I am the type of person that can get along and tolerate must anyone. However the owner of this campground is a toxic and horrible person. I've never met anyone like her....ever and hope to never again. My experience in just 3 months was a nightmare and I don't want anyone else to experience what my family and I have. On 4/11/2020 my family and I purchased a camper that was already located on a Site there. We paid 6 months lot rent in cash, for which the only receipt I was able to get was a handwritten one that I wrote up and had her sign. She refuses to give out a written lease and she doesn't give out any rules. She makes it a point to go from sight to sight gossiping and bad mouthing everyone in the campground to people that are renting. Anyone that you talk to there will tell you that they do their best to avoid her and basically hide or go the other way when they see her coming. If you rent there you will constantly stay on pins and needles worrying about what she's going to go off about next. She always references her "rules" when demanding something be done her way yet she does not give out rules and regulations. I was able to let everything roll off until she had a conversation with someone on 6/11 stating that "Had she of known my husband was black she would have never rented to us". (We are an interracial family). She then repeated that same conversation to someone else on 7/7 .She also added to it that when our lease was up she would not be renewing it due to the fact that my husband was black. On 7/12 we have a recorded conversation between her and another person in which she admits to saying what she did. She claims "it's her campground and she can rent to whoever she wants to". That's how she justifies it. She is a thief and will lie straight to your face. On July 11 I informed her we were leaving and pulling our camper out. She told me if we left before our lease was up she would pro-rate the rent and give me back the unused portion. On August 1 we tried to peacefully pack up and get out of there. While we were busting our butts taking down decks she continually harassed us throughout the day and then also refuses to pro-rate the rent and on top of that is going to lease the lot out before our lease is even up! This campground should be shut down because of how it's run. Any landlord who would make remarks like that and having no clue that it's ILLEGAL and against Fair Housing rules to even make a statement like that doesn't deserve to run a business. Run from this place as fast as you can. Don't let the cheap rental rates suck you in like it did to me. It's not worth it!

Dont pay attention to the 3 negative reviews, they are part of a small click that got the feelings hurt and in typical fashion for these clicks, left in a huff leaving a wake bad reviews.

    This was my family's second time staying at Crabtree Falls Campground. The owner, AJ, is super…read morefriendly, responsive, and helpful in reserving by phone and email. We stayed at campsites 30, 31, and 32, which are at one end of the campground and feel more secluded, farther away from the other campsites. This means your car is not right next to your site, but we didn't mind walking back and forth (slightly uphill, along a path); we recently bought a collapsible utility wagon that was super helpful in carrying big things to and from the site. The sites sit higher above the river, so it's a bit steep if you want to go down and enjoy the water, but you can do so carefully and it's well worth it. You will love sitting by your fire, listening to the rushing river and feeling like you're in the middle of nowhere, even though many luxuries like flush toilets, hot showers, and even a camp store are just steps away. No need to bring ice or firewood; the camp provides them at an added reasonable cost (but bring an axe to help break up the logs in case the wood is damp or fresh). Bring a grill-top for the firepit if you plan to cook. Keep in mind that the campsites are not very large; ask AJ when you book if your tent will fit. There's plenty to do in the area: Hike Crabtree Falls, taste beers at Devil's Backbone or Blue Mountain Breweries, enjoy ciders at Bold Rock, and next time we'll try the distilleries. Crabtree Falls is definitely my favorite campground in all of Virginia!

We always stay in the cabins (which is dog friendly) and they are always clean and super cozy. We have only stayed during the fall since there is no A/C but I can tell you that during the cooler nights the base board heat keeps you very warm. The constant sound of the creek right outside your window is soothing and a great change from a busy life. There is absolutely NO cell service so be prepared for that. Some super sweet camp cats!     We live nearby this campground and our parents stayed there in their RV for several months. Jeff…read moreis indeed as stated a terrible host. The campground has more mud than grass surrounding the pads, much of it is steep, and there are no real views. When my Father needed to be picked up to go to the hospital, the owner demanded a guest/visitor fee. We didn't even get out of the car but he wanted his money. He shut off the water if there is even a possible forecast of weather below 32F overnight. He complains about people making noise who are simply enjoying themselves, and then subjects the whole countryside to his "concerts" with terrible trumpet playing. The laundry facility was unusable for a significant period of time as he had converted it into a convalescent facility for his wife. There is a reason all of the reviews are 1 star, and it is not because all of the people who stay there are terrible people as his responses suggest. He needs to take responsibility for his actions and be more mindful he is a host, not a dictator.

You don't mind the owner taking your grandkids toys, calling it garbage, not return it and then charge you a $25 cleaning fee that he just made up. 3. You don't mind listening to the "concerts" that the owner HAS to give every Saturday. Ok, to be honest, he's not THAT bad but he does need to practice. 4. You never want to be outside laughing and giggling with your spouse as no fun is to be had in this campground. Because goodness knows, if you're play yelling and laughing back and forth about who was cheating who during the card game, he will come around and scold you like you were his child and ask you if there is a problem here? Clearly there wasn't as we were laughing and joking. I didn't realize THAT was the problem. 5. You want to live with the constant "fear" he is trying to instill in you that he is going to kick you out.....the magistrate of the county says he can't do that if you've paid your rent. Ha! 6. You never want to throw away your garbage (you only get 2 hours on 2 days of the week to do this...yep, you heard me). 7. You never need to do laundry (there is 1 washer and 1 dryer for the entire campground that you must reserve in advance). 8. You may need to use their facilities because if you have the facilities in your RV, you will not be given the code to use theirs. 9. You don't mind them upcharging you for "better" internet even after you said No, I don't want this. 10. You don't mind cutting your own grass around your RV connections by EVERY Thursday. I'll give this one to him though because if he damaged your connections, then he would owe you money, and trust me when I tell you, he's not giving you back a red cent. 11. And finally, if you stay long term, you don't mind them keeping your deposit and not giving you a final bill to tell you why. This campground was a nightmare for us. We happily left. Yes, one of our grandsons broke their tether ball. They charged us $25 to replace it and I bet it's still not replaced. Jeff, one of the owners, then came out and yelled at the other grandkids trying to "make them tell him which one did it." When I asked him not to talk to my grandchildren like that and to instead address me, he said that he had on camera which one did it. But, that's not the kids he was yelling at, I said. He said, "Well, they should've confessed!" He then said and I had a lot of complaints about you last night. I said, well your quiet hours are from 10pm until 8am and we were in the RV by 9:30pm (it was too dark to be outside), and his answer to that was, "It also says you have to be respectful of other people and you weren't respectful." Jeff also kept my grandsons pickle ball raquets and ball, and their soccer ball they had. Now, these things were right around our RV and the kids left them out for a few hours to go do something off the campsite with us and when we returned, they were gone and we were charged a "cleaning fee". We sent our grandchildren home a day early due to this and we gave our 30 day notice the day after we got there. What a shame. The campground really isn't that bad to look at and it's close to a lake to enjoy. I didn't see any happy children around in this "Family campground". So, if you don't mind all of the things I mentioned, stay there. You will probably enjoy yourself.
