How would you feel? (I was more than accommodating by the way I left the house before selling as well as for her requests that already had reduced the price.) It felt sly by both her and the buyer (and the buyer's realtor) to do this - request a reduction and ONLY THEN to request a real need for yet another upgrade/repair. She ended up the cost of that 'need'. The realtor ought to protect by preventing clients from requesting to reduce through hasty decisions - right then and there - likely judging you're determined to sell. Rather, discuss the reasoning, R: "What do you think?" S: Will they not buy it otherwise? Is there something that makes my home extra desirable for that buyer? If so, then a reduction won't matter. Will you be requesting other upgrades/repairs? (Protect me!)" R: "Think about it & give me a call in a day (or two)" kind of conversation. If she had not left me/us unprotected, I wouldn't have felt this all this time. I say this to prevent sellers from having to experience this hurt feeling & for realtors to not just look at the sale but your clients as future sellers. Though we know it's not always easy for the seller to give up their special place, the realtor can alleviate the change/difficulty by making the client feel valued.
