From the great, to not so great houses that we looked at in a wide search that spanned from Thousand Oaks, East Simi Valley, and down into Camarillo. Amber worked diligently with us to find the best place for us to call home. It was thanks to her that I realized this wasn't a competition to win bidding wars, but to ultimately find a home. A place you see yourself spending holidays with friends and family, a place to come home to everyday. For 5 months, she worked closely with us and every week we were looking at new houses. Each one had something to take away and learn from. Working with her was awesome. She has so much knowledge and experience when it came to touring houses. I learned what to look for in houses from the roof to the foundation. Knowing these things are beneficial when it comes to negotiations and knowing what needs to be fixed down the line. She gave me honest opinions when evaluating places, which let me know when I was being too stubborn. She was very kind and courteous to us, but especially knew how to fight for us when it came to bidding. Because Southern California is so competitive for housing, it was a plus to have her in our corner. It was easy to talk with her as well, she was there when I had to vent my frustrations as a professional and a friend. We ultimately settled on a condo in Camarillo, and it was the best thing to happen to us. Going on almost a year now things have been great. I am very satisfied with our purchase all thanks to her patience and commitment to helping us out for those 5 months last year. My lady and I are very thankful for her helping us to achieve this very significant life goal, and I'm glad to still be in touch with her to this day. I look forward to working with her again when that time comes. Wade & Dianne

We informed to him that we have 4 pets and he offered us Townhomes and Condos, knowing that according to Rules and regulations HOA the maximum limit of pets is 2 everywere (now I know it). The first day he wanted us to sign Contingency Removal. It is unbelievable!!! When we made a decision to cancel transaction during our contingency period and the seller was refusing to sign release of deposit and he just left us. We signed Termination Of buyer agency with his broker. Then we spent almost 1 month to get our deposit from the seller. We had to pay $220 fee to Escrow company. BE CAREFULL to work with him!!!

He is one of the hardest working people we have ever met in any profession. Further, Larry genuinely cares about our happiness. Over the years, Larry has helped us with a variety of concerns beyond any individual real estate transaction. Larry always knows someone who can help with just about anything that involves a home, whether it is general contracting, carpeting, storage, landscaping--the list seems endless. Moreover, Larry has a business philosophy that promotes honesty, caring, and long-term happiness. When Larry sold our home and helped us buy a new one, he not only helped us get the best deals, he offered wisdom about how to approach real estate transactions to not only maximize wealth but to realize genuine happiness. Larry seeks out what his client truly wants and needs. Larry will not waste your time with houses you do not want to see. He will not try to sell you something you do not want. Larry knows that return business comes from people being happy with his work, day in, day out. This recommendation is long overdue, because Larry Smart has been helping us, our family, and our friends to sell houses and move into homes that we love. Additional documentation was requested after the application was submitted and we responded back very quickly each time letting her know what we can provide. We are in the process of touring and applying to other properties, and after yet another document request from Fay on Thursday, we decided to withdraw our application from the property as other landlords and property management teams were asking for less and also ready to approve and move forward. We sent a very courteous email letting her know that we were withdrawing our application Thursday night and Friday morning we received this: "I worked numerous hours on your applications. You guys should have been upfront with me from the beginning so I dont waste my time." We understand screening takes effort, but applicants are also investing time, application fees, and gathering extensive documentation. A more professional response would have simply acknowledged the withdrawal. That being said, I believe you should be cautious renting from this company, some of their realtors are lacking in their customer service skills and I'm sure that carries over into their properties, based on the reviews below.
