Never in all of my years of working with contractors have I had such an unfortunate experience. Work began on our house without proper permitting and without a certificate of insurance- both required by law. Work completed did not meet code as determined by both a licensed architect and the local town code enforcement officer. The code officer outlined the steps necessary to make our house a legally inhabitable space, but THS failed to assume full financial responsibility to make it right. We had to pay out of pocket for what is essentially the price of the original contract to fix these issues ourselves. THS has not returned any credit for our substantial out of pocket expenses to bring their work up to code and has not reached out to resolve the issue. It shakes me to the core that people and their companies can sleep at night with this type of behavior. Based on our family's experience I WOULD AVOID THIS BUSINESS UNDER ALL CIRCUMSTANCES.

We proactively replaced our current 24 year old roof using the Consumer Reports recommended Owens…read moreCorning Duration shingles. I recommend Frank Witz without hesitation because 1) He is a Saratoga Springs native with over 30 years of roofing expertise 2) He is an Owns Corning preferred roofer and therefore offered the Owens Corning transferable 50 year warranty for our new roof, which includes full labor for the first 10 years. At $400 extra cost, this warranty seemed reasonable to us because having it will likely increase our home's future resale value. 3) Two of our neighbors were pleased with the cost and reroofing results using Frank's service within the last month, and I was informed by one of them that Frank is the roofer of choice some of our area home builders. 4) Frank's written estimate included everything (clean up and haul away old roofing) and he was able to schedule our job within two weeks of placing our order. There were no cost overages. Frank reasonably asked for only 1/3 down by check on the day the job started with the balance to be paid after completion. He capped a white PVC plumbing exhaust vent pipe for which I provided the ventilated cap at no extra charge. 5) Athough our neighbors homes were completed in one day (with a rain delay on one of them) our roof is larger with a more complex design and took two days straight. Fortunately the rain held off, but each day had record temperatures reaching over 100° real feel! Frank assured me that his workers were used to working under those extreme conditions. He used a team of workers of Ecuadorian Indigenous extraction who were short in stature but amazingly strong, who Frank assured me were US citizens. Despite the extreme heat, they worked relentlessly, only taking hydration and lunch breaks, from the time they arrived just before 7 AM until early evening the first day and until the job was completed by late afternoon on the second day. They protected our outside patio furniture, grill, HVAC unit, and home generator with large mesh. The job site cleanup was good including using magnets to remove stray roofing nails from our lawn. They left a small pile of garbage adjacent to our driveway that Frank removed within two days of job completion. Frank returned for a walk around to examine the job and be paid the balance four days after job completion. The only concern I had was that there were some openings located between the shingles and the vinyl ceiling beneath the eaves where the "bird boxes" or "returns" on the roof were located. He told me he would have "one of his guys" stop by within a week to seal these openings to prevent wasps and birds from nesting in these areas. They returned the next business day and sealed all the openings to my satisfaction. Less than two weeks after the job was completed, epic thunderstorms with torrential rains associated with area tornadoes barreled through our town and there were no roof leaks. The Slatestone Gray color we chose has a three dimensional appearance and perfectly matched our siding and 24 year old vinyl shutters. With the new roof, our home has more "curb appeal" than it did when it was originally built! Bottom line: If you need a roof call Frank Witz.

Using a lift crane to decorate their customers home they completely blocked the street for hours and yelled at the residents to "go around the block" and at one point even gave the middle finger to two of us. Rather than say "sorry for the inconvenience and would you mind going around temporarily", they chose to be extremely rude. I find this unacceptable for a company that touts themselves as "local".

Everybody's contractor experience is unique so please read my review with this in mind…read more We moved to Saratoga in 2009 and bought a "problem" home... a Victorian which had been carved into units by owners who had little regard for the integrity of the building. Our goal was to restore it to its original liveability as a single family home. Teakwood has a reputation as expensive and our initial bid, to do everything on a wish list, was pretty high. But they worked with us and a revised bid was significantly lower and we went with them. This bid entailed a clear-eyed distinction between "need to" and "nice to" improvements so we ended up with a price we were happy with. The quality of the work, both by Teakwood carpenters and their subs, is superb. Teakwood has a philosophy of assigning a master carpenter to oversee the job and our guy, Dan Decenzo, could not be better. Josh, the guy who did a number of built-ins, is a master of his craft and we now have benches and bookcases that look like they have been there 130 years like the rest of the structure. We were offered a 1 year satisfaction guarantee and I'm prompted to write because, well over 1 year after the fact, Dan has been back recently to fix a couple minor things. Bottom line, we are really happy with Teakwood and would definitely recommend you bid out your project to them.

Previous renovations (done by another local contractor/ builder) were shoddy and allowed for major water damage that was hidden from me when I bought the house, but became apparent shortly after we started living in the house. HandyMan demo-d and removed all the water damaged flooring and sub-floor, redid the sub-floor with proper moisture barrier and heat insulation, and demo-d and and rebuilt two bathrooms in about two months. They started and finished exactly on time, and the bathrooms look amazing. Ian and Evan display high quality workmanship (flooring and tiling) and a professional, kind attitude. I also had a great experience working with the new design point-person, Petra. She was indispensable in helping me design the bathroom of my dreams, and took many trips all around the area to find the right materials and paint colors. I am thrilled with the final product and now have two perfect bathrooms, beautiful flooring that will withstand all the weather ups and downs, and a new laundry room. Finally, Steve was very professional and transparent about all the details, change orders, invoices, etc... I was always consulted before any changes were made to the original plan. Highly recommended!

I could not agree more with Nick's review. Even 3 years later, not one thing has changed and I was…read morein complete denial until I experienced everything he described. I went through it during the construction process first hand and I'm still dealing with them almost a year after signing my contract. I wish I had never done this. I was constantly stressed out and this was and is still a completely awful experience. Whoever gave this company 5 stars was clearly paid to, probably so they wouldn't have a 1 star rating. I honestly don't know how Frank can legitimately run a business like this. Not one person working for him will care about you, your family, or your situation. All they want is your money and they will say anything to get it. A perfect description, as Nick said, is over promised expectations and undelivered results. That should be their slogan. If you do choose to go with them, be prepared to: 1. Overpay for your house by thousands of dollars for pretty shitty work and low quality materials. It's what Frank calls "affordable". Do your research and the math on the outrageous upgrade costs. You will realize you're getting screwed. 2. Have zero communication between the site coordinator, operations manager, construction manager, and the construction team... you might as well kiss your blueprints goodbye because what you sign won't be followed and the things listed as standard features in your contract won't be included. I know this sounds crazy and you're saying to yourself, "how can that be?", but it really is true. 3. Have plenty of incompetent subcontractors working on your house. 75% of the guys are still learning how to do their jobs or are in training and the construction manager is never there to supervise anyone. This is because Frank is so cheap he's not willing to pay for people who actually know what they are doing. I am afraid for what is behind the walls, seriously. The day we closed on our house, we had no hot water and our dishwasher wouldn't turn on. How bad could it be, right? After being present for the necessary repairs, we found out that our hot and cold water lines were connected together and the water line to our refrigerator had never been done at all. The main electrical wiring to our dishwasher had been nearly cut in half and could have started a fire if the dishwasher was able to turn on. I thought you're supposed to have peace of mind building a new house... not so much. One more example, our neighbor's house was built 6 months before ours. Their sump pump failed a weekend when they were out of town. They came home to 2 feet of water in their basement, everything was ruined, including the furnace, and they did not have flood insurance. They had quite a battle getting that taken care of with BH. 4. Deal with their greedy real estate agent/site coordinator, Maryellen Blair. She is a complete bitch and has a serious conflict of interest with this type of home purchase. Unfortunately, she is the only tether you have to your house after you've signed the contract so get ready to deal with her for 4+ months. Be sure to have your own real estate agent with you for every single meeting. I would highly suggest one with new construction experience who will abdicate for you because Maryellen is a snake in this industry. I could not stand this woman, by the last walk through I wouldn't even speak to her, let alone shake her hand. 5. Be lied to...constantly. We were rushed into making decisions and signing off on things that were not correct. If we didn't, then we were told that we are holding up the building process. This is a complete lie because they already have their own agenda (and blueprints apparently) and the time frame in which you make your decisions has little effect on that when they are just starting to build the house. What they don't want you to know is they are rushing you so you don't look at the details. They are vague for a reason, which allows them to get away with shit behind your back and still make you pay for it at the end of the day. Clearly, I am very unhappy and I do not recommend BH to anyone. Everything I've had to go through has been a fight because nothing is ever done right the first time and no one cares about my house. I paid more than market value for it, so I've literally thrown my money out the window and I won't be going get it back anytime soon. No amount of remedies has made up for what this builder has and continues to put me through. I don't care about his reputation in the Capital Region because it is a bunch of bullshit. It is unfortunate that more people don't voice their experiences to warn others from going through this fate. He should not be allowed to lie to people and use and abuse them like they are garbage, it is absolutely disgraceful. Save yourself the aggravation and build with or buy from someone else...
