    With time changes twice a year, our lights in our HOA always turn on too late or turn off too soon no matter how much we adjust our manual timers. What is the best alternative to this issue?

    If you have a budget for this item, the best solution is to get dusk to dawn sensors. Upon doing so, you will never have to make any manual adjustments. The sensors will sense darkness as well as brightness and will turn on and off accordingly.

    I used The Agency twice in December 2019 (as the buyer) and July 2020 (seller). I represented…read moremyself in the purchase as I am a licensed real estate broker in a foreclosure purchase of a very nice home. It was a complicated purchase so it took a while as foreclosures have no disclosures and it was a hillside property so there were numerous inspections involving engineers, consultants and more. As the buyer, you are pitted against the selling agent because you wanted to get the best deal. Well, Austin Brunkhorst from The Agency couldn't have been better to deal with. He was always professional during tense periods which including dealing with negotiations with the banks and inspectors. Alex Brunkhorst was also part of the my transaction in July 2020 and was amazing to work with. One transaction was 7 figures (more than double the other) and the other was 6 figures, and they treated both with equal care. So when I had to sell my house months later, even though I had originally considered other agencies, one that specialized in modern homes, I changed my mind and chose Austin because of his temperament and how he handled everything. His sister Alex Brunkhorst was also involved and she was amazing as well. He also referred the title company, and I was happy with them as well. I'm a broker, but I don't work in the market regularly. Our house that we were selling was not a regular house, but a house (tear down) with approved plans. The market was a pandemic market, which was unpredictable, and seemingly great for houses ready to go, and not so great for ours. Developers were hot to buy our house at a discount. An owner/user MIGHT want our house at the price we wanted, but there weren't a lot of people who wanted to take on a project. His team helped us figure out pricing, photography and more. We listed the house Monday night and had a full price cash offer Thursday. We had back up offers in case the first offer fell through. COVID delayed closing because the city was slow with the title report but it was still as smooth as it could be. I look at the low ratings for the Agency and want to say that the Agency is big. Obviously there are excellent, average and mediocre agents everywhere. I kept in touch with Austin after they sold me my house. You just have to find and pick the right agent for you. I have referred the Agency to two of my neighbors already.

Mike Bary needed to involve a third party, Figure8 (who was lovely and did a fantastic job securing tenants and managing the property), to finally secure tenants. Mike Bary included a clause in the lease agreement that he would be owed 4% of the sale price if the tenants purchased the property, which they eventually did. We foolishly signed this contract giving 4% of the value of our home to Mike Bary for simply making an introduction to tenant. Our real estate attorney noted that he had never seen such a large commission for simply making an introduction to a buyer in his many years of practicing. We would never work with Mike Bary or The Agency in a real estate transaction in the future.

David and Ron with Assembly are two of the most dedicated managers I have met in LA. My family is no stranger to property owning; we understand "the good and the bad and the nightmares" of owning properties, HOA boards, and management companies. I had a pipe burst in my master bedroom, and David oversaw the remediation "by the book". It was timely, met the various benchmarks to avoid potential litigation, and was well within an acceptable time vs cost comparison, for the scope of work. Although I STILL currently have no ceiling in my second bedroom (due to a secondary issue/active roof leak), David and Ron are working tirelessly with my HOA Board and their requested vendors to resolve the issues as "cheaply" as possible for the Board. Timely and efficient might not be in my HOA Board's vocabulary when "cheap" is the priority, but I know that Ron and David have the heart and dedication to resolve issues in an equitable, fair, and efficient way. Thirty days and counting without a ceiling and active roof leaks might be my HOA Board member's "normal," but David and Ron manage that expectation with professionalism. David and Ron prioritize people, owners, and their overall investment from a big-picture POV, and that is what you want in a manager and management company. David and Ron are the first point of contact for a plethora of problems that arise daily for people just simply living their lives, and who need help getting back to their "normal". David and Ron's temperament puts them on par with sainthood. They are two of the best. Customer service is not lost with David and Ron. I hope they never leave Assembly or change condo assignments. They are a great asset to Assembly, and Assembly Management is fantastic.

We were able to purchase a great condo in the hear of LA for a fantastic price. David referred us to their finance company that was able to get us a loan with no taxes. Which was fantastic as it's very hard to qualify for a loan with the current prices in LA. The transaction was fast and smooth we are very happy to have moved into this condo. They showed us a list of properties in our price range and in our location. The properties were exactly to our specification. What is even better, David the main broker was able to sell our property within the time we needed to sell it in order to move into the new property and use the funds from the sale to purchase the new one. They were able to structure the deal in such a way that would benefit us. We highly recommend using them!

    Short Story: David…read moreGazarov's property management services is like a parasite that'll bleed you dry. He offers different programs that are supposed to cover the property management obligations but then bills every action separately with numbers he pulled out of his @$$. The entire time I paid for his services, I never saw the full monthly rental income because he would deduct more than half of it with made-up fees before charging me to send me what was left over. Long Story: I hired David as my property manager at his $49 monthly plan. What he did not explain is that the management fee only covers collection. Any other item is chargeable at whatever fee he deems fair. He charges to open emails/texts, to respond to messages, to communicate messages to the tenants, to speak with the HOA, to forward mail, to file any reports, to process the Financials, to send the rental income over, and the list goes on. I had his service for 4 months, which should've been $12,760 gross rental income. However, I only received $4,865.26. That means he charged $7,894.74 in random fees that should be part of his duties as a property manager. On top of all the fees, he penalizes you for wanting to terminate early. For instance, you can't get out of your contract without paying off the remainder of the contract plus more fees. David requested that I pay $897.80 just to get out of my contract. I told him I was only willing to pay the remaining contract amount for the year $392. He agreed to those terms only to go back on them, claiming I still owed him more money. He then took it out of my reserve funds return and said, "Not worry about the rest." As if he was doing me a favor for not charging me on services I never approved of. All in all, I would avoid David's property management services like the plague because he will bleed you dry and feel entitled for more.

    BEWARE of apartment 391 at 4917 Indian Wood Road…read more The long short of it is the landlord is in breach of his contract (supported by our legal counsel) and apartment is poorly insulated from the upstairs apartment. Read on to learn more: Landlord: Unfortunately, our landlord refused to return our entire security deposit (there is no damage being original wear and tear) and our prorated rent he owes us despite our month to month lease clearly stating he needs to return prorated rent if we move out early and despite having verbally agreed to the terms of our lease offline twice, totaling several thousand dollars. The best part is when we informed him we were moving out, he asked us to postpone our move out date for a few days, essentially asking for a few extra hundred dollars. We agreed even though we were eager to move out as a favor to him. That was a mistake as he unlawfully chose to keep our entire security deposit and remainder of rent despite are goodwill towards him and now we've had to go through the trouble of pursuing legal action. Sound and HOA: We lived at Tara Hill for 21 months. While we were there, we had an acoustic test conducted by Veneklasen Associates due to what we perceived as excessive noise from the upstairs unit. Before authorizing the sound test, we reached out to the HOA and used their recommended acoustic testing company. The sound test showed that the insulation of the flooring in the upstairs unit was below both Culver City housing requirements and Tara Hills HOA requirements. The insulation is so poor that you could hear conversations from the apartment above, footsteps, etc. Simple actions like the flushing of a toilet and shower were obnoxiously loud. Unfortunately, the family above had two small boys that often ran around the apartment early in the morning, even though I slept with wax ear plugs in every night. After going through the sound test and going back and forth with the HOA as they postponed the hearing for months, the HOA finally decided they didn't want to fine the upstairs apartment for not meeting their own requirements. Disappointing since we'd get notices from the HOA with the threat of a fine for much less consequential issues, like not keeping the screen door of the front door closed. We finally moved out due to the noise. We had moved to a month by month lease after our year lease had ended as we were reluctant to sign another yearlong lease due to the noise issue. We left the apartment in very good condition, fully cleaned. Otherwise, the gardens are beautifully maintained and the pools and hot tub are great. I would recommend seeking a top floor unit if you are interested in living here and definitely avoiding unit 391. Tara Hills Homeowners Association

There are many times stuff was stolen from my property such as my bicycle. I dont trust anyone here. Even the HOA people are stupid. The meetings they have are worthless because they dont do shit to help fix the environment up. Security dont do their job and stop people from entering.
