    O stars if that was an option…read more This is by far the worst company I have ever encountered anywhere for anything. Your experience may differ (but I highly doubt it judging by the other online reviews). Pegasus is a rinky dink two-person operation that turns the concept of providing a service on its head. Rather than working for you - the client - they act like they own your property rather than just managing it, which they don't even do. They are SO rude, arrogant, incompetent, unresponsive and unprofessional that you would be absolutely shocked at their conduct. Just a few examples: They ignore communications from both Board members and the HOA as a whole, then complain about too many emails when you have to follow up repeatedly to get some type of response; Requests for maintenance and repairs go unanswered or are done in a shoddy manner due to their selection of poor performing vendors and failure to supervise them, which ends up getting board members blamed for the property management company's total incompetence and neglect; Without fail, they single source work to just one vendor for each type of work and the cost significantly exceeds what the HOA can get on its own by soliciting multiple bids; They push expensive and unnecessary projects on the HOA and use scare tactics in conjunction with their favored vendors to claim that the work is an "emergency" then when the board goes and gets an independent second opinion, we are told the project is unnecessary and premature; Rather than acting as an agent of the HOA and advocating on its behalf with vendors, they are in cahoots with them and engage in combative, grievance-filled emails sent to the entire membership whenever anyone complains about inadequate service or wants to monitor those vendors more closely, while maligning board members and anyone who impedes their agenda (kickbacks from vendors, I suspect?); The principal of the company, Robert, and his one employee April - sit on their high horses all day and are just plain nasty in their communication style on those rare instances occasions when they do respond to requests and inquiries; The company also provides general contracting "services" and bids on HOA projects while failing and refusing to get any other bids by falsely claiming nobody else wants to do the work - a clear conflict of interest - then gets angry and bitter when someone else is selected; Despite touting their decades of experience and over 1000 units "managed" they do not appear to have a basic understanding of many aspects of how an HOA is supposed to operate and misguides the Board due to ignorance or laziness or both; and They nickel and dime the HOA for charges not authorized by their contract, such as marking up post office charges to send certified mail and charging move in and move out fees. For good measure and true to form, on their last day, they sent an email to the entire membership patting themselves on the back for their extremely inadequate service and throwing the Board that fired them under the bus. I would say that it's unbelievable, but it's not with this crappy rag-tag twosome - just par for the course. If you ever come across them, RUN - do not walk - away as fast as you can or you will be sorry. You have been warned.

Management is practically absent and non responsive to maintenance calls. Streets around it are filthy and filled with people experiencing homelessness. There are tons of package thefts and vehicular breakins. I did not feel safe here. Rents here are usually too high considering the downsides - tread carefully. This might work for you if you are a broke undergrad and get a good deal from a landlord on rent - but for any other reason, I strongly recommend you stay away! Lived here for 3 years because I had no choice - please don't repeat my mistake.

I moved out of my unit on 8/31/2020, and they still haven't refunded me my security deposit even though I've been moved out for almost two months now. The security deposit amount is quite a large sum of money, and the way they handled the situation has just been extremely irresponsible. Craig told me that they mailed out my security deposit on 9/30/2020 (which is already a week late according to the 21 day deadline signed on the lease), but I still have not received anything up till today (10/19/2020). I've been trying to contact him for the past week and he's been ignoring all my texts and calls. 2. There was a HUGE leak in my unit that required me to move out for the duration of the maintenance, and while I was negotiating terms with Craig Tice, he told me they could offer me a unit to stay in. The unit they offered did NOT match the condition, size, or rent of my current unit. I lived in a 2 story, 2 bathroom, 1 bedroom loft, and they offered me a dirty studio that was half the size. When I asked for a refund on the difference in rent, his literal words to me were "well, life is unfair" and refused to negotiate further. I ended up finding my own accommodation while I was kicked out of my unit. 3. My unit was infested with COCKROACHES and without giving me any prior notice, they fumigated my unit while I was not home. I returned home to a piece of paper hung on my door telling me I cannot enter the unit until 3 hours later. This was also during COVID so I was basically kicked out without any warning and not having anywhere to go. 4. During apartment showings, their staff member also randomly enters without knocking or giving me any time to open the door. During a showing scheduled for 9AM, they came in at 8:45AM with their shoes on without any warning, and started touring the house while I was still getting ready. Completely disrespectful as they walked all over my rug and floor areas with shoes on. IN SUMMARY, SAVE YOUR MONEY AND STRESS AND DO NOT RENT FROM RST!!!!

David and Ron with Assembly are two of the most dedicated managers I have met in LA. My family is no stranger to property owning; we understand "the good and the bad and the nightmares" of owning properties, HOA boards, and management companies. I had a pipe burst in my master bedroom, and David oversaw the remediation "by the book". It was timely, met the various benchmarks to avoid potential litigation, and was well within an acceptable time vs cost comparison, for the scope of work. Although I STILL currently have no ceiling in my second bedroom (due to a secondary issue/active roof leak), David and Ron are working tirelessly with my HOA Board and their requested vendors to resolve the issues as "cheaply" as possible for the Board. Timely and efficient might not be in my HOA Board's vocabulary when "cheap" is the priority, but I know that Ron and David have the heart and dedication to resolve issues in an equitable, fair, and efficient way. Thirty days and counting without a ceiling and active roof leaks might be my HOA Board member's "normal," but David and Ron manage that expectation with professionalism. David and Ron prioritize people, owners, and their overall investment from a big-picture POV, and that is what you want in a manager and management company. David and Ron are the first point of contact for a plethora of problems that arise daily for people just simply living their lives, and who need help getting back to their "normal". David and Ron's temperament puts them on par with sainthood. They are two of the best. Customer service is not lost with David and Ron. I hope they never leave Assembly or change condo assignments. They are a great asset to Assembly, and Assembly Management is fantastic.

But for now, this is my honest experience in case its helpful for anyone else who is planning to rent with Earnest Homes. First, I'll say that working with Donna Cura has been great. She's extremely professional, and has been incredibly attentive at answering my questions around lease documentation. Thank you Donna for making the lease process go extremely smoothly. My concerns so far are with the move-in experience. Move in day is supposed to be exciting - you've just made a big commitment to sign a lease, put a deposit / pay first months rent, and have gone through the process of setting up all your paperwork and utilities. Come move-in day I thought I would be receiving SOME level of PROACTIVE communication / outreach about move-in day logistics and a walkthrough of the house. Instead, my move-in experience was the opposite. It felt like after I signed the documents my move-in process was an afterthought. I scheduled a walkthrough around 12:30 PM on a Friday, and was met by Oneda, who was really only there to conduct an inspection of the house. She didn't know how the house was set up or have any instructions for me on how to use the things in the house. I'll go into detail around what went wrong. To be fair, Oneda did a great job going through the inspection and was very thorough and objective at documenting the different issues (e.g., cracks in the tiling, stains, scratches, etc.) Now, where the experience went downhill for me. When we entered into the home, there were a HOST Of things that did not go right: 1) There were three electric outlets that had not been completed prior to move in, they had no covers on them. It looked as if the team had painted but forgotten to put the covers back on. 2) There was a lot of grime and dirt on the bathroom faucets. It didn't seem like they did a thorough cleaning prior to us moving in. 3) Oneda did not have any idea on how to navigate the things in the house, for instance, there were electric blinds that were down and she had no idea how to open them. I randomly figured it out by pressing a button on a remote nearby. Not a good look for someone who is supposed to be showing ME around the house. 4) The previous owner left their front door security camera system + a nest security system(?) I'm not even sure what it is because no one explained / has explained to me what it is for. At the moment, I'm not sure if its the previous owner using it to spy on us or not, because I have been provided literally zero information on it. 5) I have no hot water at the moment. I did my part to set up SoCal Gas, but I was again not given any information on move-in day on how to turn on the water heater. I was not even told where it was located, I went to the backyard to find it, and once I located it I had no idea on how to turn on it / determine if its even working. I followed the instructions / watched a youtube video in hopes of trying to turn it on to no avail. 6) Now, the one that really started the negative impression of the move-in experience - I was not given the front door access codes until 4:47 PM, despite my walkthrough being at 12:30 PM. And the ONLY reason I received them was BECAUSE I HAD to follow up and ask for them! I sent an email at 1:40PM, which did not get a response. I then called the number around 4:07 PM to follow up and thank god for Brian, because he followed up with my account manager, Keren Mendoza, (who I believe is supposed to be responsible for onboarding us) and I then received a response from Keren on how to unlock the front door code at 4:47 PM. That is absolutely ridiculous. She did not include ANY other information required like how to turn on the water heater, or use the electric blinds, or security system. I'm still hopeful that this experience can be turned around, but I will wait until I get a response from the team to provide an update.

When we first took a look at the property, Tracey was literally on her hands and knees to check out the foundation work, and she'd climb up to check out areas of the house we couldn't see easily from the ground. She met us four separate times to see the property--the initial visit, an open house where she got to know the selling agent and showed around some of our family members, a nighttime visit, and another during escrow to help me surprise my mom with the house. Those first three visits occurred on three consecutive days, and she never once showed a hint of stress or exasperation; she truly wanted us to be as well-informed as possible. Tracey was open about her commission, and we were happy with how all the money was handled. Tracey would share her own home-buying stories, and we really connected on a personal level. She addressed all of our many many many questions, and was a constant bundle of joy.
