    I own a condo unit which is currently rented out. In this particular building, I have had nothing but trouble with the previous HOA company. Luckily, a couple years back, the board signed up with Diamond HOA and, so far, I have nothing but good things to say about them. Unlike before, whenever I have a question or concern, the staff at Diamond typically address it within 24 hours. Recently, I also had to use their after hour emergency hotline on a Sunday evening, due to a plumbing issue, and they were very quick to respond and send a plumber out. One of my best experiences with them was when I needed to remodel my unit last year and submitted my request. Guess what, unlike the bureaucracy and politics experienced in the years past, the approval process was handled in a professional and simplified fashion. Moreover, in the past few years of being with them, I have had the opportunity to meet some of the staff, whether they attended our board meetings or I had to stop by their office. Honestly, I have received nothing but great service and must say that these guys know how to manage. Their vendors so far have also been very professional and through in addressing issues. To any HOA board member reading this, if you need a new HOA management company for your building, I recommend Diamond.

David and Ron with Assembly are two of the most dedicated managers I have met in LA. My family is no stranger to property owning; we understand "the good and the bad and the nightmares" of owning properties, HOA boards, and management companies. I had a pipe burst in my master bedroom, and David oversaw the remediation "by the book". It was timely, met the various benchmarks to avoid potential litigation, and was well within an acceptable time vs cost comparison, for the scope of work. Although I STILL currently have no ceiling in my second bedroom (due to a secondary issue/active roof leak), David and Ron are working tirelessly with my HOA Board and their requested vendors to resolve the issues as "cheaply" as possible for the Board. Timely and efficient might not be in my HOA Board's vocabulary when "cheap" is the priority, but I know that Ron and David have the heart and dedication to resolve issues in an equitable, fair, and efficient way. Thirty days and counting without a ceiling and active roof leaks might be my HOA Board member's "normal," but David and Ron manage that expectation with professionalism. David and Ron prioritize people, owners, and their overall investment from a big-picture POV, and that is what you want in a manager and management company. David and Ron are the first point of contact for a plethora of problems that arise daily for people just simply living their lives, and who need help getting back to their "normal". David and Ron's temperament puts them on par with sainthood. They are two of the best. Customer service is not lost with David and Ron. I hope they never leave Assembly or change condo assignments. They are a great asset to Assembly, and Assembly Management is fantastic.

Our assigned manager Adam is excellent when it comes to managing our day to day operational activities. Our board has high expectations & a lot of daily tasks that must be done & evaluated. We have a lot of common areas & facilities as well as valet service, security, concierge, etc... I personally don't live at my condo but I always ask my tenant if she is happy with the way the mgmt. is keeping up the common areas and she is definitely happy with everything. I do meet with my fellow board members often and we go over the financials which are provided to us by the management, as well as our budget & management report in general. Everything is always precise and informative. It is difficult to find a good management company; these guys were referred to us by our building attorney. We got lucky and I also give my board members a lot of credit as well. The success of an HOA is not only the management company; the board also has to be proactive with some issues & must make time to communicate with the management team in order to be able to make the right decisions!

My experience was nothing but positive when I called and spoke to a property manager named Oshen. (I hope I got his name correct) that helped us resolve an issue with the water level for our pool. I was curious about the cost and details for the work and he was quick to get several detailed estimates of the job from different companies. Most of the estimates were thoroughly detailed explaining what is going to be done. Whenever I contact Elite, their response has been prompt and helpful. They specialize in HOAs in Beverly Hills and surrounding cities. Anyone near these cities shall try this company for HOA mgmt.

But the pattern here suggests something far more sinister: deliberate negligence dressed up as management. I reside in Greenwood Square, Van Nuys, a community that, on paper, promises order and livability. In practice, it's managed with all the grace and attentiveness of a blindfolded juggler in a windstorm, chiefly by Vicky of Higher Ground Properties. They say when it rains, it pours. In our case, it was a monsoon of mismanagement. Last week, our puppy suffered a severe allergic reaction to vaccines. We were in and out of the vet. Then, during what was supposed to be a routine check-up, my wife was admitted to the ER. Amid all this, I arranged a cleaning service to prepare the house for her hopeful return. But before I could lift my head from my work laptop, the cleaner's car--parked briefly--was already towed. Curiously, the same vigilance does not apply to the vehicles routinely squatting without permits, or the motorcycle that has been parked all day in a permit-required spot. Nor to the shipping container that sat on Maple Road for at least a week like an art installation. Add to that the off-leash dogs, the trail of dog waste in the front lawn dirt, and the steady stream of stolen packages, and you start to wonder what exactly this HOA is managing. I've now had to cancel critical work meetings to track down a towed vehicle and pay the fee to release it. Compassion? Context? Basic human decency? Don't bother expecting any of that. Unless you enjoy being punished for playing by the rules while chaos is politely ignored. Want to experience a Kafkaesque blend of apathy, miscommunication, and hostility wrapped in HOA letterhead? Give Vicky a call. If you catch her between power trips, she might even return it. As for the mailboxes, they were broken into and left unrepaired for months. The HOA failed to notify residents at all until my wife and I insisted they inform the community. We were left wondering where our mail was while they did precisely nothing. Skid Row might be a dramatic comparison--until you consider the vagrants at the park late at night and the line of people living out of their cars along the main roads. This isn't community management. It's indifference institutionalized. And we're footing the bill.
