I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

When I initially called him asking to subdivide my property he…read morewas confident and said he can handle the job with no problems. 8 excruciating months of working with him later he could not have been more wrong. When we were finally able to schedule a meeting with the township board the first time, Rob was sorely unprepared. He had zero definitive proof of the basis of his argument (for us to convince the board). A PRUDENT lawyer would back up his claims with facts and proofs but he had none. It was an embarrassment to watch first hand and then I knew I had made a mistake and was tricked by his initial false confidence. The board asked some other trivial questions a prudent lawyer could answer but Rob had nothing. He used the excuse of not being able to "foresee" what the board would ask but they were asking basic questions. It was like it was his first time in front of the board. He had no problem charging us more and more for his mistakes when it could have been a yes from the board the first meeting. At the second meeting when Rob was finally prepared the board ended up saying no. We had one shot and the legal help we hired blew it. Instead of taking blame, Rob blamed us for not doing initial research, not putting in the contract a contingency for a subdivision. No seller would have ever accepted that offer. We had a really good chance the first time but since Rob and our planner were not prepared for the questions it costed us 8 months and tens of thousands of dollars. What further confirmed my belief that Rob is terrible in this field is when I spoke to the townships zoning officer. She has had meetings with many, many lawyers and had many subdivision cases and she even said Rob was horrible. My biggest mistake was not going to her originally and getting a recommendation from her. Learn from my story and don't make the same mistake I have made.

He is out to churn a fee, and even when the case is a clear loser, he will convince the client, to "fight" to the end and hope the other side gives up. Last minute postponements, and unkept promises is what I experienced with this human excrement.

The team didnt even show up for over 8 hours after i shoveled my own walk way . On top of having to shovel my car. This HOA is the worst. I keep getting raised fees and you are barely a scam. You do not maintain the grounds at all. Bare minimum your hired folks provide. I have sent multiple emails and complaints over hours of maintaining outside , just so I dont bring the mess inside. I have no choice because your hired folks are incompetent, lacking care and simply putting in 25% of my husband and I. STOP RAISING our fees. It has changed 5 times since I moved here in 2019. I contracted a mortgage at 179$. Monthly. It raised 189, 199.. 220.. now the better part of 230. The excuse is keep.gett I ng from the office is it was for roofs.. I NEVER GOT A NEW ROOF. IM PAYING SIGNIFICANTLY MORE THAN MY UPSTAIRS NEIGHBOR. WE SHARE THE GROUNDS. PINNICAL IS THE WORST PLACE EVER TO HAVE A HOA THRU. PLEAS FIND BETTER PEOPLE TO MAINTAIN THE GROUNDS. During that time we've "interviewed" a few different Realtors, trying to gauge their ability, interest, etc. Sometime last year, we were lucky enough to contact Sherrie Spivak from Haddonfield's branch of Long and Foster. I don't think there are enough compliments that we can give to Sherrie... She worked with us in every way possible, even when she disagreed with us, she would give her opinion, perhaps try to persuade us, but if we were firm, she did what we asked... Sherrie marketed the hell out our house, making sure that if you were looking for a home in Haddonfield, you'd see our house... In this market, things were slow and to Sherrie's credit, her energy, effort and determination did not waver a bit and after a few long months she helped us sell our house at an amazing price. At the same time, Sherrie helped us find our new home and although we've had only a few weeks to find a place, agree on the price and settle, she did an extraordinary job making sure everything got done on time and every issue was resolved... If you are in a market to sell and/or buy a home in South Jersey, make sure that Sherrie is the first realtor you contact - you will not be disappointed!!!

When we entered into a contract things became unexpectedly complicated and Deb was pro-active. She made dozens of calls on our behalf, always took our calls, and was consistently positive, cheerful, and helpful. She absolutely knew her stuff and she made sure we understood everything we were signing and every aspect of the transaction. She communicated with our lawyer and the seller's lawyer directly. Her work ethic was outstanding. This transaction could have been very stressful but, despite the complications, working with Deb was a pleasure and in the end everything came together, in no small part thanks to her hard work.
