Eagle rock is beautiful, the houses are well maintained, the pool is spectacular, and the beach is even better. It is keep private, so the pool is not over crowed and it is quiet. I love the poeple that live there. Dont let bad reviews get to you. Some people bought land and decided not to keep it. It is hard to sell land, if you buy the land you should build a home. It is a great place to have kids, they can safely play at the pool, since its a private community there not many strangers walking around. It is a peaceful retreat. read more

While visiting family in Eagle Rock Resort I decided to check out the Spa. I called and made an appointment for a facial. The receptionist Charli was absolutely amazing. So sweet and a tentative. I felt so comfortable the moment I walked in. Halene came to get me for my service. The room was very clean. I truly enjoyed my facial and was excited that a neck and shoulder massage was apart of the service. Halene was so kind and knowledgeable. I learned so much about my own skin in that one session. I ended up buying almost every product she used. Seriously recommend this spa. I will definitely be returning every time I come! This review covers three important points: Resort, Real Estate, and Real Estate Salesperson Robbie Maholik. DD Eagle Rock Resort: this place has plenty of amenities that is a perfect getaway from the repetitive hustle and bustle of city life. Of the plenty, I list my three favorite activities: gated entrance, drinking bourbon in your own private and luxurious spacious lodging, and the scenic peacefulness of the Blue Mountain cascades. Real Estate: There are real estate opportunities in various locations surrounding the amenities that are spread out throughout the estate. The sales agents hand you a two way radio and give you a tour. For this, its best to go when the sun is out and the roadways are free and clear of debris. My wife and I toured in Mid March 2021 during the covid 19 pandemic which is probably why there weren't much people around. Felt off the grid. Robbie Maholik (Sales Agent): Kind and mild mannered salesperson who is ready to answer your questions. I made it easy for Robbie to sell and close the deal (read further down) because I knew this kind of similar sales environment from California having been raised by two hard working real estate zeal magnates- my parents. Dad would talk about 'location location location', knowing what your amenities are around the place, getting a feel for the land, and reviewing the terms of the agreement in the purchase agreement. Back to Robbie though, more sales representatives should adopt customer service and personal skills such as those that Robbie has namely: professionalism, respect, and a man who keeps his word. As of this writing my wife and I cancelled the purchase agreement due to HOA fees resulting from unfavorable internet reviews. I have read a few of them and I have to be quite honest, of those I read they seem to come from those who were salty at the hand that were handed to them, some even enjoying the benefits for over 10 plus years or so. Know what you want, don't be afraid to speak up, have an open mind, and pray (because a hosuse note is a big deal). It's also okay to ask for more time to think about an offer. As I said we legally terminated the contract and Robbie was there to service the termination with as much concern, commitment, and consideration as when we first met. He is a rare breed. The entire experience is a 'learned' one and the comeaway is that in our world where we are about production and service there is still something we still can rely on 'an honest word' and a good deal. read more

Paradise in the woods! I absolutely enjoyed my time at Eagle Rock. Everyone there was so kind, so helpful, and I was able to book an apartment at the Sugarloaf Condos without any problems. I stayed there for the weekend with friends and my husband, and I would go back in a heartbeat. The Sugarloaf Condos were absolutely stunning inside, and you could tell that they were renovated just recently. The only thing I didn't get to do, was go to the spa. Prices were extremely reasonable, and I heard such great reviews. Definitely a must-do on my next visit. read more

I'm not sure why there are some bad reviews because my experience here was breathtaking. We rented a 3 bedroom house for 2 nights and it was so beautiful and modern. Each bedroom had a balcony and there was a balcony in the living room as well. The views were amazingly beautiful. We also went snow tubing in the resort and it was so much fun. It was very cheap, only $22. We played basketball and billiards as well. I highly recommend it here for a weekend getaway. read more

It is a huge organized ponzi scheme by Double Diamond and all the other business arms under them including UEMC, their mortgage lending arm. We submitted ourselves to the high pressure sales presentation in order to enjoy a semi free weekend. We were somewhat enchanted with the chance to join and have free skiing and golf. (We actually turned down buying a wooded lot for $30K (10 years ago) and bought a golf course lot for half that from a local realtor. Now no local realtors will even take our lot at what we paid for it soooo long ago. The ski mountain is very quiet, but incredibly short, and the lifts are ancient and slow. Golf course is nice.... Eagle Rock Resort Realty is now "listing" lots near our for $65,000. Listing isn't the same as selling, and we know formal complaints have been made to the PA Real Estate Board and The PA Attorney General to protect the poor dupes that are still being taken and losing their savings for life. This whole deal reminds us of timeshare traps. Get you in and force you to pay escalating HOA fees forever, and God forbid you leave this to your children. read more

I am not giving it 5 stars, because Eagle Rock is a small oasis, with not much charm nearby outside the resort, unless you drive 30 minutes. I had to post a comment, because many comments are not fair. I also purchased a lot on 2007, and have not built yet. I agree, these lots are not an investment. You may get a lot at a much lower price if you buy from a previous owner. For us, life got on the way and have hesitated to build a vacation home. It is an amazing place, though. When we got on it, we got full disclosure about the HOA and taxes. There is no piece of land in the northeast where you can own without paying taxes. PA taxes are pretty low compared to neighboring NY or NJ. For HOA you have access to multiple ammenities, swimming pools, lake, canoeing, spa, horses, skiing, a few rounds of golf at no cost, etc. The place is gorgeous and 4 season resort. The lake is small, the place is peaceful, not crowded, the ski slopes are modest, with snow making machines, but never crowded, food is amazing, employees are courteous. We have built many happy memories over the years with our kids and family. read more

If you are looking to buy here, DON'T DO IT! This place is scamming, they sale you the lot and tell you that you don't have to pay school taxes, you don't pay maintenance first year. As soon you close, bills start coming for all that they said you don't pay. What's worse, they sale you land with tax lean that wasn't pay for year before you own it and you have to pay that tax. I didn't know this until I ask to sale the land and they told me I owe taxes for year that I didn't have the lot. This place is good to stay away, people are walking away from the lots, because of scamming that is involved and dishonesty, starting with asking agent and everyone else. Bought a lot there 15 years ago. Eagle Rock Realty has 100 lots for resale, including ones right next to mine. Their listing price? $65,000. What the local real estate companies estimate the value at? $20-24,000. AND of the 5 local real estate companies I contacted, only one of them would even consider listing my lot. My golf course lot has been for sale for 10 years, at HALF of what the Resort tells people they are worth. The PA Attorney General has been notified. I met one owner on Craigslist who tried to give his lot away to charity, and they refused to take it. read more

Complete scam. Purchased a lot in 2007 and cannot sell even though I have been trying to since 2010. Same experience as all other people who have posted here. The sales tactics by their team were completely fraudulent. Purchased a lot for 48k, was told that in the past 10 years most people that purchased at that price point were able to sell for somewhere between 1.5-2x what they paid, if they wanted. Sounds like fraud in the inducement to me, although I admit I am not a lawyer. Like everyone else on here, I now pay thousands in maintenance fees and taxes on a lot of land without a house on it. The maintenance fees have nearly doubled in the last eight years. I went from paying $385 every 6 months in maintenance when I first bought. That fee is up to $650 now every 6 months. Yes, Nina the Business manager who posts on here, I know what the maintenance fees cover. No need to enlighten any other owner or myself on this forum. And yes Nina, I have contacted the business office a long time ago for assistance in selling, and they have provided ZERO. I am now listed on the market for less than half of what I paid and I still can't sell. I've reported this company to the PA AG's office, which did absolutely nothing, but I encourage all other owners to do the same. This company should not be allowed to get away with such fraud. Fraudulent sales tactics. Forces you to buy and promises that they will help sell it but won't. Scammers Don't buy, Not an investment, lot is sold at an overblown price and value plummets as soon as you sign the contract. Charges you for maintenance and property taxes which they did not divulge to us when they made the sales pitch. They said that we will be charged a sales tax when we buy; charge a maintenance fee and start paying schoold and property taxes when we use the facilities and have built a house. Now the county has sent us a letter citing that they will put our property under auction and file lawsuit against us because we owe them taxes. This is a very fraudulent company that need to be stopped. I would rather pay a lawyer and start a class action lawsuit against them. The same company has been charged in Texas and they practice in fraudulent tactics, if enough people band together we can definitely teach this company a lesson. Please comment below if you are a victim of this company's evil ways and would wish to file a civil suit against them. Here's a follow up. I received a letter from Dirk Berger a lawyer for Eagle Rock, the content reminds me very much of the news about lawyers doing everything to defend their corporate lords. He dares to claim that my review is misleading and has erroneous content, that my post is a false misrepresentation. Those are all his company's qualities, talk about a classic defense mechanism, denial and projection yikes. I have a lot of people who would testify on behalf of my case and theirs, we were in the same room when all those promises were made, knowingly well before hand that all the claims they gave in their sales spill were false, they will all testify that I asked some questions about the land being an investment and their claim that the land has been steadily been going up in value. This is probably the worst vacation experience I've ever had we'll start with the mountain experience. So we show up to the ticket counter at around 330. We need two lift tickets and one rental, so my wife is talking to the man behind the counter and he immediately demands to see who the resident is in our group. So we show him our pass that was given to us by a friend who owns land on the resort. He nastily says that we can't ski for free. Like we're some freeloaders not good enough to be at their crappy mountain. So I angrily tell the guy that no one wanted anything for free we want to pay to snowboard and that was what we said in the beginning as well needless to say that had already begun the bad feelings towards this resort. Now the actual trails had MUD PATCHES AND WERE ENTIRELY ICE AND THE LIFT RIDE WAS THREE TIMES AS LONG AS THE TRAILS. What a waste of money. After we finish boarding me my wife and family head to the restaurant at the resort. The hostess rudely tells my mother in law that THERE IS NO ROOM FOR US AT THE RESTAURANT! Not there's a wait short or long no, she basically told us we weren't welcome. But we were hungry so we try and order to go. We were not attended to or asked if we needed help as we stood there for over 20 minutes. A waitress tells my wife to move out of her way... verbatim. So we leave pretty upset. Needless to say the managers are as bad as the work force incredibly rude. Now to the house we stayed at. Beautiful home absolutely gorgeous property full and modern furnishing. Sounds great right except the owners demanded we leave before check out time at 1pm so they could have a cleaning service come for their next guests. Understandable except in the houseguest rule book they have its required that you talk out the trash strip the beds and bring the linens to the basement and practically clean the whole house. That just didn't sit well with me leaving my vacation early for the home to be cleaned... that I was required to clean. Again no problem cleaning my mess it's having to leave early due to maid service coming even though the cleaning was our responsibility in the first place. And it made me feel like the owners considered the next guests money greener than ours. Conclusively this is absolutely the worst vacation experience I've ever had and I wouldn't recommend, nor ever return to eagle rock resort again in my life. Not even if they payed me. read more

This review is to advise people who want to buy a piece of land at this community to ask for a HARD COPY of the property report, access to computer to retrieve property report and TAKE the time to read before signing off on the loan. Their fraudulent and deceptive practice involves giving potential buyers a flash drive in lieu of a hard copy of the property report. Giving the flash drive with no computer access allows those crooks to allege the property report was provided. Please note the mortgage company servicing the loan requires that potential buyers READ first the property report. Why? Because the property report graphically, vividly explain the risks involving when buying this parcel of land. So by the time, a landowner reads the property report of the land, if ever, is too late to back up of the loan leaving the landowner stuck with a piece of land with no value/equity and that would be extremely hard to sell. I and my husband was convinced by a friend to buy a lot from this place, I must say that this is the worst mistake We have ever made. First the sales representative gave us the impression that this is an investment, but of course that's what owning a property should be, but since we bought this lot 5 years ago it has been from school tax, to this tax and that tax, all we do is pay this and pay that. This we never knew existed before we bought the lot. To add salt to injury every year they send paper for tax return, we keep seeing just about a $1000 as all we have paid for the past 5 years. My husband approximately $300 - $500 every month. Just recently we got a a mail telling us that we are back on school tax and some other tax. They threatened To put the property up for Auction which actually happened but they claimed it did not sale and will be up again in February of 2020. We wanted to know what tax it was because my husband is very meticulous with making payments. It turns out that that when we move and called for change of address, they claimed their computer was hacked and so were sending the bills to the old address because our information has not been updated. We asked for how much the property was going for, they said it was for $3000 just enough to recover the back tax, my husband out of curiosity asked if we will be getting anything after the sales, the person on the other side categorically said NO. That was the most ridiculous thing I have ever heard. This is just a little bit of our experience with owing this lot at this resort. At one time I was so angry at how much my husband was paying for this lot. So I took it upon myself to call asking them to sell the lot. But the lady I got on the phone told me, I have to get my own realtor because they cannot do that for us. Her reason is because they have their own properties to sell first. Saying that buying this property has been a nightmare and scam is simply putting it mildly. This is our worst experience so far. I am not sure how we will get out of this mess. This is the first time I see that buying a property is a loss and not a gain. From the moment you buy this property, the value nose dives. I will never advice anyone to get involved with this place. Well long story short - ski slopes always closed, golf passes you can't even give away. Investment on the lot, to this day returns nothing. A friend that has property in Eagle Rock Resorts gave us a Gift Card to introduce us to the Community & its amenities. After having appointments for my mom & I at the Spa, we went to check out & were informed that we could not use our gift card unless the person who's name came up when swiped (Resident/Purchaser) was physically there, some corporate policy that Gift Cards are non-transferable (Not stated on the card we had or the envelopes the cards were in). Spa Manager was called & would not budge that it's a corporate policy, so I ended up paying for services that were supposed to be a gift!! Monday, I contacted Corporate Customer Service who confirmed there is a corporate policy for gift cards offered through sales promotions & there's nothing they can do, but I should take it up with the manager at the spa, putting us into a total run around!!!! How am I supposed to know where my friend received / purchased the card she gave to me as a gift? What kid of nonsense policy doesn't recognize a gift card that brings additional revenue and recommendations into your establishment? What kind of business has such unethical policies as to lure potential customers in with a gift card only for it not to be accepted? What poor customer service policies put the customers in such a loop that only builds frustration and sours one's experience? Unfortunately, I have to return this gift card to my friend and express my disappointment and frustrations with this whole situation. How embarrassing for her that something she gave, in good faith, as a gift for a nice weekend with my family was unable to be utilized. I have already taken to social media platforms to inform potential customers that Eagle Rock Resorts is not a place they should consider for their vacation rentals or second home purchases. In doing so, I have found many other dissatisfied customers and residents who are already looking to sell their homes. Based on this experience, I never will return or recommend anything to do with Eagle Rock Resort. Walk up to the service desk and they're like "you need to go in the other room and get the waiver to sign and bring it to us". Mind you, there are 3 people working and no line...now I understand why there was no line, the place is horrible! I paid $40 to ski on a dirt hill covered by a sheet of ice. The plus is that it's not crowded. Sure if you're just beginning it's nice to avoid the crowds, however it's also very easy to get injured when you're skiing on ice. I would only recommend this resort after a decent snowfall since it doesn't seem like they make much of their own. Otherwise, personally, I would prefer to pay the extra ten dollars and drive an extra hour to go to a bigger resort with better conditions and trails. read more

All I can say is wow.... Been here a few times in the fall and winter, awesome skiing and world class foliage, got some amazing pictures. But I visited for the first time in summer recently and it was incredible. The beach was the perfect amount of busy but not crowded with views of the mountains all around. Took the boats, that were provided at no charge, out and had a blast on the water. After we worked up appetite in the sun we visited the clubhouse for an early seafood dinner. The golf course was beautiful and the dining room has a great view of it. Food took a little while to arrive but after we inquired about the wait we were told that everything was made fresh by their professional chef on staff. When it did arrive it was clear that it was; amazing! Some restaurants can get a table full of dinners served in 15 minutes, this isn't that kind of pace, nothing frozen or heated up here. A great day capped with a great evening spent enjoying some cocktails and the breathtaking views from the hotel. This place is a real gem and breath of fresh air, literally. Eagle Rock may be one of the most overlooked ski resorts around... and this is a good thing if you ski there! There are 17 runs, mostly green and black. Intermediate and terrain / snowboard is light, but if you're a beginning or advanced skiier, that's okay. The lifts are old and a bit slow, but there is almost never much of line for the lifts and the trails are generally uncrowded. If you are looking for a place to learn to ski, this is it. Ski lessons are about $30-$40, ski / snowboard rentals around $30. Given that there's not much crowd, it's a great place. The ski lodges have good quality food and bars at the top and bottom. these people are lying crooks. their lots are worthless. no appreciation in value. no way to sell them. they offered me a worthless time share worth a 20th of what i paid for my lot. yearly increasing maintenace costs and taxes. THIS IS A SCAM, A RIPOFF. eagle rock is a despicable shakedown. RUNNNNN!!!!! do nor buy into this scam. they have been shaking me down since 2007 on a lot I paid 40k for. I was offered one grand for it by some scam outfit probably connected with eagle rock to resell it again to their next victim. This scam needs to be shutdown ASAP! read more
