    Avoid Doing Business with Jose Belman - Untrustworthy and Deceptive…read more I strongly advise against working with Jose Belman as a real estate agent and broker. He has a pattern of scamming clients and business partners, failing to honor contracts, and using deceptive tactics to delay agreements while hiding assets. He manipulates situations to appear cooperative but ultimately does not follow through on commitments. As a person, he cannot be trusted. He lies, manipulates, and prolongs situations to avoid accountability. He is currently being sued for millions--just Google it. That's the proof you need. In fact, The People of the State of California are suing him, which speaks volumes about the level of fraud and deception involved. Other lawsuits against him include: - ODK Capital, LLC vs. Jose Belman - Breach of contract - Alfonso Diaz vs. Jose Belman Jr., et al. - Alleging damages - G S Investments vs. Belman - Partnership dispute (older case) Other cases are still pending, and he will continue to hide his assets to avoid accountability. Additionally, many people have shared negative experiences about him online: - A Yelp review warns about Capital Homes Investments, saying he continuously delayed returning their funds. - A Facebook post also warns against investing with Jose Belman Jr. and Capital Homes Investments, citing ongoing financial deception. I am not the only one who has had this experience--many others have also been affected by his dishonest business practices. If you are considering working with him, whether as a client, employee, or vendor, do not trust this man and stay far away.

    THE MOST INCOMPETENT TITLE COMPANY EVER! DO NOT USE THEM!…read more The week of Memorial Day of all times, they screwed up and caused my US Army Veteran client to be homeless and paying for a hotel for at least 4 days! They are handling the escrow for a condo purchase which was supposed to close today, 5/29/15. Exactly a week ago they were asked by the listing agent to prepare seller docs and ensure that they were ready to close on time. Loan documents were sent to them by the buyer's lender on 5/27/15 with the expectation that the buyer would be able to sign and close on time, if not 1 day early. They have even received 100% of the purchase funds already! Unfortunately, the escrow officer Sandra Betancourt is out of the office all week due to a family emergency. I get that, not her fault and this is not directed at her. The people left to cover her transactions are the ones at fault. Nicolette Sanchez, Sandra's assistant, is supposed to be receiving all communication for Sandra in her absence. Loan docs were sitting in Sandra's unmonitored email for over 24 hours and we were repeatedly told that docs had not arrived. They claim that no one is able to monitor Sandra's email in her absence. I have never heard such a lame excuse, her emails should have been forwarded. At the very least, the agents involved in the transaction should have been notified that the escrow officer was out of the office for the whole week and we could have been proactive in seeing that docs were delivered correctly. A simple phone call could have avoided this. When I pointed that out to the Branch Manager, Bridget Borba, I received the sarcastic reply: "Wouldn't that be nice if we had the time to do that?" Is this office so busy that they can't communicate with their clients?? As for the seller docs, nothing was done about that either! The sellers are out of state and their signing is supposed to happen only today, our expected closing date. Even without the doc delivery fiasco this title company would still not have been prepared to close this transaction on time! As things stand, the buyer is now having to pay for hotel accommodations for 4 days and that is assuming that First American can get this closed on Monday. In this transaction it is the buyer who is paying 100% of the title and escrow fees and this is the service she gets! I am hoping First American will do the right thing here and make up in some way for their mistake. I will update this review accordingly. In the meantime, anyone needing escrow services in Salinas, PLEASE AVOID THIS OFFICE!

    I would not recommend CPM based on my experience as a property owner. If I could, I would give them…read morezero stars. Throughout my time working with them, I felt that my concerns were not taken seriously and that tenant interests were prioritized over protecting my property. Despite a clear no-pet agreement, a dog was allowed on the property. I was informed that the tenants were advised by CPM to obtain a doctor's note identifying the dog as a "therapy" animal. Meanwhile, neighbors reported ongoing issues, including the dog behaving aggressively and attempting to get through the fence. At one point, I was told after an inspection that no dog was present. Later, when neighbors continued to report the dog being there, the explanation changed. I was told the dog belonged to the tenant's brother. Regardless, the dog remained on the property. The backyard sustained damage, and I was left responsible for repairs without additional pet fees being collected. There were also financial concerns. The rent increase never took place, I had to ask for it to be increased due to all of my expenses for the home going up. Additionally, despite the home being recently remodeled inside and out prior to tenancy, I continued to see charges for what I considered unnecessary repairs. I frequently had billing questions and accounting that didn't add up or make sense. Communication was another major issue. I was initially told by the business owner, Carrie, that neighbors would be provided with contact information in case of issues, but according to my neighbor, that never happened. I ultimately had to provide the neighbor with CPM's contact information myself so they could report the dog concerns directly. Working with the office staff was frustrating. It was often difficult to reach the assigned property management contact Susan Correa, and most of the time she did not have answers to my concerns. Eventually, I began emailing Carrie directly because I was unable to get clear answers. When I informed her that I intended to terminate services, I did not receive a response. Overall, I felt unsupported as a homeowner and dissatisfied with the service and communication. They do not care about your property, you have to advocate on your own! Based on my experience, I would highly suggest you to not pay this company for the WORST service!

There was a recent negative review that was posted and I have to say none of those things are true. Management here is extremely respectful of privacy while also caring about each and every resident.     Review for Steinbeck Real Estate - Angela Savage, Realtor…read more I recently had the pleasure of working with Angela Savage from Steinbeck Real Estate, and I can highly recommend her for anyone looking to navigate the complexities of the real estate market. Angela is an exceptional professional with over two decades of service and her expertise truly sets her apart. In 2021, Ms. Savage assisted me in selling my condominium of 14 years and recommending things to do to improve the property to sell and giving me a base price to list at. I obviously wanted more, but her knowledge of the current market was spot on and the right buyer was available to help facilitate this closing. Fast forward February 2025. Ms. Savage was aware that I had been looking for a new home since late November 2024 and was sending me updates almost daily on homes that I was interested in South Salinas that met at least three requirements that I had: a) awesome kitchen b) two car garage c) a nice backyard to entertain and/or relax. She knocked it out the of park, on a listing that literally was up for a few days. She contacted me right away and said we needed to do a walk-through ASAP...it was one of those homes that was literally on the market and didn't have an open house...a few days later we put in an offer and just a little over 4 weeks later we had closed this transaction. Ms. Savage's due diligence to follow up and assist with this closing made this a smooth transaction. She diligent and even returned my phone calls and texts right away even on the weekend. She made recommendations that made sense and noted that they could be resolved with the seller/buyer agreements (contingency). The negotiations really made a difference as I felt lost in the paperwork and she reassured and went over anything I was unfamiliar with. Overall, I am happy with the purchase I had made and the ability to live in a part of South Salinas, that I always dreamed I could. I am fortunate to personally know Angela Savage, a broker/realtor for Steinbeck Real Estate in Salinas, California. I look forward to my next transaction with her company and the opportunity to sell or buy another home.
