We purchased a house in 2011 in Emporia, VA with an underground oil tank. We were dropped from our…read morehomeowner's insurance (Farm Bureau) and given the explanation that we were dropped because we didn't have car insurance through them. We believe that we were dropped because of the oil tank. We began calling around to find another insurance provider and could not find anyone that would insure us with an underground tank in our area. We had to have it removed and we had $0 to put towards getting it removed. We called around and got into contact with someone in Richmond, VA that gave us the number for Jason Flippo at James River Environmental. They are amazing! They came to do a soil sample and determined that our tank was leaking - BAD! They then pumped out all residual oil and water from the tank and had the soil tested to be sure. When they came back to take the tank out a few weeks later, there was more oil and water in the tank that had to be pumped out. They dug up the tank (which was within about 5 feet of our house on 2 sides). They dug out a lot of contaminated soil and back-filled the hole with gravel and topped it with soil and straw. We never paid them a dime. We were never billed a dime. Jason and his company saved us big time! We got the tank out before our coverage lapsed and were able to find a new insurance provider. I would give them 10 stars if I could!

Instead they installed a controlled ventilation system and put down a vapor barrier. Their team did a great job and our crawlspace no longer smells musty and the temperature/humidity is very comfortable in there. Their pricing was very fair (cheaper than other estimates we received) and Tim was great about explaining everything and giving us an honest opinion. We are a military family, and now work for the Veterans Administration. This is not an unusual way to inspect or purchase a home for the military. Fast forward into 2024, and as we were having professionals come in, we were made aware of other deficiencies, that we were never made aware of. But the biggest problem was when we had nice weather and tried to open the row of windows along the back of the house. The rotten wood at the bottom of the casemate windows is shocking. Several are not even operational. There was no furniture in the home to block access to these windows. We have tried and tried to reach this company to find out why the inspector did not attempt to open, as per his own notes. Sent emails with pictures, and left messages. They will not respond. Which is very unprofessional. I have given them many opportunities to talk to us before leaving this review. Don't use this company. You will be very sorry, and will be wasting your money. We've shared these problems and more with our agent as well.
