We tried to make the best of it, but the biggest issue was that there was no hot water. We reported it right away, and someone came out, looked at it, and told us it had been fixed. Unfortunately, it still didn't work. After contacting the rental company again, they were unwilling to offer a meaningful solution. Eventually, another technician came out and informed us that the water heater was actually broken and couldn't be repaired during our stay. At that point, we had no choice but to leave the house and end our vacation two days early. The only positive part of this trip was the time we spent together as a family. It's unfortunate that the condition of the home and the lack of customer service from Oregon Vacation Homes overshadowed what should have been a relaxing vacation. We cannot recommend staying with this company based on our experience.

I understand that rental properties are not hotels, things occasionally break, and photos are naturally going to present a property in its best light. But there is a significant difference between that and what we experienced here. First, the photos were almost laughable compared with the actual condition of the property. This was not a matter of flattering angles or professional photography--the reality simply did not live up to what was represented. Multiple advertised amenities were broken or unusable, and Meredith Properties showed remarkably little interest in actually fixing anything. The house had bugs and spiders throughout it, with cobwebs in multiple areas, and the overall level of upkeep was nowhere near what I would expect from a professionally managed vacation rental. The problems continued inside the house. There weren't even enough plates and glasses for the number of guests the property was supposed to accommodate. I actually CUT MY LIP on a broken glass provided in the home. The so-called essentials felt like someone had gone out and purchased an assortment of random, inexpensive items simply so they could technically say the house was stocked, rather than thoughtfully equipping a property for paying guests. But the condition of the house was only half the problem. What made this experience truly unacceptable was the response from Meredith Properties. When we raised legitimate concerns, there was seemingly no urgency or genuine desire to make things right. At one point I realized I was apparently communicating with an AI chatbot rather than even receiving the courtesy of speaking with a person about the problems we were experiencing. For a company entrusted with people's vacations--and charging real money for these properties--that level of customer service is astonishing. The overall message we received was essentially: **we have your money, these are your problems now.** And prospective guests should pay attention to something else: **read the other reviews.** I am clearly not the only guest who has had serious concerns. I wish I had given those reviews considerably more weight before booking. Again, I travel frequently and rent vacation properties all the time. I know the difference between a minor inconvenience and a genuinely bad rental experience. I also know that problems can happen at ANY property. What separates a good management company from a bad one is how they respond when those problems occur. Meredith Properties had multiple opportunities to show us that they cared about their guests and to make this experience right. In my experience, they chose not to. My advice to anyone considering one of their properties is simple: **look very carefully at the reviews, do not assume the photographs accurately represent what you will find when you arrive, and think twice before trusting Meredith Properties with your vacation.** I certainly will not make that mistake again.

Last year we stayed in the Salt and Sea which was a wonderful experience. Knowing that, we returned this year to stay in another place. This place has an incredible view of the ocean as the base of the house sits on the sand. We saw whales and many ships and boats while there. The houses are very nicely decorated and very clean. It's pretty in areas, but overall it feels more like a large, somewhat dated golf resort than the stylish Oregon coastal retreat I was expecting. The lobby and community areas are probably the prettiest part of the property, and they really do make an effort to be dog-friendly. Dogs are welcome throughout most of the lobby/common areas. They aren't allowed upstairs at The Attic, but you can order food from the restaurant and eat with your dog anywhere in the large community area downstairs, which is convenient. We did this one evening, although unfortunately we found the food itself pretty mediocre. I probably wouldn't recommend the restaurant based on the food alone, but the convenience is nice when you're staying on the property. One of the cutest touches is their daily "Yappy Hour," which starts around 3-4 p.m. and includes dog treats and bone broth. Our Pomeranian, Penny, quickly figured this out and started expecting a stop at the Yappy Hour station every single time we walked through the lobby. It's little things like this that really do make the property feel welcoming to people traveling with their dogs. Unfortunately, our first room was a completely different experience. The second we walked in, we were hit with an overwhelming cigarette smell. And I don't mean it smelled like someone had briefly smoked a cigarette in there -- it smelled like someone had been smoking in the room for their entire stay. I didn't see an option for smoking vs. non-smoking rooms when booking, so I'm not sure what happened, but it was BAD. My husband and I actually discussed just dealing with it, but ultimately the smell was so strong that we couldn't. We also wanted to make sure it was documented immediately so there was no chance we could be blamed for it. This is where I have to give a huge shoutout to Kimberly at the front desk. She was fantastic from the moment we checked in -- friendly, welcoming, and immediately giving Penny a treat. When I told her about the room, she was incredibly kind and offered to move us right away, no questions asked. If I were reviewing Kimberly alone, this would absolutely be a five-star review. Our second room was a huge improvement, although it did have a fairly strong musty smell. Ultimately, I think the rooms are just showing their age. They're pretty basic, there's nothing particularly special about them, and they could definitely benefit from a remodel or refresh. I did really appreciate that the outdoor fire pits seemed to be on almost all the time. It's such a simple thing, but it makes the property feel warm and inviting, and it's nice not having to track someone down and ask for them to be turned on. The golf amenities were another disappointment. The course closes at 5 p.m., which already felt surprisingly early, and when we went over to use the driving range around 4 p.m., it was closed despite there still being plenty of daylight. That was a huge bummer because one of the reasons I chose this property was so my husband could at least hit a bucket of balls during our stay. Overall, there are some genuinely nice things about this property, particularly if you're traveling with a dog. The common areas are beautiful, the grounds are expansive, the fire pits are inviting, and the staff we interacted with were wonderful. One of the chipboard doors we could not open at all. Would we stay here again, I don't know. It was easy to check in, easy to communicate with when you had questions.
