Ellen did an excellent job up front explaining exactly how she planned on selling my house, detailing recommendations on what needed to be done to make it more desirable for clients including timing, aesthetic repairs, etc. She did a tremendous job communicating throughout the entire process. I always knew what she planned on doing and when, received excellent feedback from prospective buyers, recommendations on how to handle feedback on the inspection results - including service providers who could help and so much more. She also is a master negotiator with prospective clients in helping them understand the pros/cons of the property and how it might fit for their needs. She was able to get over asking for my house and from her track record, seems to get over asking for nearly every house she sells. No need to even look for other agents if you're buying or selling in Livingston, Ellen is your person.

It was clear she had a vast network and a regional reputation which gave us peace of mind, so we went with her. And we were very pleased we did. She was very accessible and understanding of us being first-time home buyers in an extremely challenging market. Over time she learned what was our must-haves as well as compromise points which made the home viewings much more catered to us, and more efficient overall. At other times she was a voice of reason or a seasoned veteran that could at least steer us towards optimal choices or away from making costly decisions, which we noticed. At other times, she would give us space to research and strategize. A couple moments in the process, she advocated for us in ways that ended us saving lots of money. For instance, she directly dealt with the seller because they didn't have an attorney. We were also in a multiple bid situation which we were able to navigate. Approaching closing, we had to go back and forth with an unreasonable seller, but were still able to get some concessions and fixes. And in the end we got the house that checked off a majority of the boxes, as well is in a growth potential area that allows us to feel like we made the right decisions all around.

I highly recommend Stan Rubin. My company is relocating me to the area from another state. They…read morerecommended Stan and I am SO glad they did. Stan is extremely knowledgeable about the real estate process in NJ from start to finish (way more complicated than my state). But that's the easy part! Where are the good neighborhoods? Is the homeowners association a nightmare? Is the house priced fairly for the area? What questions SHOULD I be asking that I'm not? Are the schools good? (Even if you don't have school age children, you can tell A LOT about a neighborhood from the school alone.) What are the development plans for the area? Stan's experience, wealth of knowledge and connections are invaluable in answering these questions. And if by chance, you come up with something he doesn't know (try, I dare you!) he knows where to get an honest and factual answer and will promptly get back to you. Once you find a place, that's only the beginning. There are few new homes in the area, and older homes always have a story to tell, if you know how and where to look. Stan is able to identify and separate out the "easy to solve" from the "walk away" problems helping you make a better decision (and giving you negotiating power!). Stan is with you every step of the way, always responsive and incredibly patient. Sure, you can find homes on the internet, but with a lack of real insight and a slew of deceptive photos that never show a home in its true light, you're sure to waste a lot of time, over pay and perhaps make the biggest mistake of your life. Trust Stan.
