I'm on my second lease & love Edit ! I have moved units & the transition was a little difficult . This could be an easier process for the tenants. I've heard several complaints about the moving transition for current tenants this is the only complaint I can agree with . Kat & Addison are awesome ladies !! Building is always clean! Very safe for a single lady like me . I find parking easily it's only difficult Thursday,Friday, Saturday nights. Train is a block away which is so convenient for travel! I rarely need to use my vehicle. Building is very dog friendly with so so many great pups everywhere!! Which I love ! 2 Roof patio areas , roof dog park , excellent gym, great penthouse & kitchen ,outdoor bbq areas, fire pits & large workspaces for privacy in the penthouse area! Only thing missing is a pool ! All the other amenities are top notch so choose wisely ! I have had a great experience & was referred by a friend that has lived in the building for several years ! read more

PART 1 of 2 The purpose of this review is to inform anyone who may be considering whether or not EDIT is a good fit. I have gone through various alarming experiences while living at EDIT. There are so, so many issues. The building and parking garages, construction noise from 8am to 5pm, package issues despite having locked parcels. Issues within and outside the unit. ReelWorks is across the street and it can get noisy sometimes. No peace of mind is had by living here. And, it still continues as I live here... I've lived in two different units within EDIT. The 12th floor and the third floor. I decided to do a lease transfer into a larger unit. The lease transfer process was a nightmare. The communication was not there. The leasing representative was avoidant. EDIT's leasing agents and manager (one in particular) have a very pestering-type approach that is very aggravating and exhausting to deal with. The communication is on their terms and usually has an air of annoyance with a little bit of condescending. They are not accountable and are irresponsible. They will find a way to place all blame on you. There were times when I experienced some distress and discomfort within my unit. I spend a lot of time at home because I work from home. I felt as if I was being surveilled and monitored somehow from the outside and looking into my unit. I'll explain. I was blamed for the smell of marijuana smoke. There was no apology after they finally decided to accept I had nothing to do with it. The paranoia stemmed from the treatment I received from EDIT's agents and manager (one in particular). I was bothered on a daily basis with unwanted and unnecessary communication (email and phone). This lasted for about a month or so. I thought about blocking emails and phone numbers at one point. It was daily and persistent. I even said that email is my preferred method of contact but they still insisted on calling. It felt like no matter what I said or tried to do to confirm that I was not the one responsible for the smell of marijuana, they still found some way to accuse me of it. Like, asking me if I had friends over who smoked marijuana after I already said so, so many times over it was not coming from my unit...The emails and phone calls felt almost endless during that month or so...It was exhausting. I live on the third floor. The third floor smells really unpleasant from time to time. I enjoy burning incense and sage to keep my unit smelling nice. I use hand rolled, organic incense for reference... One of EDIT's managers told me that they were visiting my front door and putting their nose up to it... On one occasion, my patio door was slightly cracked open. I had just burned sage. The manager told me via email that they could see that my patio door was cracked. How they could see and from where was beyond me. My unit and patio is positioned in such a way that it would be difficult to notice... I have noticed that there are cameras placed throughout the inside and outside of the building... I decided to hang curtains over the windows for a sense of security and privacy. Most recently, I decided to block phone calls and emails from EDIT. I only view communication through the resident portal. Everytime I get an email from them it feels like I am being harassed. This building is extremely poorly managed, and I have experienced theft twice living here. The elevators are almost always broken. The garage door that "secures" the parking garage is usually broken. I'll give you the main reason why to avoid this place at all cost: it's in the middle of construction sites. It will drive you insane. If you work remote then forget it for sure. Several people have left because they work remotely and couldn't do it anymore. Don't get fooled by the good reviews, that's friends or the staff. Read the other real reviews, they're here for a reason. 1. My window was so stuck, in the first week I almost fell out trying to open it. Peoples pets also have fallen out. 2. There were shootings right behind the building, and people died. This was a regular occurrence even in the middle of the afternoon. Oh and homeless people... 3. It is close to a club, so it is so loud at night, especially on the weekends. So you have construction all day every day and then the club on top of that too. 4. If you don't pay for parking, you will be exposed to not finding parking on the weekend. I heard countless stories of Motor vehicle theft. Inside you pay and are at risk, with no liability or accountability from edit, in the street I dealt with flat tired and a smashed windshield. The same for theft of your mail. There's cameras but never released of footage because "protecting identity" now who are they protecting? It's not the tenants I promise. 5. Security is a total joke. Non existing pretty much. At some point they had a guy that was just sitting in his car on his phone all night. Overall their fob system doesn't work, food delivery was in the elevators and staircases all the time. Drunk people from rooftop private parties wondering in the hallway... I've seen it all. 6. The staff is friendly however it's as fake as can be. The biggest problem is that one person is in charge and that's a dangerous game edit is playing. I felt harassed and discriminated from early on, I was blamed for things happening in the building without any proof. They use the corporate answers and a fake smile. 7. Clique environment. Favoritism. Imagine this one tenant that got away with everything just because she told me her secret: from the day she moved in she'd go to the office kiss some a** and it totally worked. It was infuriating how unprofessional this was by the edit manager who was completely manipulated by this. 8. Make it make sense: (even I had no interest) but I received a lease renewal letter with a raised rent however the new tenant got a lower rate. This happened to several people - except for the favorites of course, or what did you expect:) one lady even got a serious raise and left after which her neighbors took over her unit for a price cut, it's mind blowing! All of the above started wearing so hard on my health due to the levels of stress, I started having heart problems and mental breakdowns. I couldn't believe that my choice of home ended up having such effect. Leaving is the best thing I ever did, I don't have to question my sanity anymore, because I realize more than ever it was the terror of living here. And I'm not the only one! I'm still in touch with few ex tenants that all left for the same reasons. 99% don't renew their lease here. People try to find lease take overs all the time or break it early. You can be close to the train station, bars and breweries but this is the price you'll pay for it. read more

Edit is a fantastic building. I have lived here for three years and have renewed my lease twice. The front office staff is fantastic, the building is always clean and has excellent amenities, and the maintenance staff is friendly, highly competent, and fast. The units are well thought out for their sizes (especially the studios), and the gym is one of the best apartment gyms in the city. The dog run is also fantastic. A few things that might make this building not work for you: If you keep possessions in your car and park them on the street. If you don't like dogs. If you like burning things (tobacco, weed, incense) in your apartment. If you expect Four Seasons service at a monthly rate comparable to the nightly rate of the Four Seasons. If you don't like riding elevators with dogs. If you don't like living in the city, where people are active 24/7 (the windows do block sound if you close them). read more

Showing The Edit some love because it deserves a higher rating! My experience is while living at Edit has been so positive!! I tell everyone I know to move here. The building is so clean and the amenities are spaces that I actually use. The rooftop is beautiful and stocked with grills, the gym is two levels with high quality equipment, plus a workspace with booths and a printer. Every apartment has floor to ceiling windows and granite counter tops. I have no complaints about my apartment! Also, walls are pretty thick - I never hear my neighbors. The staff is so kind, quick to respond, and helpful when touring-lease signing. I appreciate them over communicating when residents can expect an outage or a change. Pricing wise, we got an insane deal when we moved in January - I'm not sure what on-cycle prices looks like. Downstairs, there's a cute bar that people are always sitting in. The staff is always throwing events for residents! Lastly, the walkability from the buildings is amazing. So many shops, restaurants, parks, flee markets, galore! There's also a light rail station (3min walk) that will take you directly to the airport. Location is amazing. Only downfalls: Parking - they offer 1 parking space per unit. My roommate and I switch off parking on the street. It hasn't been a major issue but, once in a blue moon, I'll be circling the building desperate for a spot. Noise - some rooms are facing the club, Tracks. This means there's noise on the weekends. I sometimes hear a light base until 2:30am. Ear plugs have resolved this frustration for me! Overall, Edit feels like a lux space with lots of young residents! As a young woman, I feel safe in the area and building. A security guard is always staffed in the lobby at night. It's mom approved! I 100% reccomend Edit to anyone looking to make the move! read more

The amenities are great, and my favorite part of the building was the dog park and the gym. Cons: 1. I was scared to open my windows because of their windows screens. So, when you have an actual complain they are not friendly anymore. On the contrary, they use the typical corporate answer and they are cold. 8. Construction is everywhere, so you will wake up to the beautiful sound of a construction orchestra everyday( it will take a long time till they finish those projects around.) Pros: 1. Great community and they always have welcoming events. 2. Is close to all the breweries. 3. The amenities are great and everything is always clean. 4. The gym was amazing. 5. Close to downtown and plenty ways to get around. I wouldn't recommend the Edit if you can't live with the cons. read more

I'm honestly shocked that all the reviews are bad so far, which they seem like honest reviews. I've lived here for almost 6 months. But my experience so far has been amazing. I have rented other apartments in Phoenix, DC, other ones in Denver, and this has been my favorite. This is one of the only apartments in the city of Denver that you can get ahold of the leasing office and speak to an actual person every time you call. Move in- Seamless, reserved elevator and loading dock Leasing Staff- Extremely friendly, professional, and super responsive Maintinence- Friendliest and most respectful. Every time they come, they respect my time and don't enter unless given permission. That's never happened at any place I've rented. Especially with pets. Solved any issues I've had timely. Price- Expensive. But absolutely gorgeous property, gym, free fitness classes, events, etc. Parking- I've parked on the street and never had an issue finding something in the surrounding streets. Harder to find spots at night, never had to go more than one street away. Security- I appreciate the hired security guards in the lobby I've seen. I think they are there weekend late nights. Noise- My neighbors are very quiet and you can't hear noise outside besides the occasional construction noise or train. I don't notice it. Cleanliness- My floor is kept very clean. No stains. Cleaning staff regularly cleans grounds every week. Mail- Love the free package lockers Location- My fav neighborhood I've ever lived in. Plenty of breweries, bars, art, pop up events and markets. Seems like a young professional crowd all around. Not as rowdy as college areas. Crime- Yes, there's crime. This is downtown Denver. If you look up the statistics, the crime rate is nowhere near larger inner cities such as neighborhoods in Chicago and New York. But yes it's nearby. This neighborhood does feel a lot more safe than neighborhoods closer to the capital. There are no/ small amounts of homeless people and this is the cleanest part of downtown you can find. PART 2. Moving on to other events - I've had money in my resident portal account moved and charged without my consent and with no communication about it. During the lease transfer, the money in my account for the previous unit was moved and put towards the new unit. This was not a big deal except there was no communication warning me about the day the money was going to be moved and how the money was going to be distributed to cover move-in costs. So naturally, I was a bit devastated when the money was not in my portal. I had to rearrange my finances because I was not expecting for this to happen. I had a specific way I was going about it. Upon move-in, I was denied the keys to the unit and accused of not paying the move-in fees. Kind of humiliating. It was not handled in a professional manner really. There was a delay in the processing of the payment for whatever reason. Anyway, I was charged twice for the move-in fees...I let it go. I was moving that day and didn't want to create any more stress for myself...I was very annoyed though... Every month I pre-schedule my rental payment online. In the month of April, my scheduled payment was pushed to process two days before the date I scheduled it. I got an email confirming the new pay date. I originally scheduled it for the 3rd of April. The payment was cancelled and modified to process on the 1st instead. I logged into resident my portal to view the scheduled payment and I saw that my online scheduled payment had a status of "inactive" and "cancelled payment". I didn't modify the scheduled payment myself. I sent an email about it. Of course there was denial about any involvement of the modified payment and the blame was placed on me despite having receipts to show. I could go on and on...this is just the tip of the iceberg. I will say, there is only one person out of the EDIT leasing group that has been cordial, professional and better with communication while taking on the accountability and responsibility of the whole EDIT team... I am almost certain they will find a sneaky way to retaliate. For instance, by replying to this review and denying everything that I've just mentioned or pretending to care by encouraging me to call and discuss my concerns. I've been dealing with EDIT for 17 months now. Only a few more to go read more

I don't ever leave Yelp reviews but I accidentally clicked on this link while sending my friend my address and was appalled by the negative reviews I've read. It seems like a lot of the 1-2 star people are incredibly difficult people that whine & complain at every slightest inconvenience. I've lived in EDIT for coming on 2 years and about to be a third. If you enjoy a walking distance to Michelin-recognized restaurants & fun bars, an in-house cafe/bar, a great dog park, a stacked to the gills gym, and literally everything but a pool, than EDIT is for you. The staff/maintenance are great, location is perfect if you love convenience but not being in the middle of everything, and the value is pretty solid as well. 4.7/5.0 would recommend. read more

AVOID THIS BUILDING. everyone leaving good reviews are drinking buddies with the front desk staff. - The building recently increased resident electricity bills by 366% without any communication or warning. something about as occupancy goes up residents are more responsible for shared areas. it was done so in such a shady way I can't get over it so fair warning to anyone wanting to move into this building. my unit cost for electric is $18 but my total cost is $85 because of this increase. they never warned residents and in fact they're back charging us back charges for months they forgot to do the increase each month..... leading into the holidays.... nice. people live pay check to paycheck.... a 350%+ increase in any bill should be clearly communicated to people. I had to ask what all these random charges were on my account and their answer? "well when you signed your lease... theres an addendum".... fine, all well and good but you can't send an email to people saying hey this is coming? it's just such a gross way to do business and its this MO here. AC goes down? no email. Bills out of whack? no email. they refuse to take responsibility for anything so they just say nothing and only explain to the residents who notice they're being taken advantage of to email them and ask. on top of that: - the AC in my unit hasn't worked properly in 13 months. -The dog park is disgusting and they allow aggressive dogs who have already attacked to keep using it. - had several packages go missing/get stolen and their answer was "it was addressed wrong" despite me having proof it was correct - construction on every single side of the building and the only way in and out of the garages in the back is constantly blocked by trucks.... sometimes you literally can't even get out - promised a 24-hour concierge so I can hire a dog walker but never happened - the only way to get visitors in the building is to go down and get them... they never bothered to set up the front call box - people constantly get things stolen from them, and they do nothing about it. don't even have nighttime security anymore - Move out HORRIBLE experience, they tried to charge me $700 on top of keeping my entire security deposit for holes in the wall???????? sorry people hang art? My advice is steer clear of this building. Money grubbing, no care for any of the people there. They bill this place like a luxury building but its been nothing but a headache. read more

I've been a resident for over two years now and just renewed my lease for another 15 months. I have loved living here and have had zero issues with the building or staff itself. The few times I've needed maintenance were for very minor things and they come within a couple of days. The leasing office is very quick to respond with anything I reach out to them for. The building is clean and well kept. Security is fantastic here too which is huge for me being a single female living alone! If this place had a pool I would never ever leave lol. Highly recommend this place- the one star reviews are from people who want to blame Edit for their own faults and were just pissed off. read more

Not Pet Friendly. The windows are not safe for animals. I had my window cracked and my 6 month old cat who weighed less than 3 pounds fell out the window from the 7th floor and died because the screen just popped out of place. It didnt break, it didnt rip, the frame just fell down to the ground. (Mind you the windows are ground level, so any animal could walk up to them) It then took them over a month to replace my missing screen, and not even a week later, the screen is already partially dislocated again because high wind is powerful enough to knock the screens off i guess. The building is nice, and the office staff are lovely. But if you want to live in a place where you can open your windows and not fear that your animals will fall to their death. This isnt the place to live. read more

Sadly the negative reviews are accurate. You don't always hear back when you reach out with an issue or you're given a vague response that doesn't actually address or resolve the issue. I'm having an ongoing issue that has yet to be resolved. I've gotten the same vague response twice now without any actual changes. I followed up again this morning and have I yet to hear back. Edit staff often comes across as rude and condescending especially in their emails. They blame residents more than they take actual responsibility. Common areas are not cleaned regularly. There are stains on the carpeting. Almost every morning, there is dog urine in the elevator. Things regularly break or are not working. The trash chute was recently broken for 2-3 days. The water feature on the roof has been drained and covered in a tarp for at least a month now. There have been a lot of shootings outside of Edit since I moved here in July. I agree that the building is not pet friendly. There are several large dogs who the owners are unable to keep under control. If your dog is unable to safely ride in the elevator with other people/ dogs, you probably should live in a 300+ unit apartment building. I doubt I will continue living here once my lease ends. It seems like the staff is overwhelmed or maybe they just don't care. read more

Had to post a review because I am just so thrilled with this apartment and the current reviews don't do a justice as to how amazing it has really been to live here! I really feel lucky every day to be able to be apart of this community and have been here over 8 months and just absolutely love it. I am making a list here of a few of the reasons this building has made me need to renew my lease: First and foremost the community is just so wonderful, I always get happily greeted in the elevators by the other residents and it is just a great way to start and end the day on a good note. Through all of the events the building hosts there are so many opportunities to make friends which is a huge bonus if you are moving from out of state or just looking to expand your friend group. Everyone is so nice, but you can also get greeted by the cutest dogs around the building which really satisfies my need of wanting a dog but not needing to get one yet because I can get so much dog time in the elevators. Secondly, and I cannot stress this enough, the building really feels like you are living in a hotel. That is seriously what everyone says when they visit me and it feels so luxurious to have a building that always feels like a vacation. I just never thought I would be able to live somewhere so nice at my age. There are always fresh flowers around the building, it is so clean, and the whole building is just decorated so beautifully. I love using all of the common spaces to get out of my apartment and study or hang out with friends. They also decorate for holidays which seriously was so heart warming being away from your family during these times to come downstairs there be a big christmas tree with presents under it. The building management just clearly pays attention to detail in order to make this building feel like a home. The building management is just so fun and sweet. As someone who is living on their own for the first time they have made paying bills so easy and always respond to my emails promptly if I have any questions. I had ordered a package that was pretty expensive and it said it was delivered but I could not find it anywhere and was really worried I was just going to have to eat that cost. So I emailed the building management just to ask knowing that this was probably out of their control. They responded immediately with genuine concern for my little issue and were ready to jump in and help track it down. Even a week later they followed up and emailed me to see if I had seen it or if I needed any help with places to look for it. It ended up being delivered to my neighbor who so kindly texted me and left it at my door. Also, everytime I pass any of them they always say hi, Rachel is always so friendly and all of the management asks how I am doing on the elevator and make sure I am happy with everything in the building. Lastly I will just say I know people sometimes have concerns about the safety of the neighborhood, and maybe it is just because I am coming from New Orleans but I feel so insanely safe here. The area is so populated with all of the restaurants and bars in the area I never feel uncomfortable walking around the neighborhood alone or especially anywhere in the building. There is security and always people walking around and I have personally never had an issue. I do see that cars get broken into in the area which is why I invest in being able to park in the parking garage here, but that is just a problem across all of Denver. One of the biggest reasons I chose this building in the first place was because of how safe I felt when I visited for a tour. I know this was a pretty long comment so I will stop here, but seriously could not be happier with living here and I recommend it to anyone who is looking to move! I highly recommend living at Edit. The staff is friendly and empathetic to resident needs. When I bring a problem to the staff they act quickly to resolve and are proactive to identify future opportunities for improvement to control what they can. The building is well-built and I rarely hear noise between surrounding apartments which is a plus because this is not always the case when living in a city. Amenities are nice and well thought out such as the rooftop dog park, the dogwash, or the gym (the best I've ever seen in an apartment) which features flat bench, squat cages, and lots of machinery and free weights. The building is conveniently located next to plenty of shops, tasty restaurants, and cool places to make friends or show off to your family. I love that the train is a just quick walk away and I can get to the Denver airport or downtown to Union Station with ease. All in all Edit at River North has been the best apartment experience that I've ever had and I've lived at my fair share of communities in various states and cities.
