We stayed at Edwards House when we were in town for a wedding and really enjoyed our stay! The rooms were clean, cute, and comfortable. Our room had a fireplace, which would be perfect for a cozy winter visit (it was a bit too warm to use during our stay!). I especially loved the clawfoot tub -- super relaxing -- and the bath caddy was such a nice touch for reading in the tub. Breakfast was delicious, but definitely make your breakfast reservations early since the time slots fill up fast. The only small hiccup was that I booked through a third party (Chase), so they didn't have my direct contact info to let me know the room combo, but the staff was great and eventually got in touch. All in all, a lovely and charming place to stay -- I'd love to come back in Winter to take full advantage of that fireplace! read more

This was my second stay at Edward House for NYE. However, this time, I stayed in the fuller suite. I was very excited to be in the main house this time. It did not disappoint, and I will get this room in the future, too. I loved the suite, and the fact that I was not sharing walls with other rooms was a big bonus. The views were nice, although not many windows. The fireplace was exactly what I wanted for my solo spa NYE celebration. The best part of my stay was the breakfast. We tried the guest house last time, because the main house was booked and it was a sub par experience at best. Way smaller than the pictures indicated and we are tall. Tried to say something to management and her second hand response was less than impressive. This place is great, until something goes wrong. HIGHLY recommend. This beautifully maintained and appointed home has been cleverly divided into 4 full suites. Breakfast of the day rotates, and the day we stayed, it was the stuffed French toast. Delicious! We booked thru Air B&B. Decent discount for mid-week and last-minute booking. Walking distance to Fort Collins' charming Old Town, just a block away from well-known St. Joseph's Catholic Church. Lovely staff for breakfast. Note: when you tip on your card or room number-make sure the House actually has your CC number. Since it was booked thru Air B&B, they didn't even actually have the number on file. Oh, and walking distance to the excellent Lucille's! We were in the Meldrum room in the main house. There are several suites in a separate building. This was the cutest bed and breakfast I have ever stayed in! Affordable and quaint with a great location right by old town and downtown Fort Collins. Check in was easy and there were so many thoughtful touches like flowers, local beauty products in the room and local coupons with a welcome card. I really appreciate the use of local products/goods here. I stayed in Auntie Stone- the claw foot tub sold me. It's in the manor behind the main home and I had a very comfortable and peaceful stay. I would highly recommend getting a bath bomb when you book. It was so nice relaxing in the bath with my eucalyptus soak after a busy day of exploring. The fireplace was cozy and effective! I was boiling hot after a hot bath with it blazing away. Very nice way to spend a snowstorm. The bed was so comfortable and the tv offered many streaming services. A perfect midweek getaway! Breakfast is served in the main house in the morning and I felt so accommodated. They made me a special sweet potato scramble with a poached egg and veggies to accommodate my no dairy and vegetarian diet. Marina was very friendly and made me feel at home. Such a great experience! When we need a weekend getaway, this is our spot. We like being within walking distance of the downtown area. The rooms are clean and welcoming. The house is charming and comfortable. In the summer, the landscaping is beautiful. Some rooms are better than others but i think it comes down personal preference. Their customer service is excellent. It is pricier than a hotel room but it's far more charming. The only downside is their food. Since it is a B&B, i expected a yummy breakfast, we got an ok breakfast but nothing really stood out. Last time, they were offering a fried egg w a squash casserole. What I got was a cold chewy jello-like egg w a very tasty side dish. I'm not sure how they make their food. Already prepared and heated in a microwave? ‍ Anyway, despite the food, I love this place. Their charm and customer service is outstanding. My husband and I stumbled upon this place while planning our stay in Fort Collins to see friends and celebrate my birthday. We originally were booked at the Armstrong but I'm glad we changed to stay here because we loved it. You're given a code for the door upon check in. Our room was so cute with a fireplace and very comfy bed. Each afternoon they provided fresh baked cookies and even set aside some gluten free ones for me. It's very quiet and peaceful and they provide ear plugs if needed for the passing trains but they didn't bother us at all. It is close to old town and very walkable to many places to shop and eat. The bathroom floors are heated which is a nice bonus. The breakfast each morning was delicious and they again accommodated my gluten allergy. Overall we loved our stay and would definitely come back. read more

Absolutely fabulous B & B! I was traveling solo and stayed at this gem a couple of nights. The decor is on point! The heated floors in the bathroom and the robes were luxurious. I had a day of snowshoeing over in Estes Park and then a day of work. Both evenings I was able to work in one of the large living rooms in the front of the house or at the desk in my room. The breakfast was excellent one morning and fine the other. The toiletries are high quality. The non-alcoholic beverage bar is very nice. The teas are very nice. The most noticeable 5 star quality to me was the level of cleanliness of my room and the common areas. I've already sent the Edwards House link to multiple friends who look for high quality spots just like this. I'll definitely be back! read more

Our Edward House experience was excellent! We are a young couple about 30 to put this into perspective. We arrived late on a Friday night 11:00pm after a concert. We entered our door code that was sent to us via email and followed the detailed instructions on how to get to our room. We felt like we had to tip toe around, it was very quiet. Automatic lights turned on as we entered each room. There were envelopes laid out with breakfast instructions to fill out and our room key. We did a little exploring of the main floor and found a large bowl of M&M's in the reading and movie room along with a decanter of Brandy. A snack and drink area was stocked with sodas, snacks and beer for a small honorary charge. The floor boards squeaked as we walked up the stair and down the hallway. Our room was wonderful, very warm and home like. For breakfast we had a choice to eat on the wrap around outside porch or inside in the beautiful dining room. Coffee, teas, breads and fruits looked so beautiful. We ate inside and had a wonderful conversation and meal with another couple. This B&B is located blocks from the hoppin' and bobbin' shopping and restaurant district of Fort Collins. Such a wonderful experience. read more

Beautiful home & great accommodations! We stayed for 4 days & 3 nights. We stayed in the Avery room and it is gorgeous! Fireplace, large room and the bathroom is fantastic with radiant heated floor. Very helpful staff. Owners don't appear to be onsite, as we never met them. Breakfast was disappointing as they cater in food from local restaurant, and wasn't that good. There is a freight train that comes through town around 2am. Thoughtfully the Inn provides earplugs! Very convenient to all of old town Ft Collins and walking distance are restaurants & shopping. Can't give 5 stars because of the food. We will definitely stay here again! read more

My boyfriend and I celebrated our one year anniversary this past February 10, 2017. He surprised me with a room at the Edwards house and out of all of the hotels I've stayed at in my life this was one of the most amazing experiences I have ever had. From the greeting that we got, to the presentation of the room, and the bathroom, to the kitchen and how willing everyone was to make the experience. amazing as possible was astounding. The bed and the sheets were some of the most incredibly soft that I have felt in a long time coming from a bed-and-breakfast. The sit in the shower and the breakfast from AM snooze that we had was out of this world. I cannot say enough great things about our stay at Edwards House in Fort Collins, CO. This charming and historic Inn far exceeded our expectations. We have typically stayed in hotels when we visit FoCo, but this time I decided to go out on a limb and try something new. I can honestly say that we would have a difficult time staying anywhere else when we visit from now on...The manager, Jamie, and her staff greeted us each morning with enthusiasm as if we were family. Breakfast each morning was delicious and the afternoon cookies a treat we always looked forward to. The selection of herbal teas and self serve beverage station were meticulous and well stocked. We stayed in the Giddings Room on the second floor, first door on the right when you go up the stairs. It was a well appointed room with radiant eated bathroom floors and a lovely fireplace. We were visitng our son who attends CSU and the location was perfectly situated as we could walk a few blocks to Old Town or just drive a short way to the dorms to visit with him. Hands down thee best lodging accomodations I have experienced. We were sad to leave as we felt like we were leaving our home. Definitley a new favorite spot and cannot WAIT to go back! read more

This B&B is absolutely awesome! It may be on the pricier side, but you get an awesome room in a great house and a phenomenal breakfast! It's also walking distance from Old Town of Fort Collins. My fiancee and I stayed in the Lady Moon Room and found it to be clean, comfortable, and quaint. The room included a bathtub and a shower, a fireplace, TV with VCR (yes, VCR) and an elevated queen sized bed. The book above the fireplace were travelers can write about their stays was a nice touch and made for some fun reading. In the morning, Kassie (I believe that was her name), made us an incredibly delicious breakfast. It consisted of two small egg sandwiches on croissants with tomato, mozzarella, basil and mushroom. The blueberry cobbler was insane! Also included were muffins and the best raisin bread I've ever had. The breakfast was topped off with a delicious fruit smoothie. This is definitely the best bed and breakfast I have ever been to. Next time I come to Fort Collins I'll be sure to stay at the Edwards House again. read more

This was our hotel splurge for our honeymoon, and the perfect honeymoon spot. The place is absolutely beautiful. We were greeted by an inkeeper and given a tour of the house. There's a VHS library (ha ha), book library, cookies by the free-internet-use computer, and brandy in the library. Our room at a jacuzzi bathtub. It was too small for my husband, but most things are (when you're over 6 foot tall). Still a nice touch. Our room was comfy and beautiful. It's a doable walk to downtown Fort Collins. Breakfast the next morning was amazing. Fresh fruits, coffee, tea, juice. Our inkeeper made bacon and homemade corn pancakes. YUUM! Syrup and butter were out there, but she recommended trying them with salsa and sour cream. YUUUUUM! From the porch, we got to watch the "Tour de Fat" bike parade go by. Thursday afternoon, I sat outside on the front porch of the Edwards House B&B and a Green Ride shuttle pulled up while I rocked back and forth in my chair. It took me a few long minutes to remember that I did not live there and that shuttle was there to bring me back to the airport. Bummer. My stay at the Edwards House was awesome. I stayed in the Fuller Suite, which was beautiful. Everything was clean, comfortable and felt like a better version of home where I don't need to clean or make the bed myself. Also, if you are a big nerd like me then you will get a kick out of what's in the main closet upstairs. I won't tell you what it is, as I'd hate to ruin the surprise, but it was a fun thing to come across! All of the hosts I met were lovely and friendly. Breakfast was phenomenal. Some of the best bacon I've ever had, hands down. I also had a late arrival and there were very clear directions left for me where to go. No problems there at all. I've seen in other reviews about the train, which isn't isolated to this B&B, it's an issue in this area overall. Luckily, I sleep like the dead so no need for the ear plugs that they leave for you, but if you're a light sleeper, then you'll have this issue in any hotel in this area. I love the area and places like this, however, so it doesn't scare me away! I will definitely be back. read more

Newly married! This was our first stop in the Denver/Fort Collins area after arriving to Colorado. We didn't know what to expect since we just booked the night before and didn't get a chance to look at the details, but boy were we happy we booked it! It's as gorgeous as the photos online. Super clean and we were greeted and checked in right away. We are staying in the Collins room which is in the house right behind it. Pretty much all accommodations are complimentary, they even have a full size-industrialized kitchen for guests to use. It's been such a pleasant experience so far, my husband (still getting used to saying that!) and I will no doubt recommend this adorable B+B to anyone and everyone! The location is top notch too, close to many restaurants, mom and pop stores and cute boutiques that we will check out tomorrow! So far 5 stars!! read more

Great venue! We had amazing service and it feels so intimate. It's the perfect space for a small wedding.

The house and grounds are both lovely, and my husband and I enjoyed being able to walk around the neighborhood and into old downtown. Alas, I understand that it's a very old house, but dear lord is it ever creaky and squeaky! Don't plan on sleeping well if anyone comes in late, or makes use of the ground floor amenities at night. My major complaint however was the breakfast...or lack of breakfast. Upon checking in we were told that the only time still available for breakfast was 8am. 8am? I'm vacationing people. There is no way I want to be out of bed, dressed, and facing others that early on a Sunday morning. When we told the staff that time wouldn't work for us we were more or less given the brush off. No offer of having breakfast in our room, or of taking something to go. When we checked out the following morning we still weren't offered so much as a cup of coffee, (despite mentioning our pending desire to be fed) and had to make do with sniffing longingly at the aromas wafting out of the dinning room while waited for our bill. On a positive note, I was able to raid the bowl of M&Ms while our grumbling bellies carried us out of the door. read more

Edwards House offers a wonderful quiet elegance. From the moment you walk in the door to when you check out, staff are eager to meet guests' needs. Our king sized bed was more comfortable than possible. Individual air conditioner controls ( in the main house) , 24/7 coffee and cold drink access, those amazing Mary's Mountain cookies, attention to detail . I think I saw housekeeping ironing the top sheets on the bed! A couple of suggestions: Wifi booster for more consistent signal. Breakfasts are catered. I had requested vegetarian . These were the morning options 1. Delicious local yoghurt and local granola, fresh fruit. 2. Gourmet stuffed pancakes alternated with egg sandwich the following day. Vegetarian meant without bacon. This guest would have preferred a low carb option. Next time I will request in advance and forego those delicious high carb, high fat delights. Edwards House is centrally located in Old Town Fort Collins. Walk to top restaurants, easy public transportation, shopping, The Trolley. Historic architecture next door, garden walks, pleasant people. We will be back for certain! read more

Fantastic experience from check-in through breakfast and check out. In particular, I enjoyed the following: - The setting is spectacular. Beautiful grounds, mature trees, an amazing winter scene (especially after a recent snowfall) and close proximity to the heart of Old Town. - The accomodations are quaint, sufficient, and interesting. I liked the creaky floors, original woodwork, and simplicity of days past. Set your expectations appropriately however - you will hear your neighbor come home and know what TV channel he's watching in the morning. Its a B&B. - The staff is very supportive and knowledgeable. Our host (Cassie?) not only put together an amazing breakfast, she made us feel welcome and provided a lot of information on the area and city history. We are so grateful to the staff at the Edwards House for making our wedding day so special! Coming from out of State to marry my fiancé, the team at Edwards House took our input and ran with it. They setup the space for our ceremony outdoors as well as our indoor reception area with beautiful decorations and fresh flowers in our colour scheme. It was amazing to have the team take care of the details so that we could just relax enjoy the day! We got ready on site, and stayed overnight - enjoying a hot breakfast the next morning. The Edwards House is awesome. It is the most plush B&B and the staff and inn-keeper were excellent, friendly and very professional. My girlfriend and I stayed in the Avery room. I think this is as good as it gets as far as B&B's go. We had a New Belgium Brewery tour at three and so needed an early check-in. They let us in at 1:30, plenty of time for us to get settled and to our appointment. The breakfast was as good as any in Fort Collins, and that is saying a lot because the breakfast choices in Fort Collins are top-notch. The staff was great. They were super friendly and made you feel comfortable and taken care of. I can't say enough about this place. Next time I'm in Fort Collins, I'm staying at the Edwards House!! read more

This place is gorgeous. Downtown is completely walkable. We were able to park in their lot with no problems and didn't have to drive anywhere. The breakfast was very hearty-- couldn't finish it all! They have coffee and drinks available all the time and are willing to help with whatever you need. The Sherwood room looks over the front of the property and has a whole wall of windows. The stellar reviews set my expectations high. In the end, they were not wholly met. Here's my breakdown... ACCOMMODATIONS We stayed in the Inn itself, though there are also rooms in the Lodge, in a separate building in back. Some of the rooms have a hall bathroom, but we opted for one with an in-room facility (as did our inlaws). Our room, Sherwood, faces the front, with lots of windows and a skylight. The facility is dated (but not in a cozy B&B way)... think: worn-down green carpet. The furnishings were antique, and added interest. The bed was comfortable. The bathroom was small, but clean. I applaud them for taking a chance on colored towels (as opposed to crunchy bleached-white ones you get everywhere else). They should add cotton balls and q-tips to the amenities. We did not use the whirlpool bathtub; it's a standard size. There are two main common areas; both on the small side. The library has a huge selection of VHS (but not every room has a VCR). They only had 2 board games, and cards, on hand. Central heat/air is used, and the first two nights we spent there were incredibly hot (despite it being early winter!). Cracking a window solved the problem, but resulted in street noise. There was a fireplace in our room, but we didn't need it! The location is the best thing about Edwards House. You can walk to downtown or campus in just a few blocks. You will hear the train, at all hours; but I think that's just unavoidable in FoCo. DINING I was mostly in awe that the baked goods offered in the common area did not change daily (as I'm accustomed to seeing at other Inns). Sure, we were there over a holiday; but by Day 3, the sad, stale few cookies left in the display should have been tossed (if not replaced). Despite being there for 5 nights, the desserts on offer remained the same. The breakfasts varied. We were served pancakes twice; once, corn; the other buttermilk blueberry. A terribly overcooked and underseasoned frittata. An eggs benedict with asparagus (that I enjoyed until I found a hair sandwiched in between the egg and muffin). And a bagged lunch the morning we ran a race, filled with housemade granola, pastries, and some healthy bagged snacks. In addition to the main courses served, the table was always full of a bread basket of some sort (banana bread and the maple donuts, being our faves), yogurt, and typically a hot dish (a cobbler, a casserole, or cinnamon rolls, for example). You will not go hungry with these breakfasts -- there's something to suit everyone, and plenty of it! Most days, we were not even hungry by the time lunch rolled around. There's also cereal on offer all day. A selection of teas, ciders, etc, in addition to an espresso machine and port wine. If you are hankering for soda or water, you have to visit the Honor Bar, which charges a list price for items. They should really add a water cooler or pitcher to the dining area, so you don't have to pay $1 for hydration. The dining room is set for 6, and breakfast is communal at this particular B&B. They do offer multiple seating times, which you make in advance each day; we didn't have any trouble getting the times we requested. INN-KEEPERS Every staff member we interacted with was friendly and helpful in showing us around/telling us what was being served. Luke fired up the pellet-fueled fireplace for us, when we were gathering with family in the parlor. They are a young, enthusiastic crew. Relatives told us the Inn is recently under new management. So perhaps they're still finding their stride. But for the price you're paying ($150/night), bottom line: They need to step it up. read more

I'll preface this review by saying that this venue is beautiful and it really is the one I wanted. I was putting all my eggs in one basket and just knew that this was the perfect place to get married. I had some issues getting a hold of someone initially, but wrote it off thinking it was just a busy time for them. When I finally got a hold of them, I booked a tour and all seemed good. I arrived for the tour and the person who was supposed to lead the tour wasn't there; instead, a nice guy who happened to be there (although, unorganized) showed me around. I loved it and immediately started talking prices and contracts. He didn't know too much, but was quick to offer to send me information in an email. I was told the same price that was online and emailed a blank contract to look over. Not more than a week later, I tried to get a hold of someone to put down the deposit. No one answered the phone, so I left a message. Over the next three weeks, I called and left messages with the machine and sometimes with people, and I emailed several times and got no responses. Finally, today, I got a call back. Finally! Only, the girl tells me that I can put the deposit down, but they raised their prices since I first met with them. I asked if they could honor the price I was given and she VERY rudely said no and that I was "welcome to go elsewhere." What prompted that kind of treatment? They clearly were not interested in being a wedding venue in the first place and should not market themselves as such if they are this distant and disinterested. If they act like this BEFORE they have a deposit in hand, just imagine how hard they would be to work with AFTER they have your money. It's not that they raised their prices; that's fine, it's part of having a business. It's how I was treated and I wouldn't want to enter a place planning to get married with that hanging over my head. I suggest that anyone looking here for a venue move along. read more

We really had a wonderful time here. It was my boyfriend's birthday and we just stayed one night, but it was so delightful. It can get noisy at times because the doors are old and the walls are thin, so we could hear our neighbors clear as day (and when they came home wasted at 3am) but the building can't help that. Stayed in September 2014. This was my first stay at a B&B and exceeded all my expectations! The house was old and charming yet modern and chic. We stayed in the Avery Room which had a fireplace and heated bathroom floor (we didn't use this feature, but how cool!) The couple that ran the house were extremely friendly. Food was delicious, and they accommodated for vegetarians. The location was good and walkable to all things happening in Fort Collins. First time in Fort Collins and was driving throughout Colorado for the week. This was the best place we stayed all week. We were in the Meldrum room. Great Size room & bathroom. Very comfortable bed. Very quiet area (of course you can hear the train but we are sound sleepers so it never bothered us). The breakfast each morning was delicious! And the staff was super nice as well. They had some champagne, chocolate, & nuts laid out for us for our anniversary. Perfect touch! Everything was in walking distance - restaurants, bars, breweries, and shopping. Can't wait to return!!! There was a problem with their email server regarding our complaint and hot water issue which have all been addressed. The owner and guests services were more than compensatory and have made up for the issue. This is such a lovely place to stay and I have no problems giving them five stars.
