He was pre approved and we wrote an offer which was accepted by seller. The first red flag was the appraiser and what appeared to be his inexperience. Then, we continued to deal with our Mortgage Banker who told us more than once that we only needed to submit "one" additional document. Once ALL the additional documents were received, the representative pulled another credit report. FHA Loans in VA accept a credit report within 120 days, not Homesite; 60 days for them. My client's credit score for some reason slipped 7 points for no apparent reason. We were then told within hours of being out of contract, that the only way the transaction could happen is if the buyer had a co-borrower. Not only was my client disappointed and extremely upset, but the listing agent had taken the house off of the market and it has not been shown for two months. The sellers are extremely upset as well. I have been a licensed Real Estate Agent in Virginia for 12 years and I have NEVER had a deal completely crumble. I will NEVER do business again with Homesite Mortgage, whether I have a client already approved or an offer on a listing with the client using Homesite Mortgage. I will switch the client to a local lender.
