I purchased a rental property through Reality Wealth Advisors, and the issues started immediately…read more Their construction left glass and nails throughout the yard, and it took more than six months for their property‑management arm, ZuluScape, to address it. Communication from both companies has been consistently poor. I often waited three to four weeks for basic responses, and several maintenance requests went completely unacknowledged. ZuluScape also failed to ensure renters insurance was enforced, even though it was required in the lease, and I had to push repeatedly to get this corrected. Billing problems were constant--duplicate management fees, unexplained charges, and repairs done without any notice before showing up on my statement. Most recently, we weren't informed that our tenants planned to move out, leaving us with an unexpected vacancy. And when you try to leave, they attempt to charge a $500 termination fee. In my experience, Reality Wealth Advisors and their management arm, ZuluScape, showed a consistent lack of communication, slow response times, and repeated administrative errors.

And my house was broken into during the vacancy in the first few months, then it was occupied by some terrible tenant. Obviously, I am not happy with the staff there at Zuluscape!

I rely heavily on people's reviews of businesses before I decide to give them my business. I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

Beware the falsely inflated review on this organization. Those good reviews are mostly from…read moreinvestor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!

I was advised today that the buildings are vacuumed on Sunday and Wednesday. However, our building has only been vacuumed once in the 2 months we have lived here (and the last time was right after my husband's review). Now, I realize it is fall and leaves will be coming in the building (because I'm not an idiot), but the amount of leaves in our front entrance, up the two flights of stairs and gathering outside our apartment door is not from just the past 2 days. It has been accumulating since 8pm on September 15th (when they vacuumed last). They came in on September 17th to change the air filters (behind a locked door), but they did not clean up all the gathered dust and dirt. Since we aren't ''allowed'' in these rooms, shouldn't they be cleaned regularly as well? Given the amount of dust accumulated on the grate and bunched in the room (pictures provided), as well as all the dust and lint behind the dryer (which is a fire hazard...according to my father-who was the fire chief of Rochelle), the amount covering the bathroom fan vent and sprinklers throughout the apartment...there is no way this apartment was properly maintained before we moved in. Look at the amount of dirt and webbing accumulated on the lights outside our building. Today, I took 13 pictures of dog poop that varies from fresh to dried out. All of these pictures were taken along a paved path that should have been spotted by whomever is supposedly picking up the poop once a week. Considering the pile outside the leasing office (in front of the Future Tenant sign) taken on Thursday, September 26 and again today October 2 you would think the staff would be more mindful to showcase their property better. Now, I will mention the curtain issue again in my review because it still irks me that I alone was single out. I get the reasoning and have no problem having removed them. The thing that bothers me is that the other apartments don't have to follow the same guidelines as we were instructed. I get they don't want people to hangs things up because it could damage the wood, but you need to be consistent with your rules. Considering how the wood on my porch is rotten to the point there are gaps, I just have to hope it is more secure than I can see and the corner doesn't collapse. Judging by the repair job it appears to be fixed and painted over instead of taken care of...there's a decent amount of wood missing behind that paint. Also, there have been shady people hanging out in our parking lot the past several weeks. Three times there have been people meeting in our overflow lot that do not live in the surrounding buildings and tend to leave once they are noticed. One guy sat in his car all day and even went down by the water to take a bath. The front office has advised all tenants to call the police about situations like this or about all the pot smoking all over the property. I'm not going to call the police when this happens, because it would become obnoxious having the police here that much (and I'm not going to put myself in that sort of danger). Not to mention, do you really want the police at your complex all the time? Lastly, I realize how I sound. I'm intense because I want to live somewhere that is properly taken care of. However, considering I was advised that they do ground maintenance on a regular basis and I can verify with pictures and witnesses that they don't get done, it bothers me that the front office staff doesn't check their property all that much. If they do, then you can't suggest that I'm lying. Even if you think I am...the pictures don't. Trust me...I can start taking pictures daily to show. Check my review on Yelp for other places I've rented.

The…read morestaff here was really helpful, maintenance was fast in fixing problems, and the apartments are huge for the price. Excellent location close to restaurants, malls, and a movie theater. Close to 465 and grocery stores, banks, and schools. The pool is nice but I wish that it was not located in the center of the complex so that everyone can look out and see you in your bathing suit. The gym area is small, but rarely busy. Machines are fixed quickly when they do break down (which was not often when I lived there) and each machine had its own television. Overall, my favorite apartment complex in Indianapolis.
