We made the appointment for 4:15pm at 11am this morning. In less than 5 hours to view the apartment, it increased $100 dollars. I thought it may have been an error. No word from Spito Maravegias. After viewing the apartment, I ask for an application. Spiro Maravegias response was "this is the thing" and gave a huff as Spiro Maravegias asked "what is your credit score" as if he premeditated a disappointment. I was ten points below. Spiro Maravegias asked did we spoke about it, "No we did not" was my reply. Nor was it in the description. Spiro Maravegias gave a sad voice and said "well sorry". I dismissed myself by saying have a good day feeling utterly insane for coming. Totally fine. But he didn't bother to say; he would get back in touch if there are other opportunities, if anything comes up, sole guarantee or whatever its called. etc. Why would you invite someone to the viewing without that information. ( Secondly, did you raise the asking price LAST MINUTE, that was beyond strange). Photos for proof below that it was changed in a matter of an hour or so. Better communication and create a better approach when you assume something is up not to your standards.

After a lengthy conversation with a realtor who was recommended by a friend, I received a list of coop apartments and condos to review. I felt he hadn't listened to anything I was saying. Several days later I saw a listing online for an apartment in Astoria that was offered by Horowitz Real Estate. Peter Horowitz promptly arranged a time to show me that apartment as well as a 2-bedroom apartment that had just become available in Astoria. I knew immediately this apartment was the apartment for me. My 32 year-old son accompanied me to the showing and commented afterwards how personable and transparent Peter was. Although I was unfamiliar with the New York real estate process and coop procedures in general, Peter assured me he would offer any help I needed and he definitely kept his word. He recommended an attorney who was not only extremely competent and personable but very reasonable in his fees by NY standards. During the final walk-through Peter offered and then provided a final cleaning after I noted that although the apartment was very clean, the inside of the windows and sills could use an extra wipe-down. I am looking forward to settling into my wonderful Astoria apartment and am grateful in every way for the services that the entire Horowitz Real Estate team provided.

Stefan is one of the most genuine real estate brokers I've worked with. Most salespeople I've worked with are very sales-driven and often overlook their client's needs just to make a sale and move on to the next client, but my experience with Stefan was entirely very different. Purchasing a co-op can be a very arduous and vague process which can get easily frustrating for any first-time homebuyer. Stefan outlined expectations early on in our working relationship and was very transparent with the home-buying process. He also kept me informed every step of the way. He was patient, supportive, timely responsive and incredibly diligent. His demeanor on the job was a true reflection of how passionate he is about his job, and that he always has his client's best interest at heart. It's a quality rarely seen by salespersons in NYC nowadays and one that is highly admirable and respectable in my books. I am privileged to have worked with Stefan and would highly recommend him to anyone who is looking to buy/sell real estate in NYC.
