. apparently the other residents have said they keep raising the condo fees for no reason and don't tell anyone. I have never once received any letter or ation from this property management. I even paid top dollar for further bylaws and not even received a copy. Still... 10 years later... hear nothing... maybe this will review Will sparks their interest into actually returning my phone call/email/response to anything....
