I left a prelimary review of Associa 18 months ago based on some initial impressions right after this property manager was awarded the contract for our townhome community. Regretfully, my spider sense was right on. Putting numerous day-to-day service issues to the side, their financial reporting systems are a joke and apparently staffed by amateurs. After a year and a half, the financial status of the community is about as accurate and transparent as a Magic 8 Ball. Not only are their numbers fiction, they simply will not acknowledge the wholesale futility of their endeavors that often requires full time intervention by a cadre of residents trained in the accounting arts. Basically, if you lack accurate accounting, all other facets of any service portfolio are rendered meaningless. If this weren't about something as serious as finances, I'd be laughing. horrible association, they have a system that tacks on late fees after you pay balance plus fees. I was late by a week and received a notice which was paid right away. little did i know that notice was a 10 late fee and 25 fee for the letter. Did not know i had any balance until I received another letter charging me 80 from late fees and new late fees that were added since i paid my balance????? I have been dealing with Associa for years. Having been a board member for over 10 years I can honestly say, they are all talk and no action! The upper Management is strictly for show to gain your business and then you never see them again. They then provide you with sub-par Managers who do nothing to help better your community. When you attempt to contact them, they don't call back. When you email them, all you get is a scripted response if your lucky. They are unprofessional and hanging on by a string. I am a homeowner in the Monroe Chase HOA community in New Jersey, managed by Associa Mid-Atlantic. For over one month, I have been trying to obtain clear written answers regarding a major HOA fee increase and reserve funding decisions. Despite multiple emails and repeated assurances that my questions would be reviewed, I received only generic documents and vague summaries. None of my specific questions were answered directly in writing. The most concerning part of this experience was a written response from a Regional Director, Jennifer Johnson, who stated: "I am not aware that this association is considered affordable housing." This is alarming. Our community includes approximately 26 Affordable Housing units administered by Piazza & Associates. A Regional Director responsible for managing this HOA being unaware of this basic fact raises serious concerns about competence, oversight, and accountability. Throughout this process, communication followed a consistent pattern: Direct questions were avoided rather than answered. Responsibility was shifted to "the Board." Requests for Board member contact information were ignored. When I included additional recipients for transparency, replies were sent only to me and one manager, removing others from the email chain. After more than a month of correspondence, I received a two-sentence response attributed to the Board, without names and without addressing the original questions. This is not professional property management. This is a system built on: deflection, minimal communication, and lack of transparency. Homeowners pay significant monthly fees for professional management services. In return, we expect: clear written explanations, accountability, and respectful, informed communication. Based on my experience, Associa Mid-Atlantic has demonstrated a pattern of ignoring homeowner concerns and shifting responsibility rather than addressing issues directly. I strongly encourage homeowners and HOA boards to carefully consider whether this is the level of professionalism they want from a management company. read more

Sadly the service and response time for this HOA is terrible, it took over 5 months to repair a door! While they are very polite; service is lacking. It often takes over 4 requests do get anything done and the quality is not great. Absolute worst company to deal with, no contact information on the website, hard to get any information about meetings. They love to send out nasty grams, threaten to fine you but then do nothing to enforce the notices. We have complied with every notice but the townhouses on our street are not being kept up. Overgrown grass, fences falling down, basketball goals all over the streets with limited parking spaces, black streaks all over the stucco siding, trash all over yards. Just do your jobs!!!! good morning, i reside at circle drive and i'm writing (several unsuccessful attempts-since late december) to address defective lights in front of 11 & 15 circle drive, sicklerville nj 08081. it's a danger to everyone in my community; so many things can result, such as, our cars/houses being broken into, someone's pet being injured, or one of our children being struck by a vehicle, etc. this is an issue that has been brought to jim o'toole's (our community manager's) attention but he continually treats it as though it's not a bigggggg dealllll. i guess he's waiting for a lawsuit to follow. what am i paying an hoa fee of $83 a month for????? reciprocity is the name of the game!! rest assured!! beware! beware! beware! read more

I live in a townhome in Centennial Ridge & have black mold in my powder room, foyer as well as kitchen due to outside flooding. I complained to the HOA repeatedly a number of years ago & was ignored. The damage inside is excessive to the tune of $20k as per Serv Pro. I was told the outside needed to be addressed first with regards to drainage issues. It was a huge job but was finally completed about 2 months ago. I am STILL waiting to hear back from my property manager after several emails have gone unanswered. I have been trying to contact Associa Mid-Atlantic for like 2 years on and off about a dying (now dead) tree just off our property line. It's tall enough to hit the house and will most likely do pretty good amount of damage if it falls. We have also been trying to get approval for a Hot Tub for months which is now just sitting in our freaking backyard useless and I can't get a damn response from anyone (we reached out months in advance before purchasing and the tub took 3 months to even arrive.... soooo almost half a year and nothing). I actually had to drive up to the office and wait outside until someone came out. Alan Tate assured me he was going to work with me but I have now followed up 3 times from the initial email I sent after speaking to Alan since nothing has been done and I haven't gotten so much as an acknowledgement. Structural problems were found in my condo unit in Voorhees, the hoa sent Oakwood Builders out and tore out my ceiling 8 weeks ago, however they have stopped communicating with me as of August 5th. I've sent messages to the hoa, and also to the builder to find out when the repairs will resume however they have been completely unresponsive. I have no ceiling in my living room and part of my dining room, there are sagging beams in the attic area above my unit, and they stopped all communication and work? Extremely disappointed in this company! We purchased a home in Seacrest Pines, Barnegat, NJ in 2017. At that time, we received a signed copy of the HOA rules.The first year, we had no real complaints about the services provided by Associa, per the Rules. The snow was cleared, our sidewalks and driveways salted. Our lawns were kept. That ended this past Winter. They refused to clear any snow under 3 inches and salt our walkways. This Spring, they have refused to weed and mulch around the trees. All part of their agreement. read more

I am a renter in the Sunnybrook development in Lumberton NJ. l rented the clubhouse to have a cousins party, 200$ deposit and a 50$ rental fee.
