This home is a renovation, and everything is brand new, so my realtor expected us to be done with the inspection fairly quickly. Dana spent more time than he had to, explaining things to me, telling me about things I'd need to think of in the future regarding owning a home, and taking pictures of everything so that I have a record of where things are and what they do. Working with him allieviated all of my fears around us missing something that would end up becoming a huge expense to me. I felt like I had a favorite uncle looking out for me and making sure that he was giving me the guidance I needed in a process that is totally unfamiliar and kind of scary. We reached out to the company and their response is that "even though these are glaring issues, they don't require noting because they are beyond the scope of what they are required to list." I'm paraphrasing but that was the gist. Examples are trim around the garage doors that were eaten away, bathtub seals missing, and other things. Their guarantee is also a bit odd - you can't request a refund post inspection if you notice things, you have to request a change of inspector AT THE INSPECTION otherwise their guarantee doesn't apply. Effectively if you don't like the inspection while it's happening, then you can trigger their "guarantee". When I requested a refund, they wanted me to sign a release just to get not even half of my money back. Would not recommend this company.

Just closed on a home last January 2018. We had utilized this company on another home too - where…read morethe seller wasn't willing to do what needed to be done. We assumed (but were sadly wrong) that when they employed "licensed" professionals that you would get a good home inspection since these inspectors would know current codes. We just put our home on the market to find that what this company's home inspector did was over look a major code violation as MA law states the fuel line can't be buried underneath the cement which the inspector we utilized had taken pictures of the new boiler from the seller and we have the inspection where he doesn't even note that code violation or any problems of the like. Now I have to pay in upwards of 800-1000 to get this rectified before we sell. We had put a call in for our money back for the home inspection price (that is the same guy we used for another home) so we trusted him & he missed this code violation on the current home - as if we knew back then this was an issue (we trusted their inspector- obviously a big mistake) we could have avoided buying said house. If the owner of this company doesn't want to reimburse for this blatant mistake to other home inspectors then my husband will go to the licensing board and attorney generals office. Just be advised we thought this company was good too, until you find out that you were lied to and a major code violation was overlooked. This is why we pay inspectors. Now we're stuck paying for a big mistake this company missed. UPDATE: *Rory, business owner replies 6 days after - as he noted we wrote him (excuse me I called him) and then my husband was to send pictures of the lines. Well why would you need pictures- if you aren't supposed to check it anyway? Giving your own inspector and company two home inspections and not once were we told until AFTER you do the home inspection in the end of the report that you copied and pasted - that this isn't something you have to do or check. This is after we already pay for inspections. Funny thing is - other home inspectors we've spoken to -said that's complete nonsense on your company's part. Ethically you would know what's right. Don't play it off to cover yourself - that you are willing to work with us -as your admin Sarah stated after looking at the pictures (that supposedly you don't care about anyway -but asked for them knowing you weren't going to do anything bc you don't deal with this sort of "stuff") - that you think there was a protective coating- which there was not. They needed to be sleeved. Your clarification and willing to work with us (laughable and ALSO a LIE) - was shown when your last email from Sarah stated "after staff overview you don't deal with this." With the same nonsense excuse verbatim that you wrote here. You knew what was going on and could have reached out personally - you didn't. Hopefully others know that if there are code violations and the town doesn't pick it up then don't expect to waste your money thinking this place will either. You have had our info for a week - if you desired to rectify it - instead of trying to cover your behind online - you would have offline. The short: My experience with Curtis septic was horrible. Their staff is rude, sneaky, and they…read moredon't have respect for homeowners. The Curtis septic staff treated me like a crazy person, disrespected me, my home, and my wishes for how to care for my land. Stay away from them. The long: They began work the day we closed on the house (paid for by previous owner as part of deal). They didn't contact us at all before beginning work - the new owners. They cut down 12 mature trees without telling us this would happen. The whole reason we bought the house was it's natural setting. They blamed the arborist they contracted with and we're completely unsympathetic - trees are disposable to them. Next they cut our water well line while digging. They knew they did this, but didn't tell us. We planned to move in that day but had to delay by a week and move the week of Christmas. They came into the house under false pretenses, but actually wanted to see if the breaker was tripped. It wasn't, but the line was still cut and that's all they did to verify the water worked (they didn't turn on the faucet to check.) When we discovered this happened they made no attempt to repair it quickly - having no water and being unable to move in wasn't their problem, I guess. They blamed the previous owner for not telling them where the line was. I wanted to plant native plants (not grass) in the quarter acre of bare dirt they left behind. I asked about the source of the loam as I was worried about invasive species. They were entirely uncooperative. They told me I needed to put down grass and use round up forever. This is not something I wanted, but they had no respect for that and were unhelpful. I let them put down the loam and guess what? The $500 of native seeds I planted didn't come up because they were outcompeted by an invasive non-native weed. Pic attached. Now I have to manually pull a quarter acre of dense weeds and replant. I don't expect Curtis Septic to know about native plants, but I do expect them to respect the homeowners wishes and be helpful to achieve them. Finally, when they put down the loam they used heavy machinery to compact it. This is a horrible practice that makes it very difficult to plant anything afterwords. I was home when they did it so I went and talked to one of the employees (the only respectful person in the company I encountered). I was calm and constructive. The employee driving the compacter (I don't know machines) saw me, drove very fast straight toward me, stopped suddenly, jumped out and yelled at me "what's the problem!?" I had been calm but I got upset being talked to that way so I said with an attitude, "you're compacting my soil." He replied with a long tirade of yelling "how else am I supposed to do it?" And "you don't know anything about how this is done." Completely unprompted, he screamed at me. So the bottom line is all but 1 of the half dozen Curtis Septic staff members I encountered treated me like a weirdo and a child. They talked down to me, snuck around, and ignored my concerns. They didn't communicate even the most basic things we needed to know like when they would start work, what they would do, and that we had no water because of their lack of planning. The septic system seems to work I guess, but how we got here was awful and I wouldn't recommend it to anyone.
