I DEEPLY REGRET HIRING DIANNE POLO AND JORGE CRUZ FROM PREMIER HOMES REALTORS IN ROSELLE PARK, NJ!…read more I stand behind everything I am sharing about my personal experience and am willing to provide documentation supporting my account. I am a real estate investor who purchases, renovates, and resells properties. After fully renovating an investment property, I initially listed it myself through a flat-fee listing service and Facebook Marketplace. I received numerous showings and several offers but eventually considered hiring a realtor. HOW IT STARTED On August 31, at approximately 8:30 AM, Jorge Cruz contacted me through Facebook Messenger requesting to preview my property at 5 PM or 6 PM. My wife and I arrived early. Jorge showed up accompanied by Dianne Polo. I asked twice where their client was, but neither question was answered. I eventually realized that I believed they were there to obtain my listing rather than show the property to a buyer. After discussing my situation, I agreed to list with them at a 2% commission. The following weekend, they held an open house and received several offers. I was willing to accept an offer of approximately $395,000 because I had another investment opportunity I wanted to pursue. However, Dianne recommended waiting, assuring me she was confident she could negotiate a higher offer. During our conversations, Dianne explained that the buyer's agent also wanted 2%. I verbally agreed, bringing the total commission to 4%. Dianne knew I was eager to move on to another investment and asked how much I wanted to walk away with after expenses. I subsequently texted her that I was looking to net approximately $383,000. THE OFFICE MEETING THAT CHANGED EVERYTHING On September 17, Dianne asked whether I wanted to come into the office or have the paperwork emailed. I requested email, but she insisted on an office meeting. After several delayed responses and additional messages, I agreed to come in at 9:30 AM the following morning. When I arrived, Dianne escorted me into a small glass office. She had what appeared to be the offer figures on an electronic writing pad, which she kept covered while engaging in extended small talk. I repeatedly asked to see the numbers. Each time, she laughed or told me to wait. This continued for approximately 30 minutes. During the conversation, I noticed her repeatedly looking outside the office as though she were waiting for someone. Eventually, Jorge Cruz entered. As I stood to shake his hand, Dianne flipped over the pad, revealing the numbers, and immediately walked out. I WAS SHOCKED TO DISCOVER THAT THE COMMISSION HAD INCREASED FROM 4% TO 5%! I was furious and immediately expressed my disappointment to Jorge. He attempted to justify the additional commission with various scenarios, but I made it clear that I wanted an explanation for the change. When Dianne returned, I directly questioned her about the 5%. Her response was, "We can still leave the listing on." She then explained, "My boss is mad and said 4% is not enough." I found these responses extremely troubling. The insistence on an in-person meeting, the repeated delays in showing me the numbers, and Dianne leaving immediately after revealing them made me feel that the entire meeting had been deliberately orchestrated. I felt pressured and cornered. Knowing that I wanted to move on to another investment, I reluctantly signed the 5% commission agreement. Although I signed it, I deeply regret doing so and believe the circumstances were unfair. WHY I BELIEVE THIS WAS UNETHICAL My issue is not simply the additional 1%. It is how and when that additional commission was presented. I had verbally agreed to 4%, communicated my financial expectations, and trusted these agents to represent my interests. Instead, I felt my eagerness to sell was being used against me. I hired realtors to represent my interests, not to become financial partners in my investment. Following the meeting, I researched Dianne Polo and discovered another negative Yelp review expressing concerns about her honesty, transparency, and commission-related practices. I cannot verify that person's experience, but reading it made me regret not researching the brokerage more thoroughly before signing. MY ATTEMPT TO RESOLVE THE ISSUE I subsequently emailed the agents expressing my dissatisfaction and requesting that the additional 1% commission be returned. The response essentially came down to, "You signed the contract." Yes, I signed it, and I acknowledge that. But signing an agreement does not mean I must be satisfied with how the situation was handled. MY FINAL THOUGHTS I believe real estate professionals should operate with transparency, honesty, and professionalism, especially when dealing with their clients' financial interests. My experience with Dianne Polo and Jorge Cruz left me feeling disappointed, pressured, and taken advantage of.

DISGRACEFUL!!!!!!! is what comes to mind. 50 shades of Diane. My family went into contract with…read moreDiane and Premiere Homes. Original contract I clearly stated to her I want to give the buyer agent 3.5% commission to the agent that brings the buyer. We had great offers on the table at asking price or even above and they started dropping like flies and I wasn't sure why. It turns out through Diane's admission she was trying to negotiate the commission to give only the buyer's agent 0.5% commission and for her and her broker firm 3%. So to stop this unethical practice we redid the contract at a 2% and a 2%. Just to find out today she has our home listed for an open house but she also has another home visits at the open house at the same time. She is not at our open house at all. She very dishonest and deceptive person. I highly regret hiring her. Also Premier Homes contract DOES NOT HAVE A CANCELLATION CLAUSE. BE CAREFUL OF THIS YOU ALWAYS WANT TO HAVE A CANCELLATION CAUSE IN THE EVENT IF YOU'RE UNHAPPY WITH YOUR AGENT. They are not releasing us from our contract and we'll probably have to wait it out. We fully intend to file complaints with the National association of Realtors and also the Realtors commission as well.

Cat and Scott are some of the classiest individuals that I have ever had the pleasure of working…read more with. I work in real estate in Manhattan and Brooklyn and I have never met agents that are so genuine, trustworthy and truly care about you as their client, far more than their commission. They were never ever once pushy throughout the entire home buying process. Scott and Cat helped my wife and I find our dream house in Westfield, NJ. We moved in on March 27 - right before the pandemic hit it's peak. We got out of our crowded Hoboken complex right in the nick of time. The house was well with in our budget too. They were super flexible and took us out on 4 different consecutive weekends. They helped us negotiate with the sellers on a home we fell in love with, but were initially outbid on. They stayed persistent and coached us through the entire process. They are incredible at calibrating expectations. These two will remain our friends forever and we can't wait until Covid is over, so that we can have them over for a big housewarming party in our new back yard. Thank you so so so so so so much, Cat and Scott. Keep doing exactly what you are doing because it you are fantastic at it. We so appreciate you both.

She answered all my questions no matter how small and guided me kindly through this whole process. I've recommended her to anyone who mentions wanting to buy a house because she is without a doubt the best out there. She's it. Stop looking :)
