The seller agreed to fix and hire a licensed contractor for the repairs. 6 Days before closing the seller's contractor performs the repairs. I arrive at the job site 90 minutes after scheduled start to review the progress and no one is at the site. To my surprised, there are a few cosmetic repairs to hide the damage and other locations no work was even performed. I took pictures, a video and contacted my agent to ask what's going on. Late that evening I'm informed the seller and their contractor are saying all repairs are complete. 5 Days before closing, I'm scrambling for an experienced and licensed structural engineer to review the work performed and advise if repairs resolved structural issue. After spending half a day googling, researching reviews and calling engineers, I come across Bob. Bob was already booked out till mid afternoon Friday (We are closing Monday). So I schedule an appointment. Thursday morning, I reach out to Bob to see to see if there was anyway possible, if he could squeeze us in today. Lucky for us he had a cancellation and was able to make it out early afternoon. Bob arrived a few minutes ahead of schedule and had a very professional demeanor. Our agent and the sellers agent was on-site while Bob performed the inspection and handled the bombardment of questions from the seller agent like an experienced pro. Bob quickly assessed that the repairs were cosmetic and did not resolve the structural issue. He was able to communicate in common language what was needed to properly repair the problem and provided a written report a couple days later. From start to finish our experience with Bob has been fantastic and would highly recommend. FYI: The bids coming from qualified contractors to repair the structural problems are exceeding 20k. Thank you Bob for saving us from a nightmare.

Greg (owner) was the one who answered and had me scheduled for the above services the very next day. Greg himself was the one who came out for the inspection. He was very thorough with his inspections and went over some general maintenance recommendations for items that were not an issue for the inspection but are important for the longevity of the home. He was always willing to answer my questions with advice and was not afraid to admit where I should consult a different expert. Most importantly, he did not try and sell me on any of his other services even when I asked if he would recommend taking further action on the home. He commented that it was self-serving and did not want to make a quick dollar that way. I would use Kemp Home Inspections again without a hesitation.

I would not know what to expect if I meet a structural engineer and home inspection agent. I needed an engineer to evaluate my home. I reached out to Kemp Home Inspections. Mr. Kemp showed with panache!! And communicated well with me. He took time to explain to me what was going on with my roof and what can be done to mitigate the situation. He had to come to my house the next day. He was on time (8am) and showed up in style. It was a good working experience. He is very knowledgeable. Friendly and has great taste in antique cars. I was impressed with his professionalism, depth of knowledge and personal engagement. What should you expect when you book Kemp Home Inspections? Great service with style!!!

They completed a full scan and photographing of the property to provide the best quality report. The engineer was super knowledgeable and happy to explain any issues he noticed while working through the assessment. I then met with staff to discuss the report and answer any remaining questions. Longer story: I was excited to work with Bitarchitects - they have great reviews, I appreciate that they are woman-owned, and in our initial conversations, they were so responsive and confident that they had all the necessary in-house expertise to figure out what was happening in the house we just bought. The structural engineer seemed great during the inspection on 9 July - spent lots of time at the house, took all the measurements, answered all my questions. We chatted about the fact that there is this crawl space under the front room that doesn't have an access panel, so you can't get underneath to inspect the stem walls. He told me he would have the report to me in a week. Six weeks later (18 August), we got the report. And the report said. . .we can't diagnose the problem without access to the crawl space under the front room. So question the first - WHY would that conclusion take six weeks? When it was known at the time of their visit? (It was actually known before that - the home inspector had included it in his report, which we had sent Bitarchitects in advance of their visit.) But okay, they said they could send someone out to create an access door to the crawl space, take some pictures, and then we would get a completed report. So that happened a week ago (28 August), and we've heard nothing. Almost eight weeks now since the inspection, meanwhile there are new cracks appearing in the floors and walls. Communication overall has been extremely frustrating. While assuring us that the (first) report was imminent, I was told several times "don't worry, your house is not falling down, you're not in danger." Which is great of course, but doesn't remotely address our concerns. I get answers to maybe 50% of the questions I ask (fairly reasonable questions, like "will cutting a door in our foundation create structural instability down the road?"), if fact, the only time they respond quickly is when they are asking for payment. I am so so disappointed and frustrated at this point, I don't even know what to do.

I've worked with multiple contractors over the past year on all different types of projects as part of our entire home renovation, and I've enjoyed working with Azzam and Triple J Consulting the most. The owner, Azzam, was great: Highly knowledgeable, very informative, clearly experienced, and balanced in his evaluations of things that were of concern, versus those that weren't. He gave us some valuable recommendations for things to do to double-check going forward that a foundation crack is not a posing a structural risk. In a room that had some unevenness to it that looked like the building could be sagging, he could see that, no, there was a small bulge in the floor due to uneven support beneath it when it was installed. We called with a follow-up question relating to something unexpected a contractor was doing, and he gave us an incredibly helpful second opinion. It was great dealing with him, he was highly professional, and we'd strongly recommend him.
