Well let me start by rating the employee vs. the company. However, as a business woman, I want to point out that your business is only as good as your employees. #sammimoserwingo was my property manager/point person at DWM. I was a model tenant for 2 years. The owner of the home I leased in Woodside, CA, died and negotiatong a few extra months with Sammi/the heirs of the property beyond my lease end, was antagonistic to say the least. They decided to sell the property, no problem with that, but #sammimoserwingo , greedy b**ch that she is raised my rent $300 at lease end for a few extra months- THAT was so unacceptable and unwarranted. Sammi is petty, inept, greedy and unprofessional. She pointed out "a hair" in the shower and stated that the house was not clean after I had spent $500 to hire 2 cleaners upon move out. She disputed the fact that I paid the cleaners cash (via Zelle with a screenshot) and she said that she required an invoice. Then she subtracted $675 from my deposit for "window cleaning". The house is 100 yeard old, some things never look clean, like wood framed windows on wood tracks. This #dwmproperties employee is petty, greedy inept and extremely unprofessional because she took basic business negotiatons and advocacy for one's rights (mine as a model tenant) personally and stooped to retaliatory action with my depost refund subtracting $675 for cleaning. Furthermore, curtains and curtain rods left behind, plants left behind, she said she would have the heirs reimburse me for leaving them behind because the beautifued the property. Liar, self-serving, petty, inept "professional". I guess she was desperately, at the cost of a model tenant's standing in the scope of things, trying to secure the listing of the property. read more

DWM Property Management operates on unethnical business practices. 1.) The lack of hot water for three days, with the only solution provided being "boil water to bathe the kids" on 9/23/23 at 2:05 PM by Rita Maria DeVine CalBRE#1941945, is unacceptable. 2.) DWM levied exaggerated move-out costs, misrepresenting regular wear and tear as damage. Line Item Deductions by DWM Properties: "$143.65 - Handyman repair; replace burned-out bulb." DWM should have cited which light bulb and which room. DWM failed to provide documentation that the light bulb wasn't working on 2/14/24 from our walk-through with Sammi Moser-Wingo (DRE #01949758). Sammi never once mentioned any light bulbs not working. DWM claimed one light bulb wasn't working, but they charged me for two light bulbs. Changing one light bulb doesn't cost $143.65. DWM charged me $100 for a full hour of service charge and work appraisal. Changing ONE light bulb does not take one full hour, and changing a light bulb does not take appraisal. "$1,495.00 - Flooring repair for large scratch in the dining room." The "Large Scratch" does not take up the entire dining room. DWM failed to provide the scratch dimensions, so they charged me to refinish the whole dining room (130 square feet). "$650.00 - Replace dead grass in the front lawn with new sod." DWM has paid for the garden and lawn maintenance throughout my tenancy. According to Rita DeVine, if the gardener has noticed this patch of grass for a "couple of weeks" to the accusation of "several weeks," why didn't the gardener & DWM notify us and fix this? This is not a tenant issue, especially since DWM's gardener knew about it and refused to disclose it. "$375.00 - Cleaning and hauling." DWM should have explained why they charged me to haul away items that came with the house. They charged me for cleaning despite my family receiving the house with dirt, leaves, and garbage. These are absolutely THE WORST people you can possibly deal with. They are all about the owner of the property and treat the tenants the worst I have ever ever ever been treated. So poorly! They flat out only care about the property owner (since that's who pays them each month) and could care less about us tenants. Trying to deal with these folks in any issue, even if its really small, they just ignore you and don't respond. Just a waste of time and I have been a renter for over 20 years, worst property management company I've come across. Just terrible, terrible, terrible, AVOID. read more

Horrible horrible company. I applied for a rental property and paid the application fee and not once did someone call me to tell me anything, if I was approved or if The unit went to another person. I called them weeks after and Randy said "oh sorry no one ever reached out but we have another person signing the lease tomorrow" ZERO communication from this property management company. My advice for renters, do not submit an application with this company they will take your money and not communicate with you at all. As for the owners, do your research before you use this company, read the other reviews of many unhappy tenants. There are so many other property management companies that put BOTH owners and tenants first, I suggest trying those businesses. read more

Lived in one of the rentals they managed for 2 years. Like some of the other reviews they do seem to care more for owners then tenants. They were in such a rush to find a tenant for the property that they didn't really take care of repairs prior to me moving in. I was forced to take time off for repairs that easily could have been done prior to my move in. It also didn't look like it had been cleaned prior to my move in. I bought a house with 3 months remaining on my lease in the hopes they would work with me and help find a new tenant. I thought they'd be willing to end the lease a month or two early but they weren't. i had to pay for two months of a property i wasn't living in. They said they'd try and find new tenants so i wouldn't have to pay for the remainder of the lease. They waited until my 30 day notice was nearly up to even list the property even though it was available for two weeks after i gave it to them. I also feel like they were extremely picky with finding new tenants since they knew they were guaranteed rent for the next two months. Several people had reached out to me since i posted it on social media and elsewhere and was getting interest. Communication wasn't the best either with this company. Often I'd have to call or text multiple times to get a response for repairs. I felt like the customer service was something to be desired. As a renter I'd enter an agreement with them with some caution. read more

I had a worse experience with DWM properties recently. They already had an application for a particular condo at the same time they were doing open house and collecting more application ... when I reached out to Cecily , she told me that my application was not being considered as they had already finalised ... I am wondering if that was ethical on DWM side to collect application and not refund my money . Apparently I was the only second applicant as far as what I understood from my conversation and they did not even felt a need to look at my application . Clearly this was not fair .. We've had one dealing with Randy at DWM and it was kind of straight out of HBO's Silicon Valley. He came recommended from a long-time friend whose judgement of people and the local property market I really respect. We were interested in a property that DWM had on the market for 125 days and had a just reduced the price $200 / mth. House needed some TLC. Overgrown yard, dated appliances and finishes, grimy wall-to-wall carpet. Meanwhile, comps on better streets with better yards and finishes are going for $3-400 less per month. DWM wrote us a strange email after he received our financial data: "The owners want the rent to be $x [$200 more than advertised] for the new lease. So if you would like to retract your applications I can refund your application fees. If you're ok with the new price of $x that is great and we can move forward." Benefit of the doubt? Either DWM is complicit with a shady owner, or it was DWM's idea to jack up the price ($4800 on a two year contract) after getting our data. Either case it's bait & switch, and I'd recommend taking your business elsewhere. read more

We had an appointment with Kristin to see one of the rental properties they were representing. . She never showed up. We left a few voice messages and also a text message. One week later and we never received any sort of response. I understand that things happen but to never even bother to follow up is totally unprofessional. Look at the other reviews and take notice. This is not a company you want to deal with. As a property owner who utilized this company to manage our rental, I have never been more disgusted by a business partner and their lack of competence. We took our property off the rental market only to utterly SHOCKED and DISMAYED at the condition of the home. What was once a sparkling home was now a house that had so many dents and nicks that the entire house had to be repainted - walls, ceilings, cabinetry, doors... you name it. There were actually things stuck to the ceiling that were just shrugged off by DWM. "It's just normal wear and tear." A red crayon was smeared into the wall. HUGE chips in the baseboards were made. Their response: "It was a pandemic, the tenants' kids were home the entire year so it's normal wear and tear." You've got to be kidding me. I had a 30 (yes thirty!) page document with photos of the damage that basically went ignored by this "management" company. Calls to my liaison at DWM were slow to be answered. Forget about emailing. I had to call the main office and complain so many times that I lost count. I even attempted to escalate my concerns with the owner - Don. I left two messages for him which he never returned. That is one indication of how much they care about customer service. I absolutely do NOT recommend you use this company if you're looking for a competent rental manager for your home. I had to fight tooth and nail for every penny in terms of reimbursement, of which I received very little. read more

I agree with the other one star reviews. The staff is incredibly rude and unhelpful. I've been trying to schedule a tour of a property for weeks.... The man I spoke with by phone was rude and said, "I'm sure someone will get back to you if you emailed" and offered no further assistance. I was offered a single showing time and told to contact them again if I want to schedule another time. Contact you again for what? As a potential tenant/client shouldn't DWM contact me to follow up? DWM properties is shockingly rude to deal with ! As a prospective renters they have no respect for your time and have an approach which is my way or highway. Asked for House tour scheduling and was told there is just one time that they can offer and I should make it at that time rudely - they cannot provide alternatives. We had a very positive experience with DWM. We lived in a Los Gatos single family home managed by DWM for 16 months. Our family rented the home and moved in during the late summer (the crazy time of year for rentals here, right before the schools start) and DWM's professionalism stood out. We were school district-driven and we chased ads all over town, but by the time an ad was posted there were always already several applications pending. My wife looked at another DWM property and had the foresight to ask what else they had coming available. DWM mentioned our house with the caveat that it wasn't yet ready to show, but my wife previewed it and we had an application in immediately. DWM addressed the most dire renovation needs just like they said they would, and they processed our application and produced the lease without incident. The good service continued during our occupancy as well. They had service providers on speed dial, and when we needed help, the required trades were dispatched quickly. The home was tired, so lots of things came up when we lived there. We ultimately moved out before our renewed lease was up, and while their client's (the owner's) unreasonable expectations (in our opinion) put DWM in a difficult position, everything worked out fine for everyone in the end. We own our own home now and if we needed to move and decided to rent out our place, we'd probably ask DWM to manage it. DWM is in a tough business in a high-stress housing-deprived market, but they were consistently responsive, helpful, diligent, compassionate and honest, even when our interests diverged. This review is for Nicole Abbott who went above and beyond for both myself (the new renter) and the property owner. She was professional, confident, and kind. The owner thinks the world of Nicole, and I can see why. She treats the house as if it is her own, she takes pride in what she does, works well within what the owner is willing to do, and seems to proactively communicate tenants rights to avoid conflict. As a former home owner, I would absolutely trust Nicole to manage my home. I am very unhappy with my experience with DWM properties. It takes extremely long times to get responses on our service requests. My roommates and I splurged for a rental with a hot tub in the back yard and it has only successfully worked for a few days during our occupancy thus far. The property owners do not seem to look out for their tenant's best interests. Homes using this property management company may have issues that were not documented in their walkthroughs. Issues may persist from the previous tenants and are not addressed before new tenants move in. read more

Everyone working for DWM properties is useless. I have never had a good experience with anyone working there. I emailed to set up a showing, and then emailed again when I received no response. I then called to set up a showing, they then confirmed my showing appt, and when I took time off work to view a property, they never showed. Of course, when I called the office I could not get a hold of anyone. Needless to say I rented elsewhere. My second experience with DWM happened yesterday, when I called the office to inquire about a rental property. The woman who answered the phone struggled to form a proper sentence, and then would pause for a good 15 seconds before answering a simple question...I thought we were disconnected. Then when she confirmed a time to view the property, she made sure that I knew that a showing was "only 15 minutes, that's all" Did she think I was going to take up more of her valuable time? Who takes more than 15 minutes to view a property? That was the most useless information she could have given me. If you can avoid renting a unit from these guys I would! read more

I've been a customer of DWM for 2 years now, and have had a very positive experience working with their agents. Erin and Michelle are very good about maintaining communication with me about property issues, and they have shown flexibility that other larger companies might not be able to. One important thing to note is that not all of the property owners they represent are all that great. However, the agents are very aware of who the good/bad owners are, and will help guide you towards a situation that will work best for you. Also, as W J said, they have been very good about deposits, and actually returned my entire deposit from the first year as well. read more

I've lived in DWM run properties for 3 years now. When I first moved in they refused to clean the windows of bird sheet and the light fixtures of dead bees. I took extensive pictures hoping to someday recoup my deposit. They rent a unit in the front to a drug addict on SSI, let cats room and crap all over the place. Aside from living in the ghetto, I had to stop paying rent to get my service requests answered. I spoke to the owner of the property and a city inspector who suggested hiring another agency. Apparently they haven't gotten around to it. DWM moved their office location from Campbell to Los Gatos without so much as a post-it. Imagine the frustration of having rent returned to sender. They then set up an on-line rent paying site which charges a whopping 10% fee to pay with credit card. DWM then changed the web site portal without notification making logging into the site impossible, again without notification. Basically; they never respond to service requests, can't be bothered to notify you when they move, are un-responsive to phone calls, and have a snotty attitude when you finally get a hold of them. read more

Outstanding customer service! Shout out to Randy who successfully navigated the landlord waters with us! Our rental unit had been occupied by the same tenant for 14 years! Needless to say, there was quite a bit of work to do to get it ready to rent again. Randy provided excellent contact info for the various contractors and continuously checked on how things were going. He had excellent tenant prospects and had the unit rented within days of it being ready, all the while making sure we understood and participated in the process. We would recommend working with Sammi as she is excellent with people and seems to genuinely care about them. DWM worked with us as we needed to move in before the rental property would be vacant and DWM made that happen. Writing this review as a tenant. We recently moved out of our rental house after 16 months. Nicole and the team were very responsive to all of our inquiries and repair requests, and handled things in a very professional manner. When we moved out, Nicole acted as a very fair liaison between owners and we, the tenants, and advocated for the best and most correct resolution upon move-out. The office is very knowledgeable about tenant/landlord law and obeys those laws carefully, even educating owners and tenants about the laws as well. It's helpful to have managers who are knowledgable in this area especially in this region. The management website is very easy to use to upload documents, make requests, and to schedule convenient recurring rent payments. If we were owners looking for property managers, we would use DWM to manage our property. read more

After meeting with 4 different property management companies in Los Gatos, I chose DWM because it's small and family run and I immediately felt it was the right choice. They were extremely responsive and trustworthy from day one. They made great suggestions as to getting our home ready to lease and had our best interests at heart. We have moved overseas and are leasing out our beautiful Los Gatos home with the help of DWM. I have no doubt that our home and tenants will be well cared for while we are away.
