Stuffed French toast with bacon and fruit. Excellent breakfast at this B&B!
    Matt K.

HIGHLY recommend. This beautifully maintained and appointed home has been cleverly divided into 4 full suites. Breakfast of the day rotates, and the day we stayed, it was the stuffed French toast. Delicious! We booked thru Air B&B. Decent discount for mid-week and last-minute booking. Walking distance to Fort Collins' charming Old Town, just a block away from well-known St. Joseph's Catholic Church. Lovely staff for breakfast. Note: when you tip on your card or room number-make sure the House actually has your CC number. Since it was booked thru Air B&B, they didn't even actually have the number on file. Oh, and walking distance to the excellent Lucille's! We were in the Meldrum room in the main house. There are several suites in a separate building. We did not step foot in that part, so my review excludes those. Absolutely loved it! We will definitely be back!

Special non dairy and vegetarian breakfast!

This was the cutest bed and breakfast I have ever stayed in! Affordable and quaint with a great location right by old town and downtown Fort Collins. Check in was easy and there were so many thoughtful touches like flowers, local beauty products in the room and local coupons with a welcome card. I really appreciate the use of local products/goods here. I stayed in Auntie Stone- the claw foot tub sold me. It's in the manor behind the main home and I had a very comfortable and peaceful stay. I would highly recommend getting a bath bomb when you book. It was so nice relaxing in the bath with my eucalyptus soak after a busy day of exploring. The fireplace was cozy and effective! I was boiling hot after a hot bath with it blazing away. Very nice way to spend a snowstorm. The bed was so comfortable and the tv offered many streaming services. A perfect midweek getaway! Breakfast is served in the main house in the morning and I felt so accommodated. They made me a special sweet potato scramble with a poached egg and veggies to accommodate my no dairy and vegetarian diet. Marina was very friendly and made me feel at home. Such a great experience! If I come back I'm definitely staying here again.

When we need a weekend getaway, this is our spot. We like being within walking distance of the downtown area. The rooms are clean and welcoming. The house is charming and comfortable. In the summer, the landscaping is beautiful. Some rooms are better than others but i think it comes down personal preference. Their customer service is excellent. It is pricier than a hotel room but it's far more charming. The only downside is their food. Since it is a B&B, i expected a yummy breakfast, we got an ok breakfast but nothing really stood out. Last time, they were offering a fried egg w a squash casserole. What I got was a cold chewy jello-like egg w a very tasty side dish. I'm not sure how they make their food. Already prepared and heated in a microwave? ‍ Anyway, despite the food, I love this place. Their charm and customer service is outstanding. I'll continue to stay here whenever i get a chance.

We just had the pleasure of staying at Edwards House and hosting our wedding there. The accommodations are exquisite. The staff was very helpful and made our time there very special. I would highly recommend this beautiful inn for just about any occasion!

I am here now. After a good breakfast on my second morning, I have edited my review…read more This was a nicer hotel, a year and two years ago. On this visit, it has gone a bit downhill, which has made me sad and maybe a little angry. The grounds and the main lobby still look nice but the lobby definitely smelled just a little musty. There are only two elevators for 9 stories with about 36 rooms per floor. That was already insufficient and on this visit, one of the elevators is out if service and, according to staff, has been that way for a week and not sure how much longer that will persist - so one elevator transporting 400+ guests to about 250 rooms on 9 floors. When you get up to the floors, there are significant signs of wear and tear in the hallways - stains and ripped wallpaper, damage to railings and furniture, there has been a blower in my hallway and obvious water damage for the past two days. Staffing is also very light with only one person at the front desk while a line of people wait. Yesterday, there was NOBODY at the restaurant/bar and I waited around for 10 minutes. As a result, yesterday I paid in advance a for breakfast I did not receive because nobody came to take my order and it is not a buffet). Today, Cheri was here and I got breakfast which was limited options but was very good (I had an omelette with fruit and coffee and there were options for waffles, breakfast sandwhich, potatoes and all of the breakfast meats). Aside from the risk of getting there when there is no help - paying in advance for breakfast IS a good option if you want to save money on breakfast and Cheri (the server) is friendly and excellent. The location of the hotel can't be beat if you want to walk to the CSU campus. However, a bit upsetting (I hate being 'nickled and dimed') in the middle of summer, when nobody is in Fort Collins, they charge for parking and don't tell you how much it costs ($15/night) until AFTER you sign up and give your credit card information. The rooms are still "good" 3-star rooms, but show some wear and maintenance issues - blackout curtains that leave that sliver of light that you need a binder clip to hold them together (I carry one for just that purpose because I stay in a lot of hotels), the bathroom sink doesn't drain properly (this has been an issue on all of my visits to this hotel), they CHARGE for the water bottles in the room. They no longer offer complimentary coffee or light snacks in the lobby (this sucks, please rethink this Hilton). For the extra 50-70% cost, aside from the location, it's not worth it. Other local options like Comfort Inn, Fairfield suites, etc.. that have all of the same and better amenities- free parking, free breakfast, nice rooms, complimentary coffee, small workout rooms and only 2 or 3 floors serviced by elevators rather than 9 - are better options. I likely will not stay here again

We stayed at this hotel twice before my wife and I are both Hilton honors members, but we will…read morenever stay at this property again. The Hotel staff tries hard, but they're clearly under trained and not competent for the position they are in. The restaurant is OK but the nighttime waitress was just completely rude. We are a family of 5, we booked 2 rooms (one king one double queen) months in advance. A flight was delayed we arrived at 2:30 in the morning and we're informed that the double queen was not available so my three teenage daughters would have to all sleep in one king size bed no other options. The second morning we were there. There was no hot water in the room at all nothing in the shower nothing in the sink. We called the front desk. The information we got was confusing and we were unclear when the hot water would be fixed.
