But what does not come to mind in the daunting task and small miracle that it takes to keep them so beautiful. Having recently moved into a 1925 Old Spanish, my wife and I felt it was time to strip that old and poorly applied shiny lacquer and bring new life to those floors. Here is where we had no idea what we were getting into. I had done many online searches and read about all floor refinishing, it seemed very straight forward. This was obviously not something I was going to attempt but I just wanted to be informed, I was off to get a quote! When Ramon and I met up, he was prompt, professional, and knew exactly what he was talking about. I asked many questions and found out that he, and his company, uses an extensive multi-step sanding process that really makes the difference, other than the products used of course. He came, he saw, he measured, he explained, he answered, and then he left. Armando sent me the quote the next day and even called me to follow up and if I had any questions, which I did, obviously. At the price point, I was taken aback but I already knew it was going to be expensive. In the end, it is a VERY specialized process. My wife and I continued working on more pressing renovations and decided we would give it some more time. We waited and waited. Ramon called me to let me know they were getting booked up very quickly, but I told him we were still on the fence. One day, I see a request for wood floor refinishing on NextDoor and two people quickly recommend RED. I got nervous. When we finally had a concrete move-in date, I spoke to Ramon and he penciled us in. I told him that we will be going with the satin oil-based poly instead of the water-based simply because of the price. He said, "no problem, I totally understand". Before they started, Armando and Ramon came by to drop off some replacement boards they needed to acclimate to our home's environment, yes, they even think of that as the pros that they are. Obviously, my wife and I asked even more questions. We made it very clear that we were against the yellow undertone from the previously applied lacquer. They quickly recommended the water-based polyurethane to get the wood color and matte look we were looking for. We said we would think about it. The day came and the crew quickly got to work. Ramon kept me in the loop for everything. He asked me to come by so I could see the progress myself. After a single day, the floors looked completely different, so smooth, so rich in natural wood color, that was not even half of the process. Ramon explained that the wood had been resurfaced many times before and had very little life left. He showed me many examples and explained why we could see the nails in some area, he even explained what that does with the finish, very glad he mentioned it. He assured me that we will get a lot of use out of them but next time, it will have to be a very light sand and recoat. They sanded, ripped out bad boards, laid new ones, sanded some more, and then, you guessed it, sanded even more. The process was extensive. The dust. The dust was everywhere. But not like you would expect. Ramon and the crew worked with the upmost thoughtfulness and picked up a ton. He did warn me there would be dust, but their machines picked up most of it. This is an inevitable consequence of the process, but it really is not that bad, it was easy to clean up. NOTHING like tile and drywall work. I called Ramon and said we wanted the water-based coat and he told me we would not regret it. He was right. During the coating process, Ramon and the team are VERY strict with people being in the house, the A/C off, and only necessary movement to prevent anything from sticking to the coating. When it was all done, the floor looked completely transformed. My wife and I could not believe it, it was beautiful and natural looking. What wood floors are supposed to look like. The photos do NOT do it justice. Ramon also supplied us with Bona commercial cleaner, applicator, and felt furniture pads, yes, that is a very fine touch. We followed all the recommendations: kept shoes off the floor for about 2 weeks, only dry cleaning with the applicator, no rugs for 30 days, and felt pads on EVERYTHING. Ramon seriously warns that the first 30 days are crucial in keeping the finish undisturbed as much as possible. In the end, it is probably the best dollar spent because it is something you see and use every single day. Not to mention that everyone loves the floors. We even had them take the Florida Pine handrail and refinish it so it could all be harmonious. IN SUMMARY: RED is phenomenal, they are professionals, take their work very seriously, know what they are talking about, guide you in what is best for you and your budget, and are worth every penny. They definitely under promise and over-deliver.

The only inconvenience; they advised on their first day working I should "leave it to cure" for 3 weeks. That means limited movement of anything on the floors! But you payed to have it done you want it to look good!

Sunshine Tile is a little hidden gem. It's off the Miami tile and flooring path, back in an…read moreindustrial area in West Miami. And though it looks small, they have a great selection. I needed Spanish floor tile - they had 4 options. I needed Talavera decorative tiles - they had more than 2 dozen designs to choose from. All were fairly priced and available the next day. Nidia and her staff were always very helpful and pleasant to deal with. I highly recommend checking them out before making the trek to Doral.
